Surprisingly spacious and well equipped.
A large, clean apartment with a double bedroom, bathroom (with bath) and living/kitchen area. Well located - an easy walk to all the touristy bits of town. Also well priced for the location and provisions.

Hot water issues
No hot water 2 out of 5 mornings as problems with boiler which is just not acceptable. Promised would come over within 10 mins each time to sort but I had to chase 40 mins later. I was staying for work so twice had to go without shower before leaving. The boiler needs replaced/permanently fixed as losing pressure. This would have been a great apartment if it wasn't for hot water issue.

Basic apartment near haymarket
Apartment was very basic, not the nicest one I’ve stayed in. Check-in wasn’t at the actual apartment which I hadn’t realised but it wasn’t too far away. Apartment could be doing wit modernising. Okay to stay in if you are not planning to be in it much.

Apartment was OK. Clean and basic but very expensive (probably because it was new year.) Had to call out the maintenance team as the hot water was not working but, it was soon sorted. Having an issue with fountain court as the receptionist charged me on checkin rather than taking a holding payment.(he acknowledged this was his mistake.) He was advised by his managed to refunded this at the end of the stay 'as it would be quicker for me' and was assured this would happen however, it has not. As I went to sort this out at the end of the stay i was again told it would be sorted that day and I would receive an email but, nothing as yet. Really annoying end to what was overall a pleasant stay.

Perfect place for transport to the airport from the tram! Not really close to tourist sites though. Also the place is old and not very clean. If you decide to go out to eat go to McKirdy’s steakhouse one of the nearby steaks I have had!!

Lovely Edinburgh ❤️
My overall experience while staying in Fountain Court has been very good. The property is walking distance from major tourist attractions (20 to 30 mins) and very close to Haymarket Station so connectivity isn't an issue. A very comfy and quiet place with all the basic amenities inside. Although bathroom was small in comparison with other apartments but is acceptable. A nice overall experience, will definitely recommend to others.

The parking for Morrison street is located at our headquarters which is a 3 minute walk away from the Morrison property. Unfortunately due to it's prime location we are unable to provide parking directly on-site. I hope that you enjoyed your stay regardless.

The location is excellent. It's near the Conference Center, Princes Street, Edinburgh Castle, and several pubs. It's also near city buses that run every few minutes, buses that travel outside the city, and buses and the tram that provides run from and to the airport. The building is old and subject to things that go wrong. We had a hot water issues, but the staff was quick to fix the problem. The staff we dealt with were excellent.

The staff was super helpful letting me checking in ealier as the room was ready! The place was immaculate, also the carpets and cutlery. No noise at all. They kept my bags after checking out. Nothing is too much for the staff and the location is brilliant. Also quick checking out as you leave the keys in a dropbox.

Great service but terrible location. The constant noise of the train traveling underneath us! If we were made aware of this prior to booking we would have gone elsewhere. It was borderline torturous. They should have paid us to sleep here. If you do not like loud trains shaking the whole apartment as you sleep all night, probably best to avoid. Not acceptable

We are aware of the current issues with noise from the train line and we investigating ways of limiting this as much as possible - the noise does not happen at all times. If we had been aware that it was ongoing during your stay we would have happily tried to move you to another apartment, but I regret that this was not an option. We have other properties throughout the city which might be more to your liking. Would not stay again - terrible customer service
Overall the apartment was OK, however, when I got up for work in the morning I realised there was no hot water coming out of any taps, being in a rush to get to work I had to make do without and just go to work. On arrival at work I contacted reception to inform them. Upon receipt of my feedback, a guy called Stephen was reluctant to help in any way, rather, he informed me that because I didn't notify them at the time (which as much as I would like to waste my morning waiting for a maintenance man, I was already delayed having waited for hot water which never came out of the tap) they could do nothing, furthermore, he then went on to suggest that I was fabricating the whole thing and making it up as their 'maintenance man' had been to the apartment and suggested all was OK with the hot water - again, I don't have the time to waste sending feedback if I don't think it is necessary and nor do I have the desire to purposefully not have a shower for the sake of sending feedback but apparently the hot water had miraculously come on in the hour from my departure to arriving at work. Appalling customer service and complete lack of understanding.

Ben, as discussed with our Operations Manager Stephen we were not given the opportunity to investigate your boiler at the time of the issue. Upon later investigation, our Maintenance Operative reported that the hot water was working in the apartment. We would never wish to suggest that you were 'fabricating' an issue in your apartment, and regret that you did not report any potential issues to us immediately so we could have investigated at the time.

Apartment was quite comfortable and bed was clean. We stayed in apartment 13 and the bedroom window did not close properly so was quite noisy as faced on to a busy road.

Fair value for your money...
Lovely staff but apartment was very creaky and floorboards were really loose ... Bathroom dirty and stains on woodwork made place seem grimy... However, bedding and curtains very plush and comfortable and at least there was cooker and equipment to make hot drink ... Very noisy place to stay due to its position and students also live in this building... Fans would help so windows could stay closed reduce noise... This said great base for exploring central Edinburgh.

The staff, especially Stephanie were super friendly and helpful. I had mistakenly booked the same night twice but managed to resolve it with minimum hassle. They also took care of a credit card problem I had. They were great and 24 hour concierge facility. Its right near the West End the Business District, but just conveniently away from the tourist throngs along Princes Street which is only 500 yards away. Nice and quiet for a city centre location

Comfy and convenient.
The property is only a short walk from Haymarket station so very convenient if arriving by train. The washing machine is a very welcome inclusion after weeks of hand-washing!

Would absolutely recommend. Will stay there again.
Loved the apartment! Was cosy, comfy, clean and convenient. Great location- very good for trams and busses and very close to the centre. Extremely easy to get to the centre. Only have to walk along Princes Street to get anywhere. Apartment had all the conveniences needed- towels, shower cream, sponge, dish soap, utensils, plates... Nicely decorated.

Good value.
Good value. I love having a kitchen and washing machine. Though the washer never dried anything, and twice I woke up to no hot water. The guy cane and fixed it right away, but it was still annoying. Also, the place you have to check on is a couple blocks away, and my flat was on the top floor. So it was more walking and climbing than I anticipated.

Good location. Not clean
The apartment was not clean, we found dust balls in the living area, the sofa was broken and the window paint was crumberling off. The location is Good,around 20 min walk to Edinburgh Castle. Some nice bars a d cafe also local. It's about 30min busride Air 100 to the airport.

Lovely accommodation near Haymarket station
The apartment we stayed in was Lovely! Had everything we needed, and gave us more space than a hotel room... For a competitive price! The apartment was perfectly clean and tidy when we arrived, and the location represented additional value as it was very close to the station and just a 20 minutes walk from the centre of the city!

Great location with on site parking
This is a busy hotel with multiple properties. We were in the same complex as reception. We had a two bedroom suite which was well equipped, comfortable and spacious for the location. Easy walk into town or tram or bus are very handy. Parking on site is very handy given the great location.

Pleasantly surprised!
It was hard to find a reasonably priced place during The Fringe, but this was under $200 a night, a great location (15 minute walk to Grassmarket and Edinburgh Castle, 20 minutes to the Royal Mile), and tremendous amenities (wifi of course, but also a full function kitchenette and a living room separate from the bedroom).

Well situated
This hotel was well situated near Haymarket in Edinburgh and it fitted our needs perfectly. It was not cheap but that was due to it being festival time.
