House Rules & Fees To ensure a pleasant stay for everyone, please observe the following: Noise Monitoring: This property is equipped with a MINUT noise monitor to protect against parties. Excessive noise will trigger an alert; if it persists, security will attend. Strictly No Parties: Immediate eviction and a $900 fee apply if a party is detected. No Smoking: Strictly NO smoking inside or on balconies. A $500 cleaning fee and immediate termination of stay apply (monitored by sensors). Care for Property: Our furniture is brand new and high-value (e.g., the dining table is worth \~$6,000 AUD). Guests are liable for scratches or marks. Lockouts: Key assistance fee is $50 (9am–5pm) or $100 (5pm–10pm). No assistance is available after 10pm. Lost Keys: Replacement fee is $300 as locks may need changing. Guest Requirements Age Restriction: Guests must be 23 years or older to book. Guests under 23 (excluding those under 18) must provide passport identification and approve a refundable security deposit. New/Low-Rated Guests: Guests: Security Deposit Policy For guests with limited or no prior reviews, those new to short-term rentals, or with a rating below 5 stars, a security deposit of AUD 1,000 is required. This deposit is fully refundable after checkout, provided the property is left in satisfactory condition and all house rules are adhered to. This request will be sent via the booking platform and must be accepted at the time of your reservation confirmation. Please be aware that any payments for additional services that are made outside of Airbnb resolutions centre will incur a 3% processing fee, that is applied through the payment service provider. A security deposit request of AUD 1000 will be sent to you thru the channel platform (you\`ll receive an email). This request must be accepted upon booking confirmation and the deposit will be held for the duration of your stay. Your security deposit will be refunded within 48 hours after checkout, provided the apartment\`s condition is found to be satisfactory.
