Summary:  
Escape to the charming 'Starry Night' Cabin! This cozy cabin offers a perfect blend of relaxation and adventure. Enjoy evenings by the firepit, barbecue on the deck, and take in breathtaking sunsets. With a large yard and river access, there's plenty of space for fun. Explore nearby Cacapon River for kayaking, fishing, and swimming, or visit downtown Berkeley Springs, hiking trails and local sights.  
  
The Space:  
Single Level Cabin  
Kitchen is fully equipped for your cooking needs.  
Main Bedroom: Queen size bed  
Living Room: Futon bed in the living space to accommodate 4 guests  
Full Bathroom with Bathtub/Shower combo  
Pets welcome- Pet fee is for up to 2 pets for your stay.  
  
Guest Access:  
Guests will have access to the full cabin, yard, firepit area, and community river access grounds.  
  
The Neighborhood:  
Private community access to the Cacapon River  
Maintained community for easy access for driving to the cabin in all weather conditions.  
Cabins are spaced out acres apart from one another.  
  
Getting Around:  
10 Minute drive to Downtown Berkeley Springs  
3 Minute drive/10 minute walk to the community Cacapon River Access.  
Hiking Trails located in several locations 5 minutes to 20 minutes away.

\*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your booking and covers you for accidental damage during your stay. Airbnb bookings will reflect this fee within the total booking price as there isn't a category line for the protection fee.  
  
\* Due to food and safety concerns, we do not provide amenities related to food including salt, pepper, sugar, and spices.  
  
\*THIS IS A SELF-CATERING PROPERTY. We only provide welcome amenities FIRST USE ONLY. You may provide your own supplies for the rest of your stay.

– HOUSEKEEPING:  
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed.  
  
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.  
  
\*ADDITIONAL CHARGES THAT WILL APPLY IF ISSUES BELOW ARRISE: (please read the rental agreement in full to see all details)  
  
\- $90 - each clogged toilet.  
\- $500 - smoking inside and/or smoking debris left outside for cleanup.  
\- $100 - each moved furniture.  
\- $450 - frozen/locked HVAC unit (caused when the thermostat is lower than  
68°F in the summer months and higher than 75°F in the winter months).  
\-$200 - Trash issues.  
  
\- If necessary, additional cleaning/trash issues will be charged.  
  
•TO AVOID ANY ADDITIONAL CHARGES, WE ASK THAT OUR HOME BE LEFT IN SAME CONDITION AS WHEN YOU ARRIVED.

FAQ:  
\- When is trash picked up?  
Trash Collection happens on Tuesdays after 6:00am.  
\*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.  
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.  
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.  
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.  
  
\-What items can clog a toilet?  
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for normal use of toilet paper.  
  
\- Can I send mail to the property?  
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.  
  
\- What are the community quiet hours? Are there any additional fees to use the amenities?  
Quiet Hours are 11:00pm-8:00am.  
  
\- When will I receive my check in instructions? What is the check in process?  
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. \*Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.  
  
\-What is the Cancellation Policy?  
A $25 processing fee will be charged for all canceled reservations. Reservations canceled 30 days prior to check-in will be fully refunded, minus the processing fee. Cancellations 15-29 days prior to check-in will result in a 50% refund, minus the processing fee.  
Cancellations within 14 days of check-in will be nonrefundable.  
There are no refunds for early checkouts.  
  
\*Please note: This property is currently for sale. During your stay, there may be occasional showings scheduled. We will provide advance notice and do our best to minimize any inconvenience. Thank you for your understanding.
