Please, do not book a rental property that has a No-Refund-Policy. You never know what can happen. We had a No-Refund-Policy policy before Covid, but we decided to give 85% of the money back that "cancelled season". Yes, it hurt us financially, but we feel like we did the right thing. I know so many families who booked a No-Refund house, and did not see a dime back when Covid hit. That crushed them too. Knowing what we know now, why would you book a no-refund-policy rental?

We are an easy 10-minute drive to CDP, 6 minutes to Cooperstown Village, and 29 minutes to ASV.
Voted "The #1 Family Baseball Rental in the Cooperstown Area." We work hard for it.
Please do not book a non-refundable property. We learned from 4 years ago.
Non-Summer Rentals – read the bottom of this section. Last 3 lines are for you.
You and your guests are the only ones on this 15-acre property. This property is not shared by others! If you like privacy, this house is for you! I mention this because so many guests tell us how important privacy was to the enjoyment of their stay – along with having a heated pool. Upstate NY can get chilly at night, so a heated pool is a must.
The house was specifically designed for up to 8 families to have a great time together and enjoy the “Week of a Lifetime.” We are much more than just bedrooms!
We have 7 full bathrooms, 1 half bath, and 1 washroom.
There are 6 spacious interior spaces (not counting bedrooms), so it comfortably handles 27 people living in the house (in real beds, in real bedrooms – NOT pull-out couches in common areas or futons to inflate capacity). Plus, we have large, awesome outdoor spaces too.
Guests constantly call the house a “Resort-Like Property.” Please read the reviews and message me with any questions.
We have a new 1,000 sq. ft. "Lounge Deck" – and that’s in addition to the pool deck.
We have high-speed internet and good cell service.

The main level features a large eat-in kitchen, two other good-sized bedrooms, an awesome large sun-room with windows on three sides, a big family room, 2 washer/2 dryer areas, and a living room – all common rooms have a flat-screen TV. There’s also an outdoor deck with a large gas grill, and places to sit and relax under the stars.
Unique central A/C system allows each bedroom and living area to control its own temperature.
We renovated the house (and constantly make upgrades). My business partners are an electrician and a plumber, and I’m a teacher. This is our baby, and we take extra-special care of her for you to call home. If something goes wrong, my guys have your back.
We pay attention to detail. We understand that we are hosting people who have never lived here before, so we make it easy and enjoyable for you:

The house is extremely well maintained.
The layout is ideal for multiple families. The sunroom or living room are great spots to relax in the morning with a cup of coffee and good conversation. Or head to the Lounge Deck.
We have 3 large outdoor dining tables and fun games like Ping-Pong, Bag-O (Corn Hole), Can-Jam, Ladder Ball, and more. We have outdoor basketball, so you can shoot hoops.
Need to unwind? Try the zero-gravity chairs by the pool.
The house has central air, spacious rooms, a big eat-in kitchen, large family room, peaceful sunroom, and relaxing living room – all with TVs and lots of windows overlooking the beautiful property. Plenty of parking and easy access.
We’re just 6 minutes from Cooperstown, with Otsego Lake, Glimmerglass Opera House, Leatherstocking Golf Course, and the Farmers Museum all nearby. The house offers a straight, easy drive to the ballpark.

We stayed at the house for 3 days - a reunion of 12 old friends (in every sense!) Our host could not have been more accomodating; the house was spotlessly clean and very well equipped with everything we could want. Lovely outdoor space and very spacious indoor space. We all had our own space and privacy too. I highly recommend this home.

The photos don’t do this place justice! Such a peaceful & well equipped property!! They literally thought of everything and there was plenty of room for our group of 20 people. Easy drive to CDP and the owners were incredibly helpful & responsive. We hosted the entire team for dinner one night & the other kids asked their parents why they couldn’t stay there too!! It was long weekend family get together. The owners were very accommodating and addressed all of our needs. The home was so warm and welcoming. Would certainly recommend this property to family and friends.

