DEAR GUEST! PLEASE FOLLOW THE HOUSE RULES:
-If you book the house, you must stay unless you have discussed this in past with us and you will be personally responsible for the house.
-This Property is in deed-restricted Homeowner association and most HOA don’t like short-term rental places (Air B and B /VRBO) therefore we don’t want to rent and get red-flagged by HOA therefore help me by following the instructions.

-NO Random invites without prior permission.
-NO Throwing party or Parties.
-NO Loud music inside or outside, please respect our neighbors and if we get a complaint from neighbors, we will have to cancel the reservation and ask you to leave.
-No hanging out outside the front door
-Don’t just leave the front door open, we have nosey neighbors who will call the police just to harass you and me.
-NO smoking inside the house or front of the house. We allow smoking in the back of the house area and at least 5 feet away from the door.
-NO Pets without prior permission.
-upon check out, please follow all checkout instructions list.
-If you have more people staying at the house than listed on the reservation, you will lose your deposit.
-Anything missing upon Inventory upon check out.
-Missing garage door remote.
-Late Checkout without prior approval.
-Don’t have anything shipped to the house without prior permission.
-We provide make-up wipes/removers, please do not use towels as the towels get stained and we cannot use them for the next guest.
-Make-up stains on pillowcases/bed sheets and comforters.
-Don’t use towels or wash clothes to clean or wipe down your shoes.
-This property has outdoor security cameras for your protection.

Nice places are not cheap and cheap places are not nice. Think about it. That’s why we have so many positive reviews. Houston area home, corporate living, close to shopping, the city center, parks. The kitchen is fully equipped, good for couples, businesses, and families. Short term and long term available. Not available for any type of party. Plenty of parking spaces. The Property has everything, all you need is food and your clothes

Not what we signed up for

This property only had 2 bathrooms (it was advertised as having 3). Bring your own kitchen towels and utensils because this house is not equipped to handle more than 4 people. The backyard was overgrown although the pool was clean. Beware that there are fees not in the listing: Admin Fee, Pool Fee, and Service Fee on top of the Additional Guest Fee. Communication with the manager was spotty at best. Overall a disappointing stay and not worth it. We could have stayed in a hotel for much cheaper and gotten better amenities.

Great Stay, better communication needed

I rented this property for a bachelorette weekend. Myself and all of the girls are from the northeast so we we were looking for a quiet place, big enough for all of us, that wasn’t too far outside of the city. This home was perfect and the pictures did not do it justice. There was more than enough space and the home was beautiful. The checkin process was easy and everything could be found exactly as described. The pool was lovely, the floating left for our use and the wooden swing were delightful. The Uber rides into the city were reasonable and took 30 minutes or less, depending on our chosen venue and traffic. My only real issue during our stay was communication with the property manager(s). In conversations it often seemed as if I was talking to multiple people, which extended response times and caused some confusion for me in some parts of the process. Additionally, on the day of check-in there was trash on the curb and in the front lawn, i was told that someone would be by to remove the trash. The trash didn’t bother me so much as we had been allowed to checkin a few hours early, so it was understandable that some things may not have been completed just yet. However, the trash was not picked up for more than 3 days. On our third day (of a four day stay) the trash was still there and I received multiple communications blaming my group for the trash and threatening to keep my deposit if it was not cleaned up. After sharing my own video of the trash being there on the first day and replying back to the owners on two platforms, an apology or acknowledgment of the error was never given. This interaction left me feeling frustrated, but with any stay having video/pictures of the property when you arrive is always good practice. Overall, I really enjoyed my stay and don’t have any complaints about the home itself. Though we were all adults the home is definitely family friendly and a good place to accommodate larger groups. My feedback for the owners would just be to work on communication and ensure that certain services are taken care of in a timely manner.
