All amenities can be used by guests, please be respectful of others while using shared amenities.
Use of Common Amenities:
*Guests must submit a request at least a day or two prior to accessing the common amenities. Your request needs to review and schedule with the building management.
*Maximum of 2 guests at a time per unit can access the common areas such as Fitness Centre, and Business Centre for a max of 2 hours per day. Please observe discipline and respect at all times when using the common amenities to not inconvenience others.
*Unauthorized access or no prior approval is subject to a fine of $100/per person per day.
* Any damage to common amenities will incur a charge of a minimum of $150.
* Only registered guests can use the amenities. No outsiders and visitors are allowed.
* CCTVs and 24/7 security monitoring are in place to ensure compliance from everyone.
* Amenities are not for commercial use.

MAIL & PACKAGE DELIVERY
We discourage direct delivery to the building/apartment. It is recommended to make use of a nearby pickup/drop-off location to guarantee receipt of your mail/package.
We are glad you are considering staying at our home. Our goal is for you to have a 5-star experience with us. We do however have a zero-tolerance policy for parties, smoking, or violent behaviors. All our units come equipped with noise sensors. While we do not anticipate the need, following multiple warnings, we will utilize local law enforcement to ensure compliance. Should removal be required, it will be done at the guest's expense.

Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time.
Smoking - Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is STRICTLY prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $300.00 to cover the cost of deep cleaning and ozone treatment.
Parties and Events - Parties and events are STRICTLY prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. This unit is equipped with Noise detection monitors.
Unauthorized Animal/Pet Fee: $250.00
Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $300.00.
Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage and are not included in the damage protection policy. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.
House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.
You must also acknowledge: Potential for noise - This is a quiet residential neighborhood and building. Noise can transfer easily to neighbors through walls and floors.
