Furnished in rustic style, it has three double bedrooms (all beds are divisible), two full bathrooms with shower and a small terrace that overlooks an internal courtyard. The kitchen is habitable and fully equipped, adjacent to a large and comfortable living room. Upon arrival, our guests will find a courtesy kit that will be used to meet their basic needs (toilet paper, soap and shampoo, etc.). The apartment is located in a restricted traffic area. Check-in is by appointment from 14:00 to 20:00, and for arrivals after 20:00, there is a surcharge. Service restriction: Air conditioning in Italy is governed by a regulation that provides for a minimum temperature of 20° and a maximum of 22°. The allowed temperature values in our apartment are 19°C (+2°C tolerance) up to a maximum of 21°C. Based on Decree No. 383 of 6/10/22 of the Ministry of Ecological Transition, for the winter season, the period for turning on the plants for the City of Florence is allowed from November 8 to April 7, for a maximum of 11 hours a day. Pay attention to the house keys. In case of loss or non-delivery of the keys, a fee of 50€ will be charged for the replacement of the lock for security reasons. For urgent interventions caused by the guest outside office hours (From 22:00 to 08:00) a payment of 100€ will be required. As per Italian law number 21472011 (art.40.1), the Italian police require us to communicate the identity of our guests. The informations that guests are required to share are: an identity document with a valid photo for expatriation and the address of residence . To ensure maximum comfort for all guests, we recommend using the shower one at a time. The house is equipped with a boiler, a simultaneous use of hot water could temporarily reduce its temperature. . Just ok. The people working for the company that owns it are lovely, as are all of the hardworking cleaning staff. The owners need to level up the unit. It is as bare bones as it comes. No art, no lamps no curtains, sheets only, and they can’t be bothered to stock the kitchen with basics that don’t come out of a sealed single use packet. Sadly we were also unlucky with the sewer system which is apparently very old and we had an awful smell in the unit. The management tried to do their best to cover it up, and from what I researched and understood from the staff it is something you must just deal with when in Florence. It is very well located right near the Mercato central and we felt very safe. The location is perfect, right next to large markets and multiple excellent restaurants.The train station is less than a ten minute walk away. The management company is very responsive and answers questions/provides assistance quickly. The apartment is very large but given the price I expected something a little nicer and it needs updating. The bedrooms were sparse and didn’t have curtains (there was curtain hardware but no panels) or decor. Our room only had a bed, one tiny night table and a closet. A bench, dresser, or even suitcase rack would have helped so we wouldn’t have had to put most of our belongings on the floor. The terrace is actually a very small balcony. There is no elevator and you will need to carry luggage up several stairs. The air conditioning works great and we stayed comfortable in spite of the record heat. One bathroom is small and poorly lit but the other one is huge and has the best shower of all our rentals in Italy. Overall it was a pleasant stay. ##### Morena H.
