### Mulberry Manor House
Spacious, Private & Peaceful Retreat -
The Mulberry Manor house is a large spacious private house with over 7000 sq ft with all the modern amenities built on a historic 7 acre property. The property is private, with 2 gated entrances, and nestled in the woods surrounded by large mature trees including over 20 delicious fruit bearing Mulberry trees. There is a civil war plaque and significant historical references associated with the property, including an old historic house circa 1829.
Inside The Mulberry Manor House our guests will find an open concept floor plan that includes a two story Foyer, a formal Living Room, and a formal Dining Room that seats 10\. The oversize Kitchen has top rated appliances, including a double oven, a 5 burner gas cooktop, a built in microwave, a French door refrigerator/ freezer, a huge center island, a large walk in pantry, and another large sitting area inside the kitchen that seats 10\. Adjoining the kitchen is a large Family Room with a gas fireplace. Next to the family room is a private Office with a gas fire place as well. The lower level Rec Room includes a games area, a sitting area, and a full bathroom. On the upper level you will find five large Bedrooms with private closets and four full bathrooms. There is also a Laundry room with a full size washer and dryer for your convenience.
Outside, the large private backyard is surrounded by mature trees and natural views. You may get a glimpse of a family of deer passing by, bunnies, and a multitude of singing birds. The large deck is an excellent place for cookouts and relaxation.
The house is equipped with WiFi, guest controlled security system, many TVs, indoor and outdoor speaker system which allows the guests to listen to their favorite music throughout the house and on the deck, and many more games and entertainment features for all ages and interests.
The Mulberry Manor House is conveniently located outside of Washington DC, close to Dulles International & Reagan International airports. Minutes from I66 & public transportation to DC.
In the heart of Horse & Wine Country, close to Manassas National Battlefield Park, in historic Haymarket, minutes from historic Middleburg, & The Plains, & still in close proximity to high end shopping, restaurants, movie theaters, hospitals & all the major modern conveniences that Northern Virgina has to offer.
We are proud of our house and would love the opportunity to share it with our guests.

What a wonderful property. A true country setting with plenty of space and ammenities for your group to enjoy! The host was awesome to work with and made it very easy to access the property and responsive to our questions. Close enough to Haymarket, Gainesville and Leesburg to enjoy the restaurants and site seeing. Would highly recommend this property!

#### Perfect Groom's Family Home
PERFECT is the only word to describe our stay at Mulberry Manor Home! Our son's wedding and reception took place in Leesburg, VA. Having moved out of Virginia 2 years ago, we needed a rental our family could comfortably call "home" for the week leading up to his wedding. Mulberry Manor House was simply beautiful and the accommodations ideal for our needs. The home was lovely! Spacious, clean, and located in a beautiful part of Virginia. The owner was gracious, responsive and helpful in every way possible. The five bedrooms were comfortable and allowed everyone in our family to be well rested for the big day. On the day of the wedding, the well-appointed kitchen allowed us to have a large breakfast buffet for the groom and his groomsmen before getting dressed and ready for pictures. Without hesitation, we hope to return to Mulberry Manor House for future family celebrations and gatherings! Thank you to our hosts for helping to make our wedding week relaxing and stress-free.

#### Magnificent property!
Our group of 10 old folks enjoyed ourselves immensely! We visited four or five wineries, all close to the house, so the location was perfect for us. The house (it appears to be brand new) is large and perfect for a group of 10\. It's very roomy and accommodating. The host is very accessible and attentive. All 10 of us highly recommend this property.

#### Perfect place for a retreat
This place was just what everyone needed. A group of 8 women gathered for a couple days of rest and relaxation. The kitchen is designed really well for cooking for a group and the dining table was our gathering place almost the whole time. We used the gas fireplace and the hot tub. Everyone had a comfortable place to sleep. It’s close to vineyards and an easy drive from DC.

Fantastic property, perfect for a family get together. The open plan upstairs kitchen, diner and lounge are a wonderful entertaining area. The formal diner is superb. The basement and outdoor space are excellent for activities and games, with the pool table, table tennis, and hot tub highlights for our stay. The kitchen is well equipped with plenty of oven and hob space to cater for a large group. Bedrooms and bathrooms are well appointed, and beds very comfortable. The host is fabulous and responded perfectly to all our questions and queries. All responses were super quick and helpful. There are a couple of towns nearby with great supermarkets and nice restaurant options, and the house is just a short drive from DC and Dulles, which was perfect for us. Thanks very much Lisa, we really appreciate it - you made our Christmas very special. The tree was a particularly lovely touch, thank you!
