### Fantastic Tuscan villa in a secluded location with pool and outdoor kitchen, close to the sea

Lovingly restored natural stone villa (Rustico) with stunning panoramic views in a secluded location near Grosetto (Maremma). The property is located just outside, about 700 m or about 4 minutes by car from the beautiful village of Caldana. To the rustico belongs a approx. 21\. 000 m² large property with a garden of approx. 1.000m², an olive grove with approx. 8.000 m² and a cork oak forest with approx. 12.000 m² and some hiking trails. The entire property is fenced. You can reach it via a private driveway. There are enough parking spaces available directly at the house.   
  
At the end of 2019 / beginning of 2020, extensive adjustments to the high standard will be made. In addition to the redesign of a bathroom and another toilet, the interior and exterior kitchen are redesigned and the bedrooms and living rooms newly renovated and the electrical system and lighting completely renewed.  
  
Distribution:  
  
On the ground floor is the well-equipped kitchen with adjoining dining room and spacious dining area, several closets and an antique desk.   
  
A staircase leads to the I. Floor. There is a double bedroom with separate toilet and sink. Also here are enough cabinets available. You will enjoy a wonderful view over the property. Upstairs there is enough space for a cot. The stairs are secured for children.   
  
On the ground floor you will find the cozy, spacious living area with a new sofa bed. The living room is equipped with a TV (flat screen), several cupboards, a table with chairs and an antique piano.  
  
Furthermore, located on the ground floor another bedroom with double bed and a natural stone wall.   
  
On the ground floor are also the two bathrooms with shower, vanity, cupboards, enough storage space, washing machine and towel radiator.   
  
A single bed is available as an additional sleeping space.  
  
Almost all rooms have wonderful old ceilings with rustic wooden beams and typical Tuscan stone floors.   
  
The house has a total of 3 entrances. From the kitchen leads to the covered about 30 square meters large outdoor kitchen with several cupboards and a spacious, comfortable dining area. Here is another sink, a dishwasher, a refrigerator, a four-burner gas hob and a Teppan Yaki available.   
  
Adjacent to the outdoor kitchen is the end of 2019 / early 2020 built in Tuscan style outdoor grill with ample storage space.   
  
Equipment inside:  
  
The natural stone villa has been extensively renovated and will be redesigned and renovated in 2019/2020\. The Rustico has air conditioning, underfloor heating, Internet and Wi-Fi. All necessary items for daily use as well as bed linen, towels and bath towels are provided.  
  
Equipment outside:  
  
The beautiful pool with outdoor shower in L-shape was built in 2012\. There are 6 beach chairs and 2 umbrellas available.  
  
The garden has another seating area at the herb garden for 6 - 8 people.   
  
In front of the house are comfortable seating (4 round tables with 2 wicker chairs).   
  
Furthermore, there is another delimited area with two more sun loungers with stunning views of the valley.   
  
The herb garden next to the house offers typical Tuscan spices for the kitchen (eg. B. Sage, rosemary, thyme etc.).  
  
Location:  
  
The drive from the beautiful village of Caldana to the object takes about 4 minutes. It is a typical Tuscan natural access road that is not suitable for sports cars.   
  
The place:  
  
Caldana is a traditional Tuscan village with about 1 000 inhabitants. In the village itself, there is everything for your daily needs. In addition to a supermarket (Coop), a butcher, a bar, a hairdresser and a bakery, there is also a doctor. There are three typical Tuscan restaurants (Il Borgo, Boccaccio and Osteria la Gricia) with delicious food and a pizzeria to go, as well as other smaller shops.   
  
Attractions in the area:  
  
In the immediate area there are many recreational opportunities. Caldana is accessible by well-developed, barely winding roads.   
  
Beautiful sandy beaches are only about 25 - 30 minutes away (La Rochette, Castiglione della Pescaia, Cala Violina, Punta Ala, Alberese, Fiumara Beach etc.).  
  
For active vacationers there are many mountain bike trails or beautiful hiking trails.  
  
For golf enthusiasts, there are two golf courses nearby (www.pelagone-golf.com and www.golfpuntaala.com)  
  
In an Aggriturismo hotel just before the entrance of Caldana you can book various other activities such. B. Tennis, cooking classes, wine tastings, bike rides, walking tours, horse riding, cycling with bike rental and massages, etc.   
  
Wine tasting:  
  
In Ampio (Castiglione della Pescaia) only about 30 minutes away, the well-known Italian vineyard Antinori has built another location. During the opening hours you can taste the current wines with delicious food and buy organic vegetables and fruits.   
  
In Magliano (about 60 minutes away) there is still the winery Podere 414 Simone Castelli, whose wines are also distributed worldwide.

