A desert-chic retreat where design-forward interiors meet sun-soaked backyard bliss, The Riley offers the perfect balance of relaxation and entertainment in the heart of Indio. This four-bedroom home welcomes up to 10 guests with curated style, luxe furnishings, and private outdoor amenities ideal for group getaways or laid-back family escapes.  
  
Inside, a modern open-concept layout creates effortless flow from the spacious living room—complete with a plush sectional and flat-screen TV—to a striking chef’s kitchen with premium appliances, deep green cabinetry, and a large breakfast bar with seating for five. Gather for meals at the stylish dining table for eight, or take things al fresco at the outdoor round-top table under the covered patio.  
  
When it’s time to unwind, four beautifully appointed bedrooms—three with king beds, one with a queen—promise hotel-level comfort. The primary suite is a serene escape, featuring a king bed, spa-like ensuite bathroom with a walk-in shower and soaking tub, plus a cozy twin daybed for added sleeping space.  
  
Out back, the private pool and bubbling hot tub are surrounded by lush landscaping, chaise lounges, and a shaded lounge area for sipping cocktails at golden hour. Fire up the BBQ for casual nights in, or head just minutes out to explore Coachella Valley’s most iconic experiences—from the Empire Polo Club and Stagecoach Festival to golf courses, casinos, and scenic hiking trails.

Please Note – Community Access  
While The Riley is located within a private community, guests do not have access to the community pool, spa, tennis courts, or gym, as these amenities are reserved for homeowners.  
  
Guests are welcome to enjoy any areas open to the general public at The Indian Palms Country Club & Resort, including the restaurant and golf course (no special discounts for vacation rental guests).  
  
You’re also welcome to take walks around the community, but please refrain from walking on golf cart pathways.  
  
AvantStay provides a personalized hospitality experience to elevate your stay. With our Concierge Service, guests have access to our tech-enabled services like fridge stocking, private chefs, massages, transportation, special occasion celebrations, baby gear rentals, ski gear, beach gear, and more. Home Truths:  
\- This home allows up to 2 pets for a fee; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet.  
\- Pool heating is available for an additional $150 per night.  
\- Tesla charger available (not compatible with non-Tesla EVs).  
\- No events, parties, or large gatherings permitted  
\- Only registered guests allowed on the property  
\- A rod iron pool fence w/gate can be requested through concierge. Request requires at least one week in advance to confirm availability with local vendor. Guests should budget approximately $850, depending on pool size and logistics.  
  
Parking Details:  
\- Parking for up to 3 cars: 1 in the garage, 2 in the driveway (no overnight street parking)  
  
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.  
  
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.  
  
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.  
  
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.  
  
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.  
  
IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.  
  
We report and prosecute all Credit Card Fraud.

#### Perfect Stay for a Tennis Getaway!

We had a fantastic stay at this super cute home while attending the Indian Wells tennis tournament. The house was spotless upon arrival, and we immediately felt comfortable. The kitchen and great room were perfect for our group of four women to relax and hang out after long days at the tournament. The location was ideal—an easy drive to the event, as well as grocery stores and great restaurants. The neighborhood was quiet and peaceful, making for a restful stay. While we didn’t use the pool, it looked beautiful and well-maintained. We would absolutely stay here again!
