Welcome back to Sapphire Beach House! Casual yet luxurious, this three-bedroom duplex with a private, heated pool and close proximity to the beach is the perfect choice for vacationers to relax and unwind when visiting Anna Maria Island. Your favorite dog is also invited for a small pet fee (30 lbs. max, please!). Sapphire Beach House is located two blocks from the powdery sand on Holmes Beach - so close you'll never miss a sunset.  
 Just take a short stroll to the beach and bask in the warm Florida sunshine, then refresh yourself in the crisp Gulf waters.

 Slip into ultimate relaxation by your sparkling private saltwater pool where the patio is furnished with lounge chairs. You will appreciate the partially covered dining area and a gas grill for that Florida lifestyle. Enjoy the rectangular shaped, 14 ft by 20 ft heated pool in a tropical setting. There is plenty of chairs and sun loungers to make it a perfect day in the sun!  
  
 The pool heat is $150.00 a week. Pool heaters in private homes are locked for your safety and controls must not be tampered with as they are monitored by the pool company. 86 F is the highest heat temperature setting which might not be always reached. Please note if cold days and nights occur, water temperatures will drop and may stay cooler longer. Pool heaters will not operate and will automatically shut down if outside temperatures get too cold. While we take every precaution to ensure that pools are heated as specified, weather conditions may affect the temperature of the pool. Nothing can be done about this issue. Outdoor spas are not hot tubs and require heat at the additional cost. The temperature of a spa is typically set at the same temperature as the pool. In the event of pool equipment malfunction during your stay, Duncan Real Estate will expedite repairs as quickly as possible. It may be necessary to close swimming pools for maintenance purposes. No refund or rent adjustment will be made for circumstances beyond our control, malfunctions, or loss of use of equipment or amenities.   
  
 Park in the three-car driveway and discover your surroundings with a bike ride or rely on the free trolley to explore the seven-mile island. Fish off the Rod & Reel Pier, browse Pine Avenue's fabulous boutiques and galleries and enjoy a variety of laid-back dining options.  
  
 Sapphire Beach House is a pet friendly property for dogs up to 30 lbs. The non-refundable pet fee is $150.00 per pet and will be charged for each week. The pet fee does not cover any damage caused by the pet.   
  
 This property requires weekly rentals with Saturday dates. Please inquire for any other dates.  
  
 Please keep in mind that you are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

We enjoyed this home very much, short walk to the beach less than 5 minutes, ate great food at wicked cantina, swordfish grill, found many shells on the island, two scoops had the best ice cream, and the kids loved the pool. Thank you for a great vacation!

#### Wonderful property-VERY responsive management

We thoroughly enjoyed our stay! Duncan Real Estate was extremely responsive to a couple of minor issues. They even brought us a brand new beach cart when we just asked for the one provided to be fixed. Side note: This unit has the BEST water pressure of any unit we’ve stayed at before. We would definitely love to book again in the future!

#### BBQ Needs to Be Replaced

Overall, it is a nice property and is in a great location both close to the beach and easy access to restaurants. I rated this property lower as the BBQ is terrible and the owners would not repair/replace it. Duncan (mgmt co) was very responsive in sending someone out, but the owner is required to make this change. I spent a lot to rent this place for two weeks and the owner cannot be bothered to spend $50-$100 to repair the burners on the grill? We planned to feed our group on the the grill all week and instead had to eat out. The burners are shot and the flame comes out in one spot in the front. The owners clearly have no appreciation for the money you are spending..therefore, I would not stay here again. There are plenty of alternative options on the island..including an identical unit next door.

#### Great place near beach

Property was clean and well maintained. Lots of space. Very nice. Great, quiet location. Few minor maintenance issues but less than normal for a rental property. The kitchen is stocked ok, had to do dishes basically every meal. Lots of towels and everything you need for the beach. 1.5 block walk to the beach, very easy for our small kids. The pool is nice, but a little smaller than you’d think from the pictures (also very shaded, which is probably great in the summer but not ideal in shoulder season). Also, there’s no bathtub like the description says, so keep they in mind The Duncan team was great and very responsive. Overall wonderful and we would stay again. Thanks!

My 2 adult children and I really enjoyed the location to the beach and the beautiful pool in the backyard! The house was clean and spacious! Plenty of towels!! We would stay here again!!

#### wonderful vacation house

Longer time visitor of Anna Maria. Stayed this time for 1 week with family for spring break. Wonderful, clean house in great location with attentive rental staff. Pool and patio area were perfect with privacy, grill, and both sun and shade. Just wished kitchen was better stocked with higher quality pots and pans. I love to cook during our family trips, and cookware was just not up to same level of excellence as remainder of house.

Great location.. clean updated unit...some refurbishment needed.... counter chairs, dining table and bbq grill very wobbly and a safety concern.... minor issues quickly addressed by Duncan... dryer out for entire stay awaiting parts but laundry was sent out... pool heater out for three days... parts... cable tv out for 3 days until cable co came... dishwasher falling out and utensils and plates and bowls minimal requiring daily dishwasher run .... all minor things that were tolerable and offset by great location and clean modern house. As owner of rental properties in Cape Cod understand things happen and Duncan was very responsive but suggest these areas be addressed by owners or they will just deteriorate renters experience.... heated pool clean and warm however backyard space somewhat limited especially if kids are involved

#### Fantastic set up

We really enjoyed the property. The space is really laid out well. Our dryer was broken the entire trip, but the property manager did come and grab a load and had it dried and folded. It was still tough to enjoy having to manage it for the week. The main reason we gave it 4 instead of 5 stars was the TV in the bedroom was missing a remote (meaning you had to get up to cut the television off manually ... like a cavemen :)) . Mainly the master bed was really uncomfortable and needed to be replaced. The kitchen was well equipped, pool was great and there were plenty of towels etc. We would certainly stay again for the layout, but only if we knew the dryer was working and the bed had been replaced.

The two teenage grandchildren had a wonderful time in the pool. We loved the closeness to the beach where they could walk. The kitchen is missing flatware and kids plastic glasses. We loved it and would rent it again.