#### Mixed feelings

Overall we enjoyed our stay. The villa is nice, lovely pool, nice outdoor kitchen, lovely view and the owner is very friendly and helpful and has left lots of helpful information for guests about the sites and restaurants. We were very surprised to find out there were actually only 2 bedrooms as the listing makes it look like there are 5\. One of the sofa beds is in the master bedroom, one is a single bed in a small hallway outside the bathroom and the third sofa bed is in the living room. Our adult children were disappointed not to have privacy. The villa is quite rustic and the road was difficult to navigate in our 4 wheel drive rental car. There was an excavator working on the road during our stay so might be improved now. Was a bit frustrating having to pack all our garbage and recycling on our laps when we departed-at this price would have expected garbage removal to be done by cleaner.

#### Ein rundum perfekter Urlaub!

Wir haben einen traumhaften Urlaub bei Familie Willitzer im Il Falco verbracht. Es ist sehr komfortabel, geschmackvoll und mit viel Liebe zum Detail eingerichtet. Es mangelt an nichts für einen angenehmen und entspannten Aufenthalt. Sehr hilfreich und mit zahlreichen persönlichen Tipps und Eindrücken zur Erkundung der Umgebung waren die Infoseiten von der Vermieterfamilie. Die Kommunikation verlief absolut reibungslos und die Ansprechpartner vor Ort sind sehr hilfsbereit und freundlich. Der kleine Ort Caldana hat nicht nur eine atemberaubenden Sicht auf die wunderschöne Natur, sondern auch wunderschöne Gassen zum Spazieren. Es war eine wundervolle Zeit und wir werden auf jeden Fall wiederkommen!

#### Absolute Ruhe mit luxuriösem Ambiente

Wir sind über Ostern 9 Tage im "Il Falco" logiert. Die Villa liegt abgeschieden, die Zufahrtsstrasse ist nicht für jedes Auto geeignet, eine typische toskanische ruppige Strasse. Die Lage ist traumhaft, mit Blick in die Berge und Wälder. Das Haus ist mit allem Luxus ausgestattet, sensationell für unbeschwerte Tage. Wegen dem Aprilwetter konnten wir leider den Pool und die Aussenküche fast gar nicht benützen. Ein anderes Mal würden wir wieder kommen, wenn es wirklich wärmer ist und wir die Aussenanlagen mit den verschiedenen Nischen und Sitzmöglichkeiten besser nutzen können. Der Kontakt zu den Vermietern und dem Verwalter war sehr zuvorkommend und sehr hilfsbereit. So etwas haben wir noch nie erlebt. Einmalig, das macht das Tüpfelchen auf dem "i". Wir haben einige Ausflüge in die nächste Umgebung gemacht und waren viel mit dem Mountainbike unterwegs, vielfach direkt vom Haus weg. Gute Fahrtechnik und Ausdauer sind gefragt, wenn man nicht nur auf den Strassen unterwegs sein will. Eine sehr empfehlenswerte Location - gerne wieder.

#### Tolles Haus, toller Ort

Wir waren 2 Wochen im IlFalco und haben die Zeit in dem wunderbaren Haus sehr genossen. Die meiste Zeit haben wir danke bestem Wetter am/im Pool und der tollen Außenküche verbringen dürfen. Caldana ist ein schöner verschlafener Ort in dem man das Nötigste bekommt. Grosseto und Follacina sind aber nicht weit weg. Kurzum: Wir würden sehr gern wiederkommen.

#### Erholsame Tage in der Toskana

Wir waren im Juni 2021 zum ersten Mal Gast in diesem wunderschönen Haus, das bei uns keine Wünsche offen ließ. Il Falco liegt abseits von jeglichem touristischen Trubel, wunderbar eingebettet in die Natur, auf einem großzügigen Grundstück. Durch die leichte Hanglage hat man vom Haus und vor allem auch vom gepflegten Poolbereich aus einen fantastischen Blick in die Weite der Landschaft. Das Haus selbst ist sehr stimmig eingerichtet, so das der Charakter des alten Rusticos nicht verloren ging. Unser Favorit war vor allem die sehr gut ausgestattete Küche und die gemütliche Außenküche, dort haben wir viele Stunden verbracht, zum Essen oder um einfach nur einen Espresso oder ein Glas Wein zu genießen. Sehr gut gefallen hat uns auch der schöne, luftige Schlafraum im 1.OG. mit dem direkten Blick auf die alte Deckenkonstruktion. Da alle Fenster mit erstklassigen Fliegengittern ausgestattet waren, konnte man dort wunderbar bei offenem Fenster ruhen und dem Gesang der Nachtigall bis in die frühen Morgenstunden lauschen. Die Kommunikation mit dem Vermieter Herrn Willitzer war jederzeit unkompliziert und sehr, sehr freundlich. Wir freuen uns schon, dass wir im nächsten Jahr wieder Ihre Gäste sein dürfen! #### Ferien im schönsten Paradies der Maremma Region

