What some of our guests do not love that much about our listing: \- The home can get a bit warm in the summer months and the house does not offer air conditioning. However, we provide tall cooling towers in each upstairs bedrooms for ease and comfort sleeping at night, and open windows help create a great cross breeze to cool down the home fast! \-Our home is BRAND NEW construction which is amazing with all new finishes and furniture. However, because it is a brand new neighborhood as well, there is a bit of construction dust outside and potential construction noise while during the week and daytime hours while the neighborhood fills out \-There is a basement unit in the home so there can be some potential to hear neighbors Our house comfortably sleeps 10 guests with 1 king size bed in the master bedroom, 2 King beds in the remaining 2 bedrooms upstairs, 1 bunk bed on the main floor and a Sofa bed in the Bonus room upstairs. \- All beds complete with fresh sheets changed after every single guest. Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, stove and dishwasher along with glasses, mugs, dishes and cutlery. Once you stay with us, you'll feel like you're simply staying at a home you own! Guest access You have full and total access of our home during your stay, including an attached car garage located at the back of the home. Other things to note ✦ Please note✦ \- Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require. \- The basement of this property is occupied by a long-term tenant who lives there full-time. Their unit has a completely separate entrance and no interior spaces or advertised amenities are shared. You’ll have full privacy in the home that is advertised on the listing throughout your stay. \- The balcony has been winterized for the winter season and is currently unavailable until the spring season. \- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended. ✦ Additional Guest Fees ✦ A $15/night fee applies for each guest beyond 6\. Choose your damage protection option You’ll have two options to finalize your booking: – Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay. OR – Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules. Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
