Luke who greeted us on our arrival was so friendly and helpful and he provided a great list of suggestions when we asked. He brought out juice and snacks for free to make sure we had something to eat. It made the whole experience a lot more friendly and welcoming. The room and private bedroom were very clean. The bed was very comfortable. Leith is a lovely area and you can get to the centre of Edinburgh quickly using buses or the tram.

Andy the owner seemed nice and communication was good so I hesitate to write a poor review. However, I wish someone had written one for me to read to avoid my bad experience. Bed linen badly stained, clump of someone else’s hair on shower wall, couldn’t get hot water out shower even after reading hotel manual (tepid at best) so didn’t wash (and it was hair wash day! Girls can relate). Apart from general wall and furniture touch-up repainting, there was this bizarre, frequent, loud creaking without me moving. In reality, this felt like a 2 star establishment, not 4.

Easy access to transportation into Edinburgh. Unfortunately they were unable to provide breakfast however cup cakes or shortbread cookies were offered at reception and they were delicious. The room was quiet even though the hotel was in a busy area.

We got a parking space right in front of the guest house, got into the hotel, very easily, and found our room. Very pleased to have a small glass of port that came with the room. We walked two blocks down to have dinner at a Polish restaurant, then walked across the street to have a glass of scotch in a pub with great ambience. The bus stops in Front tomorrow, so it will be very convenient.

Lovely place to stay
Very comfortable and clean. Very peaceful and quiet. Well resourced area with buses, places to eat and nice walks close by. Only 20 minutes into the centre of Edinburgh by number 35 bus or 20 minutes walk to Ocean Terminal. Tram will be opened soon so easy to get to centre AND airport. The room was lovely and we could relax without being disturbed. Local cafes were good and we really enjoyed staying at Sandaig. Lovely welcome with a wee decanter of sherry and warm and well heated room and en suite bathroom.

Excellent - clean, comfortable and great location
Great communication from Sandaig for check in and key details. Lovely, comfortable and clean room with fabulous en suite facilities and very quiet. A welcome decanter of sherry greeted us in the room which was a lovely surprise. Walking distance into Leith, Ocean Terminal and less than 5 minutes to buses that take just 20 minutes to the Royal Mile. Great location and very reasonable price. Recommend very highly and will definitely stay here again.

A generally mediocre experience
A generally mediocre experience, with some highlights provided by the location. Firstly the positives: Location, nearby attractions, local food/drink offerings and great transport links. Nicely decorated, if slightly care worn. Negatives: We booked a room with specific features (desk, laptop area, etc) and were "upgraded" to a larger room, but without these features. The "king bed" was 2 doubles pushed together, that frequently came apart. The mattresses were like bricks of iron- we both had back and shoulder pain from night one onwards. The shower door fell of its rails when looked at strongly. Breakfast is only served from 9 till 10. Making it too late for those going on day trips (which generally leave from 30 mins away at 8am),and too early for those having a long lie in. Thick dust (seemingly from a tumble dryer or similar) coats all surfaces higher than eye level, and behind any side tables, or furniture. Cleanable coffee stains can be found on the skirting boards and cabinets near the in room kettle. Lastly, we were never able to meet the owner/operator as we arrived late, and had full days planned. The Staff appear to only be around until about 10am and so all communication was done via phone. This meant we never felt comfortable raising issues, or using the always empty living room that we only discovered on day 3 as it's hidden behind the dining room.

Room was not as expected, no onsuite! Misunderstanding at booking in, apparently we were unexpected. No security in room window was able to be opened from outside. Pillows were too hard. I wouldn’t recommend this as it was way too expensive, we could have used a hotel.

Very comfortable, good value, a lot of charm, convenient location, away from the hustle and bustle but a short easy bus ride into the downtown area (buses come all the time and you can pay with credit card 1.9 pounds each way).

Paid for superior room. Got a standard room. Explanation from owner not acceptable. Towels didn’t look clean, curtains were threadbare and had huge holes in them. Photos aren’t a true representation. Breakfast is extra.

Staff were really friendly and helpful didn’t see a member of staff but there was no confusion with checking in breakfast timings were a little late so didn’t have breakfast the rooms were clean modern and well presented could of done with a bath but that’s my preference.

The guest house is clean, warm and comfortable. Breakfast is amazing and good value. Sets you up for the day, the staff including Andy the owner of Sandaig could not be more helpful or friendly. Will definitely be visiting again.

We loved the unique décor. Unfortunately we were delayed arriving so we didn’t get to interact personally with staff, however communication to gain access was excellent. House was inviting and the dining room looked lovely although we weren’t able to take advantage of the breakfast. We enjoyed our stay.

We did not get the room I booked. I booked a King bed and had the reservation printed out with me but they put us in a plain room with a double bed. Since were stayed four nights it became uncomfortable because my husband is a big man and it was hard for both of us to fit. We were charged the same rate as the larger room.

It was a nice room with a bath across the hall but close. Great access to the the bus into town just a short walk away. Parking was available along the street. Short walk to restaurants.
