Step out from your private front entrance and you'll be greeted by the quiet streets one of Edmonton's newest most desirable & quiet neighborhood's - Desrochers!  
  
What our guests love about our listing:  
\- Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached.  
\- This is a BRAND NEW home built in 2023 with a HUGE owners suite with attached private ensuite, a King Bed & Walk-in Closet!  
\- Our house features four full washrooms, 2 upstairs, one on the main floor, and another one in the basement.  
\- Only a 20 minute drive to Edmonton's world famous - West Edmonton Mall (WEM) and 20 minute drive to YEG Airport  
\- 4 minute drive to Heritage Valley Town Centre  
\- Beautifully decorated space by a local Edmonton Designer with Modern & Cozy furnishings and a bright warm ambiance.  
\- Easy self-checkin via. secure door keypad.  
\- Secure attached double garage available for use!  
\- Our house features lightening fast WiFi on our large 50" SMART TV which features complimentary Netflix.  
  
  
What some of our guests do not love that much about our listing:  
  
\-Our home is BRAND NEW construction which is amazing with all new finishes and furniture. However, because it is a brand new neighbourhood as well, there is a bit of construction dust outside and potential construction noise while during the week and daytime hours while the neighbourhood fills out.  
  
Our house comfortably sleeps 12 guests with a king bed in the master bedroom, two single beds in the second upstairs bedroom, a queen bed in the third upstairs bedroom, a queen bed in the fourth bedroom on the main floor, and two additional bedrooms in the basement featuring a king-sized bed and a queen-sized bed, respectively.  
\- All beds complete with fresh sheets changed after every single guest.  
  
Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.  
  
Once you stay with us, you'll feel like you're simply staying at a home you own!  
  
Guest access  
You have full and total access of our home with private entrance during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Chapelle Shopping Centre - a close by vibrant shopping district in Edmonton!  
  
As a guest of our home, you will have exclusive access to the main floor of the house, which includes four bedrooms, living room, full kitchen, and 3 full bathrooms, and a private covered patio with a the hot tub. You will also have an exclusive access to the basement floor of the house which features 2 bedrooms, second living room and full kitchen, and a full bathroom.  
  
You will also have access to a detached car garage, which provides secure and convenient parking for your vehicle. The garage also includes some storage space for your use during your stay.

Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

HOT TUB RULES:  
\-hours of operation 8 am - 10 pm a night  
\-hot tub is intended for registered guests only during the duration of their stay  
\-please use the washroom and shower prior to using the hot tub to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water.  
\- Please note that bubble bath, soaps, or oils are prohibited from the hot tub. If bubbles are found, a full drain will be required at a cost of $500 plus tax.  
\-hot tub sessions are to be limited to 30 minutes or less  
\-only potty trained children should be allowed to use the hot tub  
\-no glassware in the tub or anywhere near the hot tub area  
\-please make sure to only wear proper swimwear in the hot tub as regular clothes leach detergents into the water which creates excessive foam.  
\-no food or other drink permitted in the tub  
\-do not remove the chlorine or pool monitor from the hot tub  
\-cover is to be placed back on after each use  
  
\*if glass or other debris are found in the hot tub, a full drain and clean will be charged to your damage deposit of $500

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:  
  
1\. Sign our short-term rental agreement  
This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.  
  
2\. Complete ID verification  
All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.  
  
3\. Choose your damage protection option  
You’ll have two options to finalize your booking:  
– Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.  
OR  
– Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.  
  
\*Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.  
  
\*We are an API-connected software host, which means that in accordance with VRBO’s terms of service, we are permitted to implement “offline fees” to offer a security deposit or damage waiver option outside of the VRBO platform. All requirements are clearly communicated and handled securely through our trusted guest portal.  
  
\*Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.\*  
  
We have exterior cameras on both the front and back of the house.  
  
There is keyless entry to the home which a code will be provided to you after you book with us.  
  
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Please reach out on the platform with any questions or concerns you may have!  
  
Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. Myself and a bunch of my friends booked here for the weekend! I loved that there were a lot of bedrooms and it was spacious and clean. The kitchen was big and open, and the house had a lot of bathrooms! Only thing that was lacking was there was no back yard and the hot tub was tiny. All in all we had a great stay!

Clean property and exactly as described and picured. Great option for families or extended groups, in particular with a separate living area downstairs. The location was fine for us as we were visiting family in the area and it is very close to shopping and the airport.

#### New and exactly as advertised

Such an amazing space for our trip. We loved the hot tub - bedrooms were perfect and kitchen was well equipped. This was exactly as advertised and honestly cleaner and newer than I was expecting. My only issue was trying to get in and missing a step in using codepad. But we messaged and we able to resolve issue within a reasonable timeline.
