Imagine it was an isolated incident as the previous breakfast was fine. Ground floor room adjacent restaurant was noisy between 5 pm and 9 pm when restaurant was active but was quiet through the night. Room had a damp musty feel to it but we got use to it and hotel offered to switch rooms. Lots of hot water in shower. WiFi was terrible in evening but tended to be better in morning when less people were using it. You will feel safe and comfortable here. In addition to clean, comfortable rooms, there is also a tour service on site that has a large variety of tours and treks available - which is why many people visit Hsipaw. The grounds are well-kept, the buffet breakfast is very good, and the restaurant offers a wide variety of asian and western plates. It is conveniently located just off of the main road in town and they were even there to pick us up (for free) when we got off of the train! The one drawback was that the water pressure wasn't the best, but everything else was great including the price. Two thumbs up.