Wir haben bereits zum zweiten Mal unsere Ferien im wunderschönen il Falco verbracht. Schon beim ersten Mal sind wir durch das schmiedeiserne Tor gefahren und haben uns sogleich schockverliebt. Nun waren wir gespannt, wie es beim zweiten Mal wird, da wir ja bereits wussten, was uns erwartet. Aber auch bei dieser Ankunft war es so - man fährt durch das Tor und ist in einem wunderschönen Paradies angekommen. Das il Falco liegt abseits von Lärm und Trubel eingebettet in Oliven- und Eichenbäumen in der wunderschönen Maremma Region der Toskana. Die Zufahrt zum Haus ist mit Bäumen gesäumt. Und schon befindet man sich mitten im Paradies. Das wunderschöne, mit Blumen umsäumte Rustico ist ein absoluter Traum. Davor ein grosser, herrlicher Garten mit dem eigenen, riesigen Pool mit bequemen Liegestühlen. Vor dem Haus gibt es eine Lounge zum Verweilen und Träumen. Im Kräutergartenbereich steht unter der Pergola ein Tisch mit Stühlen - es bietet sich eine herrliche Aussicht beim Essen. Unser Highlight war aber vor allem die tolle Aussenküche mit Teppan-Yaki, Gaskochfeld und Grill. Der wunderschöne, massivhölzerne Esstisch steht unter einer Überdachung und ist liebevoll gestaltet mit bequemen Sesseln und Dekoration. Der Kühlschrank, die Spüle und Spülmaschine, Geschirr und Zubehör machen es möglich, voll und ganz draussen zu kochen und zu essen. Ein Traum! Auch im Haus gibt es eine schnucklige Küche mit allem, was sich das Hobbykoch-Herz wünscht. Besonders begeistert waren wir von der hauseigenen Brotbackmaschine, die uns jeden Morgen mit dem Duft nach frischem Brot geweckt hat. Der Milchschäumer zur Kaffeemaschine zauberte dazu einen herrlichen Cappuccino - was will man mehr...? Das Rustico ist auch innen ein Traum - wunderschön eingerichtet und platzmässig sehr grosszügig. Mit den 2 grossen Bädern mit Dusche und WC und einem zusätzlichen WC im Obergeschoss, dem riesigen Wohnzimmer, den beiden wunderschönen Schlafzimmern, dem Wohnraum mit weiterer Schlafgelegenheit, mit verschiedenem Geschirr, Gläsern und Esskulturmöglichkeiten war das Kochen und Essen im il Falco Erholung pur. Caldana ist ein guter Ausgangspunkt für Ausflüge - es gibt so viel in dieser Gegend zu entdecken. Nach einer kurzen Fahrt ist man am Meer. Für Moutainbiker ist die Region ein Traum! Noch nie konnten wir uns in den Ferien so entschleunigen und erholen - im herrlichen il Falco werden Ferienträume war! Die Buchung für das nächste Jahr steht - wir freuen uns schon heute darauf!

#### Wunderschöne Villa in der Natur

Sehr schöne toskanische Villa in der Natur mit grossen Umschwung und mit Liebe zum Detail eingerichtet. Top eingerichtete Küche und grosser, gepflegter, nicht geheizter Pool mit schöner Weitsicht. Weniger gut geeignet für Kleinkinder aufgrund der Treppe zum OG und Absätze. Sehr angenehmer Kontakt zum Vermieter. Hilfsbereit, unkompliziert und viele Angaben zur Umgebung. Wir kommen gerne wieder.

#### Traumhafter Kurzurlaub in der Toskana - Perfektes Ferienhaus

Ich musste beruflich in die Nähe von Castiglione della Pescaia und da wir ohnehin auf der Suche nach einer Unterkunft für den nächsten Sommer waren, haben wir dies für einen gemeinsamen Trip genutzt und die traumhafte Unterkunft „Il Falco“ in der Maremma entdeckt. Das sanierte und liebevoll eingerichtete Rustico ist vollständig ausgestattet und befindet sich in absoluter, ruhiger Alleinlage. Wir haben es in einem einwandfreien und sehr sauberen und gepflegten Zustand vorgefunden. Der große Garten mit dem Pool in L-Form ist komplett eingezäunt. Highlight war für uns die Außenküche mit Gaskochfeld, Spüle- und Spülmaschine und einem Teppanyaki. Beim Kochen oder Grillen genießt man dort den einzigartigen Blick in die Ferne. Der Ort Caldana bietet alles für den täglichen Bedarf und ist idealer Ausgangspunkt für Touren in der Toskana. Zu den nächsten Stränden sind es ca. 25 km. Grosetto und Castiglione della Pescaio sind auch nur ca. 25 km entfernt. Auch im November ist die Toskana eine Reise wert. Wir haben unser Ziel für den nächsten Sommer gefunden und kommen sehr gerne wieder.
