Fully equipped kitchen with a table that comfortably seats six, 65" smart TV in the living room with plenty of seating, 50" smart TV in the downstairs king bedroom suite (next to the game area and garage space), and a smart TV in the upstairs king bedroom. Note there is an interior staircase (no handrails) between the upstairs and the downstairs king bedroom, game area and garage. Weather event cancellations - eligible for refunds when weather or conditions result in a mandatory evacuation order or large-scale outage of essential utilities. Note June through November is considered high storm and hurricane potential season. Travel insurance is recommended - although ensure you are aware of covered conditions. Occupancy Policy For a comfortable stay and in accordance with our house rules, the home accommodates up to 6 adults (18+) maximum - up to 10 total guests when including children. We aim to keep the home affordable for smaller groups. Therefore, there is an additional charge of $25 per night for each guest beyond 7 (regardless of age) and applies to the entire reservation. Please ensure your guest count is accurate when booking. An additional fee of $50 per guest per night will be charged if the number of over-night guests exceeds the number on the reservation. Exceeding property max will result in eviction without a refund. Maximum combined guests and visitors during the day is 12 including children. Parking The garage can accommodate one vehicle depending on size, and there is a short driveway and lots of street parking right next to the home. No parking permitted on the grass. Carpooling is recommended. Pet Policy Fully house-trained adult dogs are allowed to a max of two and max 60lbs each - NO exceptions - $75 non-refundable pet fee per dog per stay. We ask that pets stay off all furniture, are cleaned up after (doggie bags provided) and are in a kennel if left alone inside the home. Only dogs are allowed - no other types of pets. An additional fee of $100 per pet in addition to the standard pet fee will be charged and/or eviction without a refund for undisclosed pets. Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service. ADDITIONAL INFORMATION Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on Airbnb/VRBO, OR have at least one five-star guest review. NO third-party bookings permitted. The primary guest that books must be at the home for all the nights. There is no longer a golf cart available at the home. An additional fee of $200 will be charged for smoking inside the house either upstairs or downstairs. Close to everything, yet in a neighborhood that is quiet and peaceful. Very comfortable house with a great layout to easily accommodate the six of us. The host does a great job.
