Freshly remodeled studio with a memory foam King-size bed, a modern, fully equipped kitchen, a genuine leather sofa & 65-inch TV, and a bar top with bar stools for enjoying your meals from. Perfect for couples looking for a modern retreat or individuals looking to explore the heart of Fayetteville. Guest Access: Guest Access & Amenities: Guests will have access to the entire apartment, located on the 2nd floor of the building. This includes all appliances, kitchen supplies, and amenities. A private entrance is available at the top of a short flight of about 10 steps. We provide initial amenities in the bathrooms, kitchen, and laundry room to get you started on your trip. However, these supplies are limited to a couple of days’ worth, and guests are responsible for purchasing additional items if needed. Exterior cameras may be present on the property for security purposes. Other Things to Note: ★ Not pet-friendly. ★ There is no garage access. ★ Please note this apartment is on the 2nd floor of the building and guests must access the apartment through a stairwell. House Rules that are strictly enforced: \- Check-in is any time after 3:00 PM. \- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000. \- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000. \- This property is not pet-friendly. Pets discovered at the property will incur a fine of $400. \- Unauthorized checkout delays will incur a fine of $100 per hour. \- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary. \- Strict 2-person maximum, there's no space to accommodate a third guest. \- The apartment is in a complex with other people as well, so try to be courteous of the other guests with noise late at night. The property is very small and the stairs may be daunting for those with mobility issues, but they were not an issue for us. Studio apartment was perfect for two people with all the amenities for a brief Fayetteville visit. Easily walkable to Dickson St activities but removed enough to be quiet. We didn’t realize it was rush weekend for the college, so it was full of collage kids. It got old taking our pups out to potty, up and down the stairs, but we knew this when we booked. Like many reviews, this place is very small but very clean, efficient, new renovations and a perfect location. Property management was easy to get a hold of. Adequate parking on the backside (this was not a game weekend so can't speak to that). Price, location, ease of use were exactly what we needed for a short trip to move child in to UofArk.
