### Cosy Three Bed Lodge with Private Garden

Summary:  
This stylish period single-storey cottage with modern touches and period charm is an ideal place to book for your next peaceful getaway with family or friends. Located within the private grounds of Gilmerton House, The Lodge is five miles from the beautiful village of East Linton, seven miles from the picture-perfect coastal towns of Gullane and North Berwick and only 20 miles from the historical city of Edinburgh.  
  
THE LODGE  
This cosy cottage has everything you need to feel comfortable. It is tastefully decorated, stylishly furnished and provides you with all the modern amenities. The perfect combination of old and new and ideal for a family or couples looking for a quiet rural retreat. There are two double bedrooms, one twin bedroom, an open plan living room with a wood burning stove, a large dining table and kitchen with all modern appliances. There are two bathrooms, one with a roll top bath and separate shower and one ensuite shower room. The property is surrounded by an enclosed garden with an outdoor seating area that is perfect for alfresco dining or star gazing. Essentials such as fresh linen, towels & Wi-Fi are provided.  
  
Joivy Scotland will be in touch to assist you with airport transfers and in-stay services, such as in-stay cleans, linen changes and childcare equipment.  
If there is anything that has been missed out or if you have any questions at all, please don't hesitate to get in touch! All feedback is appreciated. A maximum of two well behaved small - medium dogs are welcome, but must be kept under control, especially if there are livestock or game birds in the area, must never be allowed to climb on beds or furniture and never left unattended in the building. Please clean up dog hairs inside and any mess outside the building (the next visitors may have small children).  
  
Joivy Scotland wants you to have a fantastic stay, so encourage you to see the space as a home away from home - treating it as though it is yours! There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay:  
\- Strictly no smoking, no parties  
\- Dispose of rubbish appropriately  
\- Keep the property clean and tidy  
\- Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected  
\- Please remember to close all windows and doors when leaving the space  
\- Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.  
\- To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification.  
  
The Space:  
There is a comfortable corner sofa, a coffee table, two chairs, cosy log burner and a flat screen TV with Smart TV living room. There is also a six seater dining table that looks out onto the garden in the open plan space. The modern farmhouse kitchen has a sink, integrated appliances including induction hob, double oven and microwave, dishwasher, fridge and freezer, a kettle, a toaster as well as a french press. Utensils, crockery and cooking basics are provided as well as tea and coffee. Washing machine is also integrated within the kitchen. The dining area can seat up to six guests and is in the heart of the cottage.  
  
Guest Access:  
The cottage has three bedrooms and can sleep up to six guests. The spacious master room has a comfortable double bed with hotel-quality linen, a seating area in the bay window, a desk and an en-suite shower room. The second double bedroom has a comfortable bed with hotel quality linen, a designated work space and mirrored wardrobe and views onto the garden. Twin bedroom has two single beds with hotel quality linen, vanity desk, chair and views onto the garden. There is a family bathroom with a roll top bath and separate walk-in shower, toilet, sink and underfloor heating. The ensuite shower room has a shower, toilet, vanity and sink unit. Local environmentally friendly premium Laura Thomas shampoo, body wash and hand wash are provided for guests as well as towels and hairdryers. This home is managed by Joivy Scotland.
