Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests as well as all children including infants. Note: 1\. You will receive an email upon confirmation with a link to our Guest License Agreement which is a copy of our Rental Rules that must be signed and returned within 7 days of receiving. 2\. Smoking is not allowed in any rental property. This includes vaping and e-cigarettes. 3\. Homes are not handicap accessible, unless stated in the description. 4\. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15. 5\. Bathrooms were clean, loved having an area for the kids to hang out while the adults had a space too. Hot tub was perfect, view was spectacular. Local brewery and wineries were lovely. The house was perfect, everyone had their own beds and the kids loved the games that were available. Overall, the house was very clean with the exception of the couch, it had a lot of dog hair/crumbs on the couch. We loved having a fire with s'mores every night and drinking coffee on the porch each morning. Very peaceful setting. It was a fair distance from the state parks that we were there to visit, but that was a lack of planning on our part. Overall, it was a wonderful stay, I would return for sure. ##### Michelle C. The snow was magical and there was holiday cheer in the air everywhere. We were very happy with our stay and recommend it highly. We had to replace the batteries in all the tv remotes. It was conveniently located between Penn Yan and Hammondsport, with lots of options in between. The property is managed by a 3rd party company, so communication through VRBO doesn't work - you have to call them directly for any inquires. Additionally, the property seemed to have a lot of bees, which made hanging out on the deck a bit tricky. Otherwise, a great spot with lots of fun things to do on site. ##### Anthony D.
