Enjoy ocean views from the balcony of this first-floor villa, perfectly located in the heart of Hilton Head’s main beach! This cozy retreat features a king bed in the bedroom, a sleeper sofa in the living room, and a fully equipped kitchen. Relax with Smart TVs in both the bedroom and living room, plus WiFi. Just steps from the beach and pool, with everything you need for the perfect beach getaway!
As longtime Hilton Head locals, we've been owning and renting condos here since 2002. We own several villas in the complex and personally manage a few others, ensuring top-notch hospitality. Living on the island means we're always nearby if you need anything—or just a great restaurant recommendation!
Our complex is walking distance from the Tiki Hut and Coligny Plaza, centrally located, but not over crowded. Direct beach access on the property.
Can only occupy 1 parking spot. There are spots under the building that can hold 2 vehicles, but all parking is 1st come. Only 1 parking permit will be issued, don't block anyone in.

This vacation was great from start to leaving!!Kendall was so hospitable throughout the entire vacation checking in to make sure we had everything we needed. We had a problem with one of our bikes and within a couple minutes she had a solution and we were back off enjoying the beauty of the island. We will definitely be back and staying with the Kline again!Also, Lindsey, my significant other, got to keep his book and really enjoyed it. Bonus!Talk to you all soon.

Perfect beach condo for our stay

Perfect beach condo for our stay!! The host and hostess were so wonderful and so accommodating. Great communication. We were so lucky to find this place so last minute after our prior accommodations didn’t work out well due to mice issues. These hosts allowed us to get in earlier than expected and helped us finally start our vacation and have a great time! The condo was perfect and clean, and they even provided some cookies for our stay. It really had everything we needed, and was right on the beach. How could you go wrong?? And so close to everything near Coligny beach and shops and restaurants, and even the bike trails which we took full advantage of. Again A host and hostess!!

Stayed for 5 weeks just to get away. Had a very relaxing stay, and even got to experience a winter snowstorm! Everything as advertised, location was perfect for morning trips to Coligny for coffee and right on the beach! Definitely recommend!!

The location can’t be beat!

This is the second condo we have stayed in of Kendall’s and it was great! We love staying in Seaside Villas because of the location to the beach, Coligny, and all things fun for the kids.

The condo was just the right size for two guests. Traffic in the hallways could be heard very clearly from the bedroom. There could have been a combo nightstand/lamp in the corner of the bedroom. We enjoyed the bikes, but they are old and it is time to update them. Seems like you have to have one for getting around Hilton Head. The beach was absolutely amazing!!

Easy beach access!

This is our go to property for our mother/daughter or father/son HH trips. Kendall is a great host and responds quickly to any concerns. The villa is exactly as described with easy beach access, it has been recently renovated, and has a fully stocked kitchen. Sand is a constant battle with beach front property so we use the broom and dustpan often. We also appreciate the initial stock of paper products in case we forget to pack them. Not sure what the previous comment on the bed is from as the king sized bed is clearly an update and we slept very well.

Bedding needs updated

The whole point of a vacay is to get some much needed rest....that being said, the bedding in our room needs replaced. The mattress is outdated and the frame/box spring is broken. Not much resting on this bed. Rest of our stay was fabulous.

Overall good place to stay. Great location, able to walk to all kinds of activities. Awesome huge beach !! There were some issues with the property that should of been taken care of before we arrived, somewhat let go. The property manager quickly resolved the issues .

Great Location

The condo is in a great location. Within walking distance of shops, dining and grocery stores. Was disappointed that the condo was not very clean, but could have been worse. Mainly, sandy floors and sand in the corners of the bathroom. Had to wash our feet, again, to get into bed or put our shoes on. Cleaning crew needs to put a little more effort into mopping the unit.
