The location was very convenient and close to Ellicottville and shopping. One portion of the front porch was a bit rough plus there was a abandoned grill on the porch that should be removed. The hot tub needed to be cleaned and serviced while we were there which was promptly attended to. The house and property are beautiful! We had two families for a total of 10 people and there was plenty of room for all of us. My husband enjoyed taking the kayak out on the pond every morning. And the kids loved walking to Tim hortons in the morning. We also walked to steelbound and the new bar, fatteys, right across the street. We ended our days with campfires by the pond. We had a blast! The property was as advertised and the owner was very responsive. We did not need anything during our stay, but it was nice to knowing we were in good hands. Fun little lake with kayaks. Great porches. Super fun town of Ellicottville with lots of good restaurants and shops. Golf and Sky Adventures at Holiday Valley was excellent.
