Six Bedroom Direct Oceanfront Home in Sea Pines with a Private Pool & Spa!

Welcome to 16 East Beach Lagoon - an oceanfront Sea Pines Home! This six bedroom, five and half bedroom home is located directly on the ocean and can sleep a group of up to 15 guests total. It is conveniently a short walk to the Sea Pines Beach Club - great spot to grab lunch or dinner on the water!

**2025 RENOVATIONS**

• Extensive refresh throughout the home: new furniture, décor, updated bathrooms, and fresh paint


• Full remodel of both master bathrooms (1st and 2nd floors)


• New flooring throughout upstairs and in all downstairs bedrooms


• Complete refresh of oceanfront pool: new pool deck, refinished pool with a brand new sun shelf in the shallow end



1st Floor:

As you enter the home, you are greeted with a large and open living area that features a flat screen television. Just off the living area is a perfect lounge spot with additional seating. There is a powder room located close by as well.

Next to the living area is one of the best perks of the home, the updated beautiful fully equipped kitchen + dining area.

The first master suite is located oceanfront on the first level and has direct access to the pool deck area. The master bedroom has a king bed with a flat screen television and large walk-in closet. The private master bathroom features a double vanity, soaking tub, and separate walk-in shower.

Just across the hall is bedroom number two that has a king bed and a flat screen television. This bedroom has a private bath with a double vanity and walk-in shower.

The third bedroom has two twin beds + a private bath with a shower/tub combo.

2nd Floor:

The second master suite is located on the second floor. It features a king bed, oceanfront views + a flat screen television. It has direct access to a second floor balcony. The updated bathroom is just off the bedroom with a double vanity and large walk-in shower. This bathroom is shared with the twin bedroom.

The fifth bedroom has two twin beds + a twin daybed. It has access to the same bath shared with the king bedroom above.

The sixth bedroom is an oceanfront bedroom with a king bed and a small sitting area. It has a flat screen television and access to the second floor oceanfront balcony. It has a private bathroom with a walk-in shower.

There is an open den on the second level that has a sleeper sofa.

Overview of stay.

This property was misrepresented in innumerable ways. The parking lot was grossly inadequate, advertised for 6 but afforded 3. Ingress and Egress was quite cumbersome and dangerous. Upon entry, there was a very strong gas smell inside and outside the house. After an extensive search, we found that the propane tank was open along with a burner on the outside grill. Which created an obvious hazard. The pool was not functioning properly until Monday. The sand shower from the beach was not working properly and never repaired even after observed by coastal staff. Closet door in one bedroom was falling off hinges, Towel rack upstairs was not secured. Kitchen sink faucet would not retract. Stove light was not working properly. Stove top burners functioned poorly. There was mold on the ceiling upstairs in the hall. Upstairs smelled of mildew. There were huge wasps nests on the upstairs porch so it could not be used. There was an obvious past leak in the ceiling above one of the couches. This list could go on and on. In conclusion, we believe that a partial refund would be appropriate due to the substantial misrepresentation and the safety and health hazards and endless inconveniences of not being able to fully use this property as advertised. Finally, as you are aware misrepresentation of amenities and services, failure to disclose known hazards and defects and failure to maintain habitable rentals are serious violations of the SC rental statues. Please respond.

The first 18 hours were a nightmare because the houses needs some TLC. The patio door was broke and quickly bounced back when we tried to open it pinching our 3 yr old granddaughters fingers. The refrigerator freezer door wouldn't close properly. A toilet over flowed the first time it was flushed because cleaners flushed bars of soap. The property management team was very responsive and quickly fixed everything. The rest of our stay was great. We loved the size and layout of the house for our family gathering and the location was great for beach, golf, restaurants and shopping. It is a bit expensive for the condition of the property, it definitely needs some updating.

Overall a great week!

This house was much bigger than we needed, but our selection for a beachfront home with private pool was limited. The location is fantastic, and the beach area was all but private. We loved that, especially now! After reading other reviews, the only constructive criticism I have is as follows: yes, some of the rooms and decor are a bit dated, but they were still comfortable; the WiFi worked fine, but the cable signal would fade out occasionally, almost comically at the same time every night; the spa and pool control panel had no instructions, and it was in service mode when we arrived (however, property management remedied this quickly after a quick email). So, we were able to utilize the jets in the spa, and pool light at night. Responses in general were prompt with any issues we had. The washing machine is a bit old, and the hose attachment must have been a bit loose, as when we ran our first load of laundry, water went everywhere but in the washing machine. We called the property company to alert them, and someone came fairly quickly to review the situation. Later that day, a maintenance person arrived to fix the connection, and then later some contractors came to work on the water issue. My wife and I felt obligated to stay in or near the house most of the day in case people had questions. Fortunately, we had no one staying in the affected room, but we did spend the bulk of the week with large industrial fans blowing 24/7. The kitchen is fantastic overall, and was great for our needs. We opted for takeout most evenings, but for breakfasts and lunches, we cooked and prepped. Lots of workspace. The ice machine and wine/beverage fridge were a big hit! Lots of plastic cups, etc. to use at the pool. The area itself was peaceful and quiet (except for the frog song at night, but that’s another topic!), and was great for bike riding and walking, and seeing several alligators in the adjacent lagoons (always a favorite thing about Hilton Head!). Was the house perfect? No, but whose is? In general, I’d recommend the house. We needed a getaway, and this did the trick. The fans were a nuisance, but probably their only form of remediation for the water. Everyone we dealt with through the week (management, pool service and cleaners, and landscapers) was courteous and helpful.

2020 Family Escape

Our entire family thoroughly enjoyed our stay. Couldn't have asked for a better location and access to the beach. The house was clean. The private pool was great. It was bigger than many others I reviewed. At one point 3 uncles and 4 grandchildren were in it at the same time making wonderful memories. Water was everywhere!! New pool cushions were delivered during our stay. The navy color refreshed/brightened the pool area. As a previous review mentioned - there were a couple of pans that could be replaced. The ice maker, 2 dishwashers & 2 sets of washer/dryers were very much appreciated. The supply of hot water for showering was good. No one had to take a cold shower. Management responded super quick to the one call we made regarding a propane tank for the grill. Office staff and property manager were professional, pleasant, personable and responsive. Our original family escape (NCL cruise to Bermuda) for 14 people was cancelled due to the corona virus. Going to Hilton Head was our "replacement" trip. In the end, we don't regret missing the cruise at all and will probably consider HHI for next year's family escape.

Oh the Possibilities

Oh the possibilities. The property has potential. However, the owners need to invest dollars. The decor is beach appealing. The home has appropriate space . Kitchen is a bright spot. Well equipped and functional. Yet, interior details matter. Floor tiles were broken with exposed edges - dirty appliances - outdated cable services - limited amenities. The outdoor area was disappointing. Patio was worn and dirty with weeds protruding through the hard scape. Patio furniture cushions were filthy and thread bare beyond salvageable. Grill, outdoor dining and side tables had not been cleaned upon arrival. Landscaping had not been addressed in quite sometime, therefore, two hours of outdoor pool time was delayed as service personnel worked on pool area. The home is in a lovely area. However. the condition of the interior and exterior needs desperate attention. The oceanfront house does not meet the caliber of the surrounding homes. The property management company was attentive to our needs. When on vacation, however, one doesn’t expect to be phoning regularly. A more thorough inspection of the property prior to our arrival would have “possibly” reduced our concerns. In short, the weekly rental fee did not reflect our expectation of the property. But, oh the possibilities.
