\## Space  
This gorgeous 2-bedroom, 3-bathroom, first floor apartment has everything you'll need to stay comfortably and safely in the heart of Florence.   
  
The entire apartment has been recently renovated and decorated with attention to details and refined taste for design furniture and comforts. The earthy color palette of the apartment creates a warm, pleasant atmosphere.   
  
The space is clean and practical and accommodates comfortably up to 6 people.  
It's located on the first floor without elevator of a historic building (long flight!!) and comprises:  
\- a large and bright living room ( with 1 large sofa bed  
 for 2 people) which opens onto a fully equipped kitchen creating a lovely open space   
\- a spacious master bedroom with good storage space and Queen size bed, with ensuite full bathroom with shower  
\- a second bedroom with Queen size bed with ensuite full bathroom with shower  
\- there is a third family bathroom with a shower.   
\-nice view of Mercato Centrale Square  
  
The unit comes with air conditioning throughout the whole space, flat TV and a Fibre Option WiFi connection.  
  
A fully equipped kitchen with microwave, coffee machine, kettle, ecc.   
There is also washing machine to ensure full comfort to your travel.  
  
The apartment has all the comforts that a house can offer, quiet and stylish it's perfect for a comfortable stop during the visit of the beautiful Florence.  
Absolutely great for a family or a group of friends.

\## Neighborhood  
The Mercato Centrale in Florence is located between via dell'Ariento, via Sant'Antonino, via Panicale and Piazza del Mercato Centrale. It is one of the results from the time of risanamento, the period when Florence was the capital of Italy in the late nineteenth century.  
The majestic Duomo of Florence is less than 10 minutes away on foot.  
  
\## Transit  
Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.  
Walking distance to all the major attractions of the historic center.   
  
\## Notes  
\*\*\*IMPORTANT, PLEASE READ PAYING ATTENTION\*\*\*  
  
TOURIST CITY TAX: Euro 5.50 per person per night (maximum 7 nights), Children under 12 free of charge   
The lead guest must be over 21 years old and will be required to sign a short-term agreement upon arrival. That is for insurance, fiscal and legal purposes. All guests are required to show a valid identity card upon check-in, if not, they will not be allowed to enter (due to Italian Police regulations).  
By Italian law, stays exceeding 30 nights will require a tenancy agreement ( contratto transitorio)  
Smoking is not allowed  
Sorry, no pets allowed  
Strictly no partying or loud noises. Please do not make too much noise when entering and leaving the flat in the evening and after 11 pm, as to respect our neighbours.  
No outsiders allowed in the apartment without written approval, in order not to contravene the police regulations.  
The final cleaning fee is intended as check out general cleaning. Keep the place reasonably clean and tidy and leave the kitchen cleaned (no dirty dishes and garbage left over). If not, please note that additional costs may be charged.   
In Italian households there is an electricity power limit and if you use too many appliances at the same time the main switch might go off. Be sure to switch off the devices you were using before turning back on the electricity. The main switch looks like a white box and it will be shown to you upon arrival.  
The septic system is very effective, however it will clog up if improper material is flushed. Do not flush anything other than toilet paper in the toilet. No feminine products should be flushed at anytime. If that happened and clog the septic system damages may be charged.  
The municipality of Florence is classified in zone D. The activation period allowed for heating systems installed in zone D is from 1 November to 15 April  
Building’s centralised AC are subject to limitations (normally AC is turned on from end of September to beginning of Spring.  
Lost keys or getting locked out: Euro 100 per key set for replacement.  
For stays above 30 days and above the Client will be responsible for paying bills on top of the agreed Rental fee, at the end of the stay based on Client's real consumption.  
  
Check-in time is 3PM - 7PM  
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.  
Any late check in must be requested and approved 24h before arrival.   
  
Early and Late Check-In has an extra cost:  
From 12 noon to 3pm: €10 ( €15 on weekends)  
From 7pm to 8pm: €25  
From 8pm to 10pm: €35  
From 10pm to MIDNIGHT: €45  
No check-in after MIDNIGHT, except for agreement made previously.

#### Beautiful Apartment and Great Location!

This Apartment was overlooking the Central Marketplace! What fun it was to watch the hustle and bustle out our windows and then go right across the little street into one of the most interesting food, drink and fun places! Met so many fun people there! Breakfasts were amazing, the sandwhiches, the bars! Anyway...the apartment was clean, super nice, cute as heck and had THREE bathrooms! Beds were super comfortable! (I would've liked to have seen a couple of hand towels for the kitchen since there are no paper supplies). Just a charming place to stay. Location is wonderful and Ubers will come there! I definitely would stay here again and loved our stay! Thank you, Andrea for all your help in the booking process!

#### Great Location!

Perfect location! Apartment was clean, and we loved the location! It was an easy walk to the train station, many restaurants, and just about everywhere we had planned to go. Having the food market right across the street was so convenient and a nice surprise! The rooms were spacious and bathrooms nicely equipped and clean. We had an issue with a leak in the one bathroom when we arrived, and property manager responded quickly. It was the end of the season so there were a few things that needed fixing, but nothing else that we felt we needed to call about. Would highly recommend Mamma Napoli, just a few steps away. Great food and service! Often stopped for an evening limoncello! We loved our stay here and would definitely stay again!

Apt was terrific for a 4 day stay in Florence. Very centrally located. Apt was clean, beds were comfortable, 3 bathrooms, lots of hot water. Good communication with hosts.
