You’ll find everything you need to relax—free Wi-Fi, and a fully self-contained kitchen. We are just a phone call or message away during your stay. PARKING: There is parking available for one car in the Oaks car park. There are no designated spots so you can park in any available spaces. There is also parking available on the street. INCLUSIVE: As hosts, we welcome all visitors. Overseas guests, people with disabilities, families, and LGBTQI+ friendly. NOISE: The property is in a peaceful quiet neighbourhood. To respect the peace of the community - we kindly request no loud music or loud parties. STARTER SUPPLIES: We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival. LINEN: We supply hotel quality linen and bath towels for your stay. LONG STAYS: All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable. CHECK OUT We don\`t want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest. AGE REQUIREMENT: We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome. MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don\`t have to worry - see house rules for the details. PETS: No pets allowed on the property. HOUSE RULES: NO NOISE AFTER - 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities. NO PARTIES - Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees. PHOTO ID - We will ask for photo ID and a selfie of the person making the booking. For 3rd party bookings we will need the photo ID of the primary guest staying at the property. DAMAGE WAIVER - (management fee). As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $500\. Please note, this waiver does not cover intentional damage, negligence, pet damage, or loss of personal items. If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy - reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage. By booking with us, you agree to the terms of this damage waiver. EMERGENCY CALL OUT COSTS - If the Fire and/or Emergency Services are called out due to a guest fault (including for false fire alarm call outs) the fee will be passed on to the guest to pay. NO PETS - No pets allowed on the property. Additional charges may apply to those who ignore this rule. LOST KEYS OR LOCKED OUT - In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account. CHECK OUT TIME IS 10am unless otherwise agreed. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request. LEFT BEHIND ITEMS - If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time. TOILETRIES - We provide toiletries to get you started.
