Has 7 Bedrooms, 3 Separate Entertainment Areas, Large Pool, New Hot Tub and Cabana Bar with 1/2 Bath, 2 Huge Southern Style Porches, 2 Koi Ponds, a Fire Pit, a Basketball Court, Pool Table, Ping Pong Table and a Dedicated Media Room. 20 Sandpiper boasts over 6,000 total square feet of living and recreation space! On the first level (of 4) you will find the massive gourmet kitchen that is perfect for large groups and stocked with all the things you will need for group entertaining. Off the kitchen is a large dining table and living room overlooking the porch and pool with a wall of glass for lots of natural, blissful sunlight. You will also find a dedicated dining room and a1/2 bath. The King master bedroom is large and includes a sleeper sofa and large master bath with soaking tub and walk-in shower. Out by the pool there is a 1/2 bath, grill and a cabana style bar with a separate refrigerator for beverage storage. Enjoy relaxing under the large, covered porch in very comfortable patio furniture. Up one level over the garages you will find a 2-bedroom suite with a Queen bedroom and a King bedroom with a split full bathroom and its own dedicated kitchenette and living room space with an Xbox game console. Up another level and you come to the entertainment complex with a dedicated media room, a pool table, entertainment center and another large kitchenette set up. Not far from the media room is a Queen bedroom with a private bath. On the other side of the pool table area there is a King bedroom and bathroom and another 2 Queen bedroom with a bathroom. You also find a fabulously huge, covered porch with a beautiful bench swing and additional seating. SO relaxing!! Up one final level you will find a huge room filled with a Queen, Double and 2 twins and a huge bathroom for what most will use as the kids bunk room area. The kids LOVED the pool, the pool table, the movie room, the swing seat on the 2nd floor balcony and the bball hoop! The adults loved the outdoor seating, pool, pool table, the large well-equipped kitchen (would be amazing to have more tupperware for leftovers), 2nd floor balcony for morning coffee/tea and proximity to the beach (one long block walk). We got super lucky with the weather (mid 70s-low 80s all week) and loved every minute of our stay! Downside was that the hot tub didn't work at all for the whole week, which was super disappointing for the adults. Communication with the contact at Luxury Rentals about this issue was consistent but not always clear and didn't result in a "fix" so what can you do? We made the best of it. One thing I will say is that every adult agreed that the beds/pillows were AWFUL. We're not spring chickens anymore so we woke up each morning with back and neck aches :(. I think it's time to invest in some new beds and pillows. The beach was magical! Never busy or packed, expansive! We saw dolphins swimming by one evening which was a highlight for everyone! The kitchen had everything we needed and the walk to the beach was a short stroll. My mother is 81 with Cancer and weak legs and she refused to let me drive her to the beach. Plenty of room to spread out, 4 full sized refrigerators throughout the place, 1 regular plus 2 small dishwashers. Very well equipped! A lot of fun things to do around the house and very close to the water. Only thing I wasn’t thrilled about was the added fee for the pool and jacuzzi. This house has everything you would want. There are so many things to keep a group entertained from the pool, hot tub, ping pong table, basketball court, corn hole, pool table, etc. The beach is just a short 3 minute walk away. We have been renting homes at beach for 10 years. This was far one of the best by far. Even though it wasn’t on the beach walk was easy lots of beach chairs and toys to use. We had 18 people and never felt crowded. Pool was cleaned while we were there, AC worked great, multiple kitchens, kids loved pool table , so many rooms and wings we couldn’t keep track of all the kids! We have stayed in many houses over the years all over the country and everyone agreed this was the best! This home exceeded our expectations! It was beautiful, large, and clean. Plenty of room for our family reunion. We loved the pool table, swimming pool, ping pong, and other great games. The kitchen had plenty of dishes, pans, cooking utensils, and serving dishes. The beach toys and equipment were a great plus. Very convenient location with a short 2-3 minute walk to the beach, and a very short drive to Coligny shopping plaza (plenty of parking there). We only suggest that the photos show a better view of the lovely front exterior of this pink home. Overall, a very impressive and comfortable home. ##### Ida A. The comfortable living spaces on three floors were perfect for small group and large group gatherings. The main kitchen was well-supplied and the three extra refrigerators around the house meant no shortage of food storage space. The fridge next to the pool and grill was especially handy. The beds and bedrooms were comfortable and convenient. The third floor media room doubles as an extra cozy hideaway. The up and down verandas, and especially the couch swing, added to the spacious relaxing atmosphere. The heated pool and hot tub were private feeling and well maintained. Parking is available for several cars. In an area where most houses are close together, the generous grounds and trees provided beautiful privacy. We used the outside fire pit several nights and had a wonderful time. Our party had 14 and we were all quite comfortable. My only frustration was with the pool/hot tub. I had read in earlier reviews that this might be an issue and it is why on several communications I made it clear that we wanted the heat working and I even wanted to confirm the payment for the heat was included in our final payment before we arrived to make sure there was not a question about the heat. Having the pool and hot tub was one of the main things we wanted. I was traveling with a few college swimmers who wanted to keep up their training. So I have to say after making it known several times how important this was, we were very disappointed to get there and the heat was not working and that they wouldn't be able to have it working for the week. Again, the house is gorgeous, but not having the pool/hot tub working after trying my best to make it known that this was important, I have to say, it was very frustrating. ##### Jennifer F. Out of the 21 meals we had, only 4 were at restaurants because of the well-stocked kitchen(s). We used all of the games inside and out. Our 7 grandkids had no requests to go elsewhere for entertainment other than the beach. The beach access is handy but needs work at the beach entrance where it was difficult to pull wagons because of rickety steps and rock-filled path. We made so many good memories there.
