I especially appreciated the overall cleanliness and a kitchen that was well-stocked with necessities. The cottage decor was very nice. The cottage was very clean and decorated nicely. We took advantage of a well equipped kitchen to cook a number of meals. The setup of the place is very functional. We didn’t utilize the upstairs bedroom, but it would be nice for a small family with a kiddo or two. We used the fire pit most nights while we were there. It’s a nice layout around the fire pit and we enjoyed watching the sunset with a glass of wine and into the evening. The location is secluded but easy to find. We did enjoy hiking, shopping and eating in Eureka Springs, and the Great Passion Play. But at the end of easy day we were so blessed to be back at the cozy Grace Cottage!! It’s very close to Beaver Lake and Starkey Marina, and it’s only 15-20 minutes from town. I thought there would be a better view of the lake, but there was a lot a foliage, so the view is probably better in the fall or winter. My only real issue was the a/c thermostat was not correct. It would say it’d be 64 inside and I’d be in shorts and a tank top, I’d say it was at least 10 degrees hotter than that. We communicated with the owner, but the a/c guy said he basically wasn’t going to come unless it quit working completely. Eventually we figured out you could put a lamp by the thermostat and trick it into thinking it was hotter than it was reading, and we had no problems with it getting hot after that. Aside from the a/c issue, (that’s the only reason I’m giving 4 stars instead of 5) it was a great place to stay. ##### Amanda W. We arrived at this property close to 5pm on the day of checkin. Upon arrival we got out of our vehicle and were immediately swarmed by hundreds of wasps near the fire pit and outdoor seating area. We made it inside and the house was clean but the reason we booked was for the outdoor environment and the advertised view of the lake. There was no lake view even with the leaves off the trees. We knew at that point we could not stay there so we immediately started looking for another place which was extremely hard to find at that time of the evening. We lucked out and The Enchanted Forest had a cancellation that we were able to take. It was an amazing little cabin so check them out. When I reached out to the owners with our issues we were met with rudeness and a refusal to refund even the cleaning fee much less anything else. Keep in mind that they weren’t going to have to reclean because we didn’t stay there so that says a lot about the owners. We have moved on to trying to retrieve our refund through VRBO due to false advertising and also disputing the charge with our credit card but I felt led to go ahead and leave a review so other family’s might not have the same experience. We have used VRBO for numerous vacations prior to this and this was our first ever negative review we’ve had to leave and first ever time we couldn’t stay where we had booked. Grace Cottage suited our needs wonderfully! It is very nicely appointed and beautifully decorated (my wife commented on it several times). Deck to enjoy and serve as observatory of sorts. Beaver Lake right around the corner. If you need to re-energize or regain balance, or just have a great time and enjoy the beauty of the area, this is home base. Have not been this relaxed in years. The drive is scenic, and you can see the lake from a couple of vantage points on the deck (you're not right on the water, however). Lots of birds visited the feeders, which we reloaded from the host's supply. Quiet and comfortable place, just a fun 15 minute drive from the Eureka springs attractionss ##### Ross M.
