This has been known in Galveston for many years. Please stay off the dunes and bushes. Stay on the dune walkover to get to the beach. Always watch your steps when you walk on grasses or the walkover. BUGS: ants, mosquitoes, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galveston's life. Because we are in the coastal region with wetlands and open ditches surrounding. The house has been scheduled to be sprayed quarterly and annually by our local pest control company. Per our pest company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do get in, they won't survive. You might see them unexpectedly during your stay. Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. Because lights attract bugs. Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables are, will attract wild animals such as snakes, ants, bugs. A large open area combination of living room, kitchen, and dining room was perfect for a family celebration. The connecting balcony with the bay front view was beautiful and added to our Thanksgiving meal celebration. Having a bathroom for each bedroom was a big plus for this home. Mae Dang is an excellent virtual hostess. She was responsive and timely with all our questions. Mae responded within minutes to all our pre-rental questions. The check-in and check-out process was so convenient and simple. This was our first VRBO and it went above and beyond my expectations. We had 5 adults and 3 kids ranging from 4-13 years old and everyone had enough space and bathrooms were perfect. It was a perfect vacation. The house had everything we needed for a great stay. The property was lovely, clean, comfortable, and had beautiful views of the beach! One of the highlights for us was how easy it was to get to the beach. My grandkids loved being able to just walk across the bridge and be right there in the sand. There were plenty of rooms for everyone to spread out. The kitchen was especially nice, stocked with all kinds of cookware, utensils, and extras you wouldn’t always expect in a rental. It made cooking meals for the whole family so easy. The hot tub was also a nice treat to have at the end of the day, it felt awesome to relax in after a full day at the beach. We truly want to thank our hosts, Mai and Tom. They were incredibly kind, thoughtful, and accommodating. They went out of their way to make sure everything was just right, and it really meant a lot to us. It was clear how much they care about their guests, and we deeply appreciated all the little touches and the effort they put into making our stay so special. Their warmth and hospitality made a lasting impression on us, and we’re so grateful for everything they did. Stayed here with my family to celebrate Mother's Day. The home is just as advertised. This particular home is unique in that the kitchen, living, and dining spaces are all on the top floor. There is a nice-sized bedroom and bath on the top floor, as well, however, the remainder of the bedrooms are on the middle floor. All bedrooms and baths are well appointed and look just like the photos in the listing. We enjoyed the hot tub, but keep in mind you cannot control the temperature, so if you prefer the temp below 104 you may want to arrange that to be changed by the owner prior to your arrival. Speaking of the owner, I cannot say enough positive things about Mai and her amazing level of communication. She was extremely communicative and responsive at all times throughout our stay--just a very friendly personality and her efforts were very much appreciated. Plenty of spaces to gather and plenty of privacy for quiet time and sleeping. Most bedrooms are on the second floor so the early birds don’t wake anyone up while drinking coffee on the balcony taking in the beautiful gulf views and breeze. The home is nicely appointed with everything you need to cook with and very comfortable beds! The hot tub affords privacy but has a peek a boo cut out providing more ocean views while taking a soak. The host is an excellent communicator and responds to all inquiries and questions promptly and with detailed instruction. Highly recommend for anyone wanting to make fantastic memories on a beach vacation. ##### Tamir P. We come to Galveston every year and this was by far the best house we have stayed in. 12 of us comfortably could all cook and eat in the kitchen. The kitchen had just what you needed, dishes, pots and pans were clean. Rooms were all a great size, bathrooms super clean with great showers. Downstairs shower was nice. The outdoor space underneath was amazing. Lots of seating and a greet breeze with view of the water. Private beach access( share with neighbor that we never saw) Cars can park on this beach, was a non-issue really. Last couple days were busy, but it was a holiday weekend. She checked on us three times to make sure we were enjoying our stay, and when we did have questions, she got right back with us. The house is terrific. Clean, spacious (we had 13 folks in the house and never felt cramped), great AC, and great views. And all the little extras that you need (like coffee maker, Instant Pot, plenty of pots and pans, excellent internet, etc). The bedrooms had plenty of space as well. The bedroom suite with a small kitchenette was very nice. Also had a small refrigerator in case of overflow from the main kitchen fridge. There is also an extra fridge (small) in the kitchen for cans/bottled drinks. The beach is very close and was very clean during the week we went. Vacationers do need to be aware that it is a public beach with vehicles allowed. Saturday was very crowded (lots of folks fishing), but the rest of the days were fine with plenty of space. The outside ground floor was terrific. Plenty of seating for relaxing, and picnic tables for eating outside. And the hot tub was awesome for relaxing after a long day at the beach. PLENTY of beach toys for the kids! And wagons! One other note - it is mentioned that a tent is available for use. But it is getting a little long-in-the-tooth. We did bring our own tent. Overall, this place is fantastic! If you want to go in style and comfort, I highly recommend it. I know the next time we stay in Galveston, we'll be staying here! ##### David E.
