This 2400SF home sleeps 12 adults plus 3 kids, has amazing sea views, lush landscaping, a well equipped tiki bar and plenty of outdoor hangout areas. The ocean is at your doorstep and the marina, restaurant and fishing pier are just a golf cart ride away. Come and enjoy! Tiki Time has two bedrooms and a bath on the main living level and three bedrooms and a bath on the upper level. The main living space is an open-concept living-dining-kitchen that offers ample seating for everyone in your group. There are beach views everywhere you look! And if you want to get closer to the ocean, there are multiple decks with comfortable chairs, and a palapa downstairs. The inside of the tiki bar includes an ice maker, beverage fridge, million-dollar ocean views and a half bathroom. All of the downstairs, including the lushly landscaped yard, sand shower, palapa, and tiki bar is available for your use. The sofa and chairs beneath the palapa are ideal spots for a breezy midday nap in the shade. On Sea Isle's streets you will encounter lots of walkers, runners, bike riders, children and golf carts so please heed the posted speed limit of 20 MPH. A starter supply of paper goods, coffee, soap, trash bags and detergents is included. Additional supplies may be purchased at the marina or nearby corner stores. Within the community of Sea Isle is a private boat launch, a community swimming pool and a private fishing pier. Additional Sea Isle amenities include a bait shop, convenience store, tennis and basketball courts, picnic area pavilion with a stellar playground and the famous Sandbar Restaurant for food and drinks. Please note that the Sea Isle Community Pool is available by purchasing a $100 pool pass from Sea Isle Homeowner Association. Sea Isle Homeowner Association is only open Monday-Friday, 10am to 5pm. Guests should call ahead to purchase a pool pass ($100.00 for up to 10 guests for length of reservation, (409) 737-2438). NO POOL PASSES SOLD ON THE WEEKEND. If pool pass is not purchased by 5pm on Friday prior to the start of the reservation, no pool access will be available over the weekend. Pool is open daily Memorial Day weekend thru Labor Day weekend and during spring break, weather permitting. Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip. Age Requirement: You must be 25+ to book this home. Guest Access: You will have access to every part of the house except two locked owner's closets and an owner's garage. The entire property is non-smoking. The palapa is flammable (dried palm leaves) - smoking near it is subject to a $250 fine and/or cancellation of the rest of the reservation without refund. Capacity: Our house comfortably sleeps 12 adults, 15 total. (King bed, king bed, queen bed, queen bed, queen bed, two twin beds = 12\. There are two twin sized trundle beds, and a fold out ottoman that makes a small twin bed for the other 3 guests) Pet Policy: One dog less than 50 pounds is permitted with paid Pet Fee of $250 at time of booking. Your four-legged friend is not permitted on furniture or beds. Please crate/kennel your pooch when you leave the house without him or her; your dog may not be left inside the house without supervision unless they are confined to a crate. The insurance purchased through VRBO as part of the booking covers any accidental damage your pup may cause the house at no cost to you, but it must be reported immediately. This property is amazing and has everything you need. It is about a 1 minute walk to the beach and the views are amazing from the balconys, even being on the second row. We had 5 adults and 6 kids and all had a blast with bunk rooms for the kids, and all sets of adults got their own room. Kitchen had more than most rentals we are used to, something we will know for next time...we can pack much lighter! Plenty of beach items available for use. The Tiki bar/outside area was a blast! With little kids and old people, being close to the beach is worth the extra price. I’ve rented houses in this neighborhood but across the street and this is much better as far as running back to the house and not having to pack for the beach. I don’t know what the recent reviewer was referring to when they said this house “needs updating.” House was nicely decorated and very clean. Even the front loading washing machine didn’t smell. The adult beds were very comfortable- mattresses were firm and comfortable, bedding was nice (I have rented many beach houses where the beds are terrible and the linens are scratchy and uncomfortable and was glad this house had the kind of beds I expect at home.) Kitchen was very well stocked with basic spices and every pot, pan, bowl, etc that we needed and we cooked every meal at home on this trip. Downstairs area was perfect for kids and pups as it was totally fenced. Tiki bar was nice. There were many outdoor places to sit and visit. Lots of beach toys for the kids. The kids (teens) did report the bunks were uncomfortable. That is the only problem anyone in our group reported to me. Overall a fun time. Would highly recommend. Price is a bit high for Texas (it’s the same that I pay in the Virgin Islands), but house was great. Don’t leave anything on the beach though because someone did steal our brand new shelter. The location of the property and how close to the beach was great. The pictures do not show the house directly in front of it so the pictures are a little deciving. The tiki bar was very cool and we used it a lot, very nice addition. The remodel of the inside of the home was average due to the floor is very unlevel and coming apart so you have to watch where you step. The ceiling in the great room had a hole in it which I immediately called the owner about. Also we a small A/C issue that (me) the renter had to fix with the help of a technition over the phone. Also the deck is very dangerous as it was falling apart (I will try and attach pictures) but we didn't notice this until our teenager leaned against it the night before we left. We did ask for an hour extension and the owner gladly allowed us to do so, that was very nice. Lastly the owners have multiple cameras placed all over the property. I think I counted 4 cameras total (outside). Which gave my family the impression that we were being watched. I mean why do you need those many cameras?
