Our home also has 2.5 full sparkling clean washrooms with complimentary soap, shampoo, body wash, complete with a shower, sink, and toilet so everyone can get ready for their day quickly!

✦ Complementary WiFi, tea and coffee. Your dual kitchens come fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes, cutlery, and more!

✦ EARLY CHECK-IN or LATE CHECK-OUT: We are strict on our check-in and check-out times as it takes a long time to clean and get the property ready for the next guest. We allow for 1 hour flexibility. If you require this service, please contact us no later than 24 hours prior to arrival or departure as this is not always possible. We are strict on check-in and check-out times due to cleaning needs, but we allow a 1-hour flexibility with 24-hour notice. A $30 fee applies for early check-ins or late check-outs, subject to approval, as its not always possible. If the home is ready sooner, we'll notify you.

✦LOST OR FORGOTTEN ITEMS✦
Please be advised that we cannot assume responsibility for personal belongings left behind after your stay. We recommend thoroughly checking the property before departing. Items left behind will be stored for 14 days and then donated or discarded. Coordinating pickup or delivery of items will incur a fee.

✦SELF CHECK-IN✦
Easily check yourself in with our electronic lock on the front door of the private entrance. Codes will be provided to you after you book with us.

✦MAIL & PARCELS✦
We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, please connect with a local post office to find out about renting a post office box. For bigger parcel deliveries, ensure door drop-off or depot pick-up. We are not responsible to retrieve mail or parcels on your behalf.

✦ Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP if it is an urgent matter, but there is no on site staff 24/7.

✦ Profiles with a review rating below 4 stars cannot book instantly. If such a reservation is confirmed, it may be canceled under certain circumstances. New profiles without reviews will be manually reviewed and subject to screening and questioning. They may require a $500 refundable security deposit before a booking is confirmed and check-in instructions are shared. This deposit is fully refundable at the end of the reservation, assuming there are no missing items or damages to the property.

✦HOST INITIATED VERIFICATION✦
We have a verification process in place for all reservations. A $500 security deposit will be collected prior to check-in. This deposit is simply a pre-authorization and will be automatically released after check-out (provided there are no damages, missing items, etc.). A signed short-term rental agreement along with a valid ID is also required prior to your stay.

✦ We are an API-connected software host, which means that in accordance with Airbnb’s terms of service, we are permitted to implement “offline fees” to collect a security deposit outside of the Airbnb platform. All requirements are clearly communicated and handled securely through our trusted guest portal.

✦CANCELLATIONS✦
We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. If you wish to protect yourself from unexpected last minute cancellations, please consider purchasing your own travel insurance to obtain the level of protection you desire.

✦✦✦ IMPORTANT NOTICE as of August 2025 - Please note that light construction work is currently underway in the basement of the home as it is being completed by professional contractors. Work will take place only during daytime hours, with no activity in the early mornings or late evenings. The crew has been instructed to minimize noise as much as possible to avoid disruption. Thank you for your patience and understanding as we enhance the space.
✦ Quiet time hours between 10 PM and 8 AM. There are others living in the area so we have neighbours to respect.

✦ No pets allowed in the home.

✦ Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If the host cannot directly contact guests on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to its beginning.

✦ This is a NON-PARTY home. Parties, events, or large gatherings are not permitted under any circumstances. Evidence of a party will result in immediate cancellation of the reservation without a refund.

✦ No smoking of any kind (cigarette, marijuana or vaping) and no drug use - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.
