New floors on the first floor recently installed! 3rd bedroom has its own separate bathroom upstairs. Sleeps 6 adults comfortably. There is also a Queen sleeper sofa in the living room. Fully stocked kitchen with granite countertops, stainless steel appliances, and an inviting screened in porch to sit and relax. Open floorplan with vaulted ceilings allowing for an airy and light feeling throughout. We love hosting responsible pet owners and their furry companion during our off season (September 1st - March 15th)! Well behaved dogs under 50 lbs. are welcome (limit 1 dog) with an additional non-refundable pet fee. Come see why Hilton Head is known as our family's "Happy Place". We have outfitted our villa with all the amenities we love to have when our family travels. Spend the day at the beach or relax by one of the three on-property pools. Our beautifully furnished villa has a comfortable King size bed in the Master bedroom, a Queen size bed in the 2nd bedroom, 2 twin beds in the 3rd bedroom. The living room also has a Queen sleeper sofa. All of the bedrooms are separated from one another for privacy. Each of the bedrooms has its own full bath. Our villa has an open floor plan with vaulted ceilings allowing for an airy and light feeling throughout. The fully stocked kitchen has been renovated with granite countertops and stainless steel appliances. The dining area includes a new table and chairs that comfortably seats 6 with additional seating at the bar. If you prefer al fresco dining, we have a 4 seat dinette on the screened in porch as well. The freshly painted living room is very comfortable and beckons you to sit back and relax. The couch pulls out into a new Queen sleeper if needed. Curl up on the couch and watch a movie on the flat screen SMART TV or watch a DVD. Wide sliding patio doors lead you to the delightful screened in porch, which is accessible from both the living room and Master Bedroom. Our porch includes comfortable patio furniture, provides wonderful natural light as well as a great view of South Carolina's beautiful Palmetto trees, lush landscaping, and overall sub-tropical feel. Sit at the bistro table or relax on couch. The private Master bedroom is located on the main floor, and provides a comfortable King size bed featuring a Jamison (Marriott) mattress, plenty of closet and storage space, flat screen SMART TV, ceiling fan and private Master bathroom. The updated bathroom has double sinks, ample storage space, and tub/shower. The Master bedroom also opens up to our relaxing screened in porch, a perfect spot to enjoy a cup of coffee or to enjoy a glass of wine after a nice day at the beach. The second bedroom is also located on the main floor and provides an equally comfortable Queen bed with a Jamison (Marriott) mattress, ample closet/storage space, a flat screen SMART TV, ceiling fan, and an adjacent full bath. The third bedroom is located on our second floor. Perfect for kids, this room provides two twin beds, ample closet/storage space, flat screen SMART TV, ceiling fan, and an adjacent full bathroom. Cable, free high speed WiFi, bed linens, bath and kitchen towels are included in your stay, along with a starter supply of detergent, soap, paper towels, trash liners and toilet paper. We have a collection of DVDs, books, puzzles, and games for both children and adults to enjoy. Full size Electrolux HE washer and dryer are provided to keep your dirty laundry at bay. Our unit has a keyless entry, a convenient option for self-check-in and not having to worry about carrying keys during your stay. Our unit is a SECOND FLOOR ENTRY (there are 2.5 floors of stairs to the front door, with no elevator access). A beach wagon, beach chairs, and a cooler are available for your use at our villa. Although linens are provided, please remember to bring your own beach towels. While we are not a beachfront property, the beach is only .42 miles away. Depending on what kind of mood you are in, it is an easy 7-10 minute walk, a short bike ride, or a 2 minute drive to the beach. Our condo is .5 miles from the Coligny Beach public parking lot (free parking!). Coligny beach offers endless restaurants, live entertainment, and shopping. The Splash Pad will make any kid's day at the boardwalk. It leads to the public beach access with a beautiful walkway, bath houses, and rocker swings. This is a great spot for pictures! Coligny is one of the most popular places on the island and you can easily walk or bike there. There are 3 pools in the Treetops / Ocean Breeze development. Each pool even has free WiFi. The newly resurfaced tennis