The Space:
Nestled in tranquility, the 406 Combo is a two unit retreat, where a king-sized bed in each cottage takes center stage, it promises nights of uninterrupted serenity. The flat-screen TVs offer entertainment at your fingertips, whether you're unwinding before sleep or enjoying a lazy morning in bed. The en-suite bathrooms offer walk-in showers that adds a touch of spa-like luxury to your daily routine.
Step into the living rooms, where an additional flat-screen TV awaits, perfect for cozy movie nights or catching up on your favorite shows. Plush seating arrangements invite you to sink in and unwind, creating a perfect spot to relax after a day of exploration.
There is a space with a small fridge, microwave and a coffee maker in each unit, it's a convenient setup that adds a touch of practicality to your stay.
Step outside to your patio, where a well-manicured yard surrounds you in natural beauty. A communal firepit takes center stage, providing the perfect focal point for evening gatherings or roasting marshmallows under the starlit sky.
The overall ambiance of this retreat is one of modern serenity. The newly remodeled interior, combined with carefully chosen furnishings, creates an environment that feels both fresh and welcoming. From the bedroom to the living room and private patio, every corner is designed for your comfort and enjoyment.
Please note, the grassy yard area featuring a firepit is shared among the four units on-site. It's a great space to socialize and relax. Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

Main Street serves as the heart of the action in Fredericksburg. With over 150 shops, boutiques, and art galleries, visitors can peruse a wide array of unique offerings. The street is also home to numerous restaurants, wine tasting rooms, a brewpub, and two museums, offering a diverse range of dining and cultural experiences. 2. Not all homes have cable; consider setting up a streaming account in advance.
3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.
8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.
9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.
12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.
13. Only utilize the designated on-site and off-site parking spaces at your rental.
14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.

The house was out dated and cheaply remodeled. It was basically all one house and they chopped it up to make it more than one unit. Doors that lead to other parts of the house were dead bolted so they could prevent others from entering from other side of the house, then called it a unit.
