The Space:  
Welcome to our charming carriage house, a unique and comfortable retreat in the heart of Indianapolis! A carriage house, traditionally, is a secondary dwelling located on the same property as a main house. Originally designed to store horse-drawn carriages, these historic structures have been beautifully repurposed for modern living. Our carriage house, built in 2025, offers all the modern comforts while retaining the historical charm and character of traditional carriage houses. The main house is a seperate Airbnb but are private from one another.   
  
Property Features:  
  
Parking: You'll have access to street parking only and must take a nice dedicated pathway around the house to the carriage house. See pics.  
  
Living Area: Ascend the stairs to the second floor, where you'll find a living room featuring a cozy leather pull-out sofa and a 55-inch TV for your entertainment.  
  
Kitchen: The fully stocked kitchen is equipped with everything you need to prepare meals, including complimentary coffee to start your mornings right.  
  
Bedroom: The bedroom boasts one queen beds with luxurious 12-inch thick mattresses. The bed is adorned with four pillows—two memory foam and two goose feather pillows—to ensure a restful night's sleep.  
  
Bathroom: Off the living room, you'll find a full bathroom stocked with all the essentials and oversized bath towels for your comfort.  
  
Our new-build carriage house, constructed in 2025, is ideally situated near the Indianapolis convention center, Lucas Oil Stadium, Gainbridge Fieldhouse, the $300M Bottleworks District, and the vibrant Mass Ave. Enjoy the perfect blend of historic charm and modern amenities in a prime location. Guest Access:  
Guest will have full access to the private carriage house.  
  
Getting Around:  
Short uber, scooter or walk from countless activities.  
  
Other Things to Note:  
While we allow up to 4 guests, it is up to the group to decide if their group size will fit comfortably. Please read and understand the layout of the house.   
  
PLEASE PROVIDE AN AFFIRMATIVE RESPONSE TO THE FOLLOWING:  
  
• Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine)  
• NO smoking inside the house or garage. Smoking outside is completely ok. ($500 fine)  
• NO use of firearms or fireworks on the premises. ($500 fine)  
• All damage will be considered intentional/reckless if not reported via email/messenger or phone.  
• No pets - $500 fine  
•A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Shit happens and we are not here to nickel and dime you. This is meant for reckless activity.  
• No bookings for guest under the age of 25  
• You are limited to the number of guests on the reservation plus 2\. If you would like more just confirm first.  
• Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($40/hour fine)  
  
Check out instructions:   
  
1\. Beds - Please strip all used beds or leave them unmade. If you choose to strip the bed, place the sheets on the mattress or in the laundry basket (if provided).   
2\. Dishes - Ensure all dishes are washed. Running the dishwasher is perfectly acceptable; just make sure to remove any food from the dishes before starting it.   
3\. Trash - Gather and throw away all trash. Extra trash bags are located at the bottom of the trash can or under the sink.   
4\. Refrigerator - Dispose of any leftover food in the refrigerator. Our cleaners will take any unopened food, beer, or water.   
5\. Towels (Optional but Appreciated) - If possible, please start a load of used towels in the washer. Use bleach on white loads only and use laundry detergent, and run the washer on hot.   
6\. Early Checkout - If you check out early, please send us a message so we can send our cleaners over. We will also send a message tomorrow; if you will be there until checkout time, feel free to ignore it.
