Roellia is a beguiling, architect-designed villa where refined luxury, stylistic coherence, and a love of life unite to create the ideal home from home for those in search of effortless indoor-outdoor living, space, and unstinting quality. And thanks to the diversity of its amenities, which include garden gate beach access, a pair of pools, a gym and a basketball court, it has all the right attributes to exceed the expectations of everyone in your group. Inside: accommodation at Roellia is organised over a main house on three floors, and two independent garden guesthouses. An impressive pivot door opens into a generously proportioned open-concept living and dining area. Walls of fully retractable floor-to-ceiling glass doors bring in the glorious sea views and the light and allow guests to move seamlessly between the indoor and outdoor areas. The DNA of the villa’s overall aesthetic is encapsulated in this tranquil, uncluttered space. Cool grey concrete flooring flows organically out onto the terraces, white walls act as a blank canvas for colourful artworks, minimalist designer furniture offers both comfort and curiosity, and integrated lighting outlines and defines the property’s ultra-modern credentials. Everything has been meticulously designed and immaculately finished. At one end of this space, a door opens into the sleek and extremely well-equipped contemporary kitchen, conveniently located for serving both the indoor and the outdoor dining area. Back in the living area, a flight of stairs in sculpted poured concrete leads up to the first floor, which is home to the main bedroom, a luminous double-aspect double with inspiring sea views, a sofa, a large en-suite shower room with double sinks, and a supremely panoramic private terrace. Further accommodation in the main house is found on the lower ground floor, which is accessed via a staircase from near the kitchen. Here there are: • three good-sized double-twin bedrooms, each with its own sitting area, sea views, en-suite shower room, and access to a panoramic terrace • a gym with treadmill, cross trainer and multi gym • a guest WC • a laundry room The remaining accommodation at Roellia is spread over a pair of independent guesthouses accessed from the gardens: • the first has a double-twin bedroom with en-suite shower room • the second is a self-contained suite with a double bedroom with en-suite shower room, and a living area with kitchen corner Outside: Roellia's al fresco areas are as beautifully finished, as spacious and as well furnished as the interiors. All the rooms flow out onto sea-view terraces and there is an abundance of options for those wishing to gather together or to find a private spot in which to read a book, snooze or while away the time reflecting on the gorgeousness of their surroundings. The living and dining area open out via fully extendable sliding glass walls on two sides. To the front is a shady panoramic vantage point looking out to sea, while to the side is the fabulous pool area, also with sea views. At the centre is the amazing 17m-long zero edge infinity pool whose final stretch angles out towards the sea. A covered sitting area furnished with sofas and easy chairs offers shade, while elsewhere, loungers invite sun worshippers to bask in the warming rays. Up a few steps from the pool area is the large dining gazebo, built with open stone walls, topped with a wood-beamed roof, and equipped with a kitchen, atmospheric lighting and a large table. This is an extremely convivial spot, especially in the evening as dusk turns to night. Paths weave through the lawned gardens connecting the various spaces and the two guesthouses, while down below, outside the main house's lower ground floor bedrooms is a well-furnished sea-view terrace with plunge pool Jacuzzi. The main bedroom on the first floor of the main house has its own private terrace, whose views out to sea and over the coastline are bewitching. The last three elements of Roellia's outdoor areas take the property to yet another level: first, flanking the house on one side is a private area of woodland through which guests may stroll, breathe in the pine-aromatic air and, in a clearing, pick delicious ingredients from the organic vegetable garden; second is the basketball court, hidden away in the gardens; third is the magical path that leads down through the gardens to the sea gate and on to an idyllic, privately organized pebbly beach with sunloungers and parasols. Roellia features a fantastic infinity pool, offering swimmers stunning views while in the pool. There is a drop off the infinity side so we recommend children are supervised at all times. Due to the nature of the property including terraces low walls and several drops around the grounds, children must be supervised at all times. The number of steps that must be negotiated to get into and/or around this property might make it unsuitable for people with mobility problems. The last 300 meters of the road to access the property is unpaved. Roellia sits on the sea close to the upmarket resort of Porto Heli. For many years, the town and its surrounding area (the tip of the easternmost peninsula of the Peloponnese) has been second home to the Athenian aristocracy and Greek shipping magnates, who built sumptuous summer estates there. Today, it attracts the international jet set, from royalty to business tycoons, who come for the sophisticated atmosphere and the sense of hush-hush privacy. Also known as the Greek Riviera, the peninsula of Porto Heli is lined with gorgeous beaches and lapped by sparkling blue seas. It's a great place for water sports, yachting and island-hopping - the cosmopolitan islands of Spetses and Hydra are just across the water. Apart from the pebbly beach at the bottom of the garden, guests staying at Roellia can opt to stroll to the sands of Lepitsa, where there is also a seafront restaurant and bar. Rising above Lepitsa beach is a hilly promontory, an unspoilt natural oasis with fabulous views and walking trails, a perfect day out for the more active in your group. Less than 2km from the villa is the little village of Kilada. Home to a selection of waterfront tavernas, bars and cafés, as well as mini-market, it's a nice spot to spend a little time. For history lovers, one must-see is the archaeological site of Epidaurus. Its stunning theatre is famed not only for its size and its sensational views, but also for its crystal clear acoustics, and there is much more to see besides.
