Sleeps 6. This is a fantastic apartment sleeps six guests in three bedrooms, and is right in the heart of the city centre. The local area, the New Town, is awash with restaurants, bars and shopping, and the Old Town is just a few minutes away. The living area is open plan, with feature fireplace and expertly furnished. Cable TV, DVD player, DVDs, CD/Radio player and WiFi are all available for guests use. The adjoining kitchen comes with all mod cons, breakfast bar and coved dining area. The three double bedrooms all feature their own en suite with either shower or bath, king size beds and ample storage. Please note Wi-Fi at this property is complimentary. Please note we do not provide hypoallergenic bedding at our properties. This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival. Entry to the apartment is from 16:00 onwards. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already. A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure. All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old. Please arrange your arrival with the property manager at least 24 hours before arrival. Check in is from 4pm, and check out is before 11am. As a group of three couples, the property was perfect for us, with three en-suite bathrooms and a good size living room / dining room etc. The fit and finish of the property is first class and the location is perfect for a sight seeing trip to Edinburgh. They kept in touch before the trip answering questions as needed. I think a little more effort could have been made to meet us there and show us how things worked. That aside. The flat is lovely. Clean for the most part. I did see a few crumbs on kitchen floor but all else was fine.it is great for all to have their own bathroom and airport tram stops just a bit down the street. If you live in the city you won't mind the noise in the front bedrooms. I wear earplugs when I sleep so no problem there. We live in the suburbs where nature is our traffic noise. It was quite warm in the flat but our contact told us how to turn down heat. Again a quick visit would have been nice for such info. Be advised there are about 15 steps down to the flat. I specifically asked about this and was told only a few. My elderly mother wasn't able to attend but if she had as planned this would have been a hardship for her. ##### Kathryn T. The home is exactly as pictured. All 3 bedrooms were spacious and nicely decorated. The kitchen was well equipped. Wi-fi worked perfectly. The home was clean and well maintained. About a 10 minute walk to the train station. Shops and restaurants are reachable within a few minutes walk. Also a couple of grocery markets are within a couple of blocks. All the conveniences you need for a holiday break. David met us at check in and was very responsive when needed. It was a great place to spend time in lovely Edinburgh. Would definitely stay here again. ##### Rena B. Felt very comfortable here and everything was clean. Large enough for three couples and lots of luggage. Location is within walking distance to most attractions and local pubs. Check-in was fast and easy and David was quick in responding when we had a question. Pictures show exactly what apartment looks like, no surprises. Would highly recommend a stay here. ##### Nicole V.