courts in Treetops is conveniently located near our condo. Biking is one of our favorite family activities. Bring your own bike or rent locally. Bikes can be delivered and picked up right from your doorstep and Treetops has plenty of bike racks for you to use. Miles of bike trails will bring you hours of sightseeing and exercise! Free onsite parking is included with your rental, for a maximum of 2 cars (parking passes will be mailed to you prior to your arrival). \*\* SWIMMING POOL SEASON IS APRIL 1ST to EARLY NOVEMBER (exact closure date is weather dependent). We loved the screened in balcony; it was an added bonus for anyone wanting to get alone to read or talk. Communication with the hosts was excellent. The bedrooms are separated enough to allow family members to slip away to their own rooms and not be bothered by others watching TV. The pool is nearby and the ocean a short bike ride. The map of the villa from the beach IS accurate but with the listing and reviews saying short walk I was hoping the map was showing the entrance to the villas not the villa itself. I did love it but I will stay closer next time. Also I didn’t see anywhere that said there are 3 flights of stairs you have to go up to get into the villa. I work with a lot of older people who run into this problem when going on vacation so just an FYI If you have someone who can’t do stairs or someone with an injury you might want to pick a different place to stay. Washer/dryer was updated and worked very well. We loved the shaded and screened in porch. It was very comfortable and provided a nice outdoor space on a rainy day. The unit flooring was very nice and could be cleaned very easily. The unit was comfortable, and had plenty of space. We encountered an issue immediately upon arrival, when the shower in the master was inoperable. We immediately contacted the host owner. The hosts were very easy to work with and very willing to address the problem as quickly as possible. In fact, they had a plumber onsite in less than 12 hours and the problem was corrected. Also, the hosts contacted us prior to our arrival to let us know we could check in early, which we really appreciated. The main cons - other than the refrigerator, we found the kitchen appliances needed updating. We understood you needed to provide your own cooking supplies, but it lacked the most basic spices like salt and pepper. The unit was perfect for our family of five. We liked the layout- the master bedroom is in a great location in relation to the rest of the bedrooms. Our oldest slept in the queen bedroom and our twin girls slept upstairs. Everything was clean and well appointed. It's a ten minute walk to the beach and it took us a day to acquaint ourselves with the path to get there. The condo is also close to Coligny Plaza and The Bank which are fun areas to explore on the Island. The complex is quiet and quite dark at night, which is typical in Hilton Head. So clean and the pictures and property details were very accurate. Communication with host was great. We enjoyed our time so much that we extended our stay an extra day. The property is quiet with a mix of vacationers and residents. The unit is well-equipped and suited for a young family. Our older kids (3 & 5) shared the twin bedroom upstairs and we were able to fit a pack n play in the downstairs queen bedroom for our youngest. Plenty of room for our crew of 5 to spread out. The unit provides a beach wagon which was essential for all the beach gear, however, if you’re traveling with small kids, we highly recommend bringing a second cart for helping them get to and from the beach access. It’s an easy route to the beach but juuuust far enough to get some whines after a long day outside. Bring or rent bikes! Our kids easily made the 10 minute ride up to Coligny for ice cream daily. We used all 3 pools on property which were surprisingly warm and not overcrowded. Don’t feel the need overpack - the washer/dryer are high-quality and very quick. We did a small load of laundry every night to reset for the next day. Would definitely rent this unit again! ##### Abbey J. We had the most amazing trip to Hilton Head and this property helped make it even more fantastic. From the moment we booked our stay there was excellent communication, many excellent suggestions for restaurants were given and all of our questions were answered very promptly. The proximity to all of our activities was fantastic and it was great having a bathroom for each bedroom. We took advantage of both the pool and the tennis courts, as well as the beach supplies available to us.
