Huge 16' x 16' platform deck at riverfront bank area. Plus 10' x 10' floating dock with gangway (in summer.) Private river access with kayaks and paddle-boards included. Gorgeous newly renovated kitchen/dining/living/great room, updated bathrooms, fantastic balcony overlooking water and large lot with flat yard for playing and gently sloped river access. Hot tub on deck overlooking river. Great for a relaxing getaway, a family vacation, a girls weekend, steel-head and salmon fishing or a base for wine tasting. Getaway from it all to gorgeously updated house with all new kitchen and great room. Gas fireplace. Private river access for fishing or just exploring. Large lot with plenty of space for outdoor fun. Fantastic deck with river views. Surrounded by tall redwood trees. 3 bedrooms (2 not yet updated) and 2 updated bathrooms. Summertime haven for swimming, kayaking, canoeing, tubing. 5 minute drive to Guerneville town center, restaurants, groceries, pubs/bars, playgrounds, wine tasting. A lovely wintertime getaway. Check out the fall foliage colors. Smell the spring flowers. An when warm enough (late spring, summer and early fall) tons of water fun from your own private riverfront access. EARLY CHECK-IN / LATE CHECK-OUT Early check-in and/or late check-out may be available depending on my cleaner's schedule. If available, I generally charge a fee equal to about 5% of your nightly rate per hour (basically 1/20 of your nightly rate) with a minimum of $25\. Please let me know asap if you are requesting early check-in or late check-out so I can check with the cleaners. I charge this fee because I usually pay the cleaners more for the tight cleaning window and because it is extra work for me to coordinate it with cleaners. PETS: Pet fee is $35 per night per pet and $200 per week per pet. You are required to notify me if you are bringing a pet(s) and/or select the pet option when booking to have the fee added automatically. (I can adjust the fee before or after booking for week+ rentals.) CLEANING FEE: My cleaning fee includes the maintenance of the hot tub, which is serviced frequently and drained/cleaned/refilled regularly. The cleaning fee also includes the premium amount paid to the cleaners to compensate for the irregular schedule and to cover costs associated with typical vacation rental use. RIVER LEVELS: Summer dams are installed from mid-June to mid-Sept. When the dams are in, the river level rises and covers the grey rocky beach seen in some of our photos. During the summer dams, we have a gangway down to our floating dock. In FALL, WINTER and SPRING, there is a huge grey rocky "beach" which is lovely for a walk along the river and the river has a slight current. Kayaking and boating is available usually March through November, depending on rainy season. We bring our kayaks and paddleboards up to store during the winter rainy season and take them back down in March usually. When the summer dams are not up, you have to carry the kayaks or paddleboards across the grey rocky beach to the edge of the river. We thoroughly enjoyed our stay at this property. The communication was excellent, and we truly appreciated it, especially during the severe Oceanic River Storm. Arriving during a downpour, we were relieved to find that once we turned on the heaters and fireplace, the place became incredibly cozy. The property is very dog-friendly, and we were particularly grateful for the secure areas, including the upper and main living areas, as well as the lower yards, which were fenced in. This allowed our dogs to run and explore freely before the river flooded. They had a blast running up and down the riverbanks, having some wonderful adventures. The tankless water heater was great making showers and cleanups a breeze with good water pressure. The kitchen was well-stocked with all the necessary supplies, and the LG TV was a great addition. While there’s no cable TV, this was clearly mentioned in the listing, so we were prepared for that. Overall, we had a fantastic stay and would highly recommend this property to anyone looking for a comfortable and welcoming place to stay. Having the river right at our doorstep was a dream come true. We also took advantage of Instacart for Safeway and Bevmo. The memory foam master bed was incredibly comfortable. Great internet too! There’s also a heat lamp on the main deck that can be used to keep a card game or conversation going into the night.We can’t wait to come back and enjoy the better weather and see how the river has changed. ##### Geoff H. The kitchen was well stocked with everything we needed. Loved the fireplace. Unfortunately, it rained most of the time so we didn’t get to enjoy the decks and riverside seating but the rain made for a cozy experience. A short jaunt to Goat Rock Beach and the redwood forest. The only disappointment was no cable for the TV which limited local channels. We would definitely revisit this property but maybe in the summer when we can enjoy River activities. ##### Caryn G. The new kitchen had all we needed to prepare many of our own meals, and the beds were comfy. We thoroughly enjoyed lounging down by the river for our first cup of morning coffee and evening drinks. I thought the listing was well organized with information. Jaysa the owner was easy to communicate with and made the booking very easy. The house itself sits riverside and is as advertised. The nice thing about this house is that it’s not just a rental, but clearly used by the owners - so it’s in much better shape than other properties we have rented in past years. You can tell a lot about a homes cleanliness by looking at the bottom of your feet after walking around the interior. In nearly 100 percent of rentals the bottoms of feet are black with dirt. Not here! This property is properly cleaned. It is furnished comfortably and attractively. The kitchen is well stocked with ample utensils, appliances, etc. Although I brought my own sugar and spices etc - it was nice seeing that the pantry contained ample amounts of those items. There were plenty of towels and plenty of toilet paper (have stayed at many places recently where they give you one roll!) The outdoor areas are well kept. The deck by the river is very nice. We enjoyed using the kayaks, stand up paddle boards and the pedal boat. I highly recommend this house. I think it’s an excellent value, incredibly clean and well managed by the owners. ##### Roger H. The cabin was clean, well maintained, and well equipped. The house is comfortable and the outdoor spaces are inviting. The house is next to the river with well maintained watercraft to enjoy. The kitchen has everything you would want for cooking, and there is a gas grill on the deck. Guerneville and Armstrong Redwoods Preserve are minutes away by car. We hope to return! ##### Michael G.
