Access from the north is easier, but either way there are potholes. The beds are very comfortable and the bathroom was well-equipped. Beds were not made or rooms cleaned unless requested. We enjoyed our stay, Liz is a great host, good choices for breakfast and the cooked breakfast was lovely, the room was a generous size and the views were super. Great freshly cooked breakfast. very comfortable bed with good quality linen. Large en -suite (Balcombe Room) including a bath and shower with nice toiletries. Very Clean. There is an outside seating area at the back of the property. Lovely gardens. There is a living room available for guests to use. Good wi-fi connection. Several walks from the B&B. within 6 mils there are two National Trust properties, and good places to eat for an evening meal. Do not have to travel far to explore the Ashdown forest, the coast etc...The hosts Liz and Bob are lovely. Very friendly and welcoming hosts with a beautiful character property in a fantastic rural location. Full of period features and although we only stayed for one night we did have a chance to stroll around the farm and surrounding area. Superb full english breakfast featuring a lot of produce sourced on the farm.