#### \*\*"Perfect Thanksgiving Getaway for Families"\*\*
We had a fantastic Thanksgiving break at this rental home with six families, including kids ranging from middle schoolers to toddlers. The house was spacious, with plenty of rooms, beds, and bathrooms to comfortably accommodate everyone. We particularly enjoyed cooking meals together in the well-equipped kitchen and spending quality time in the cozy common areas. To top it off, we experienced the first snowfall of the season (about 6-8 inches), which made our stay even more magical. Upon arrival, the driveway was slippery due to the snow, but Mathew and Jim were incredibly prompt and efficient in getting it cleared, ensuring our safety and convenience. Overall, it was a wonderful stay, and we would highly recommend this home to others!

#### Perfect, fun and comfortable
Wish we could've stayed here longer! This place is a gem and worth the price. Very close to resort-like. We used the pool, the game room, the family space, and nearly every bed. Thank you to yh hosts fkr thinking of so many fun details! Only concer: many stairs, so not ADA friendly

#### Great home for CDP parents
We had a great time at this property, accompanying our kids who playing at CDP. There was plenty of room for 8 parents as well as kids. The house and pool was a big hit with our players as well, especially on rainy days.

#### Exceeded all of our needs
This property was amazing. We had 8 families stay here while our ball players attended CDP. There was lots to do to keep the siblings entertained. We had plenty of space and all of the bathrooms made sharing the house with such a big group really comfortable. The house has a cool history and layout. Everything we needed was there, even some things we didn’t even know we needed! I can’t recommend this place enough.

#### Cooperstown Trip
We came from Florida for our boys to play at Dreams Park. The location was perfect distance from the park. The house was perfect to accommodate several families and still have your own space. Totally recommend for baseball families!

This rental was perfect! Every detail was thought of! Above and beyond all necessities. We were here for CDP baseball tournament. Multiple families and ages stayed here. We made amazing memories. Wish every rental was as well equipped as this. It was also very clean and the host was very friendly and helpful!

#### Excellent Choice for Baseball Families
Our team families couldn’t have chosen a better place to rent for our Cooperstown week! Located about 15 minutes from Dreams Park and about 10 minutes from downtown. The house was clean, welcoming, situated in a lovely location with plenty of restaurants and attractions in the area. Everyone enjoyed the pool and fire pits. The little kids loved feeding carrots to the horse next door. The kitchen is spacious and everyone’s groceries found a space. Matt was there to greet us and show us around at arrival. He was also extremely responsive to any questions or concerns we had. 10/10, will definitely book again when my younger son has his Cooperstown experience… maybe even sooner!

#### Wonderful Find for our Team Families!
Matt was an amazing host from the time we booked, until the end our stay. He ensured everything was taken care of and was so helpful with amazing recommendations near by. The home was perfect for our group of 19 from 8 families and we even had room to bring the boys for pizza party one night and some time in the pool. Thank you and we will recommend for our future teams.

#### Amazing multi family house
This home has everything for several families to stay together and not be in each others space. With 3 separate common areas inside and 3 outside you can choose to hang out together or have space to yourselves. Inside the layout makes it so easy for several families to all have their space as well. We loved hanging out on the patio or by the firepit enjoying the nature around there is even a pond just behind the house where the boys had a fabulous time fishing which was a bonus. Plenty of parking and space everywhere and so close to Dreams Park and the village of Cooperstown all withing 15 min drive. Matthew was always available for questions and so helpful making it the perfect week for all of our families!

#### Annual reunion of 9 male high school friends - friends for decades
This was the 4th reunion of our crew in various cities throughout the US., and this was by far the best house we have stayed in. It's obvious the property owner takes pride in delivering everything that is promised in the detailed description. I can see this property being perfect for families as well. It is roomy, comfortable, and clean. The property offers lots of privacy as well. I won't go on more other than to say re-read the listing and expect to find all that is described.
