Sleeps 10. Lochside House is a charming Georgian cottage that has been extensively refurbished and extended to create a great mix of character and modernity. Simply furnished, this B listed house is situated in the most enviable position, a quiet "country like village" yet within the heart of Edinburgh with lovely views of Arthur seat. Set within its own grounds, the back garden is completely secluded and enclosed. The property has unrestricted on street parking. The entrance hall leads to the dining room and from there you can access the modern lounge and kitchen. The lounge is a new addition to the property and boasts floor to ceiling glass covering most of 2 walls. The massive glass panels open to create a fantastic interaction between the house and the garden -bringing "the outside in". The kitchen is fully equipped with all modern appliances, including an American style fridge/freezer. The other side of the entrance hall downstairs consists of two adjoining double bedrooms. The main downstairs bedroom has a patio door opening onto the back garden. There is a fantastic bathroom on the ground floor which has a great power shower over a full size bath. Upstairs there are 2 principle bedrooms both with en-suite shower rooms. Both these bedrooms have double beds. The third smaller upstairs bedroom has bunk beds. Please note we do not provide hypoallergenic bedding at our properties. IMPORTANT NOTICE: From 18/08/2025, the neighbouring property will be undergoing extension works, expected to last for approximately 6 months. During this period, there may be some noise from contractors during working hours. Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of £30 for unsociable hours, arrivals after 10 pm will incur a fee of £50 and arrivals after midnight, a fee of £60. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already. Bookings made at this property require a £500 damage deposit, which will be due 7 days before check-in. Providing there are no deductions to be made from this, the payment will be refunded to your card 5-7 working days after departure. All properties are strictly non-smoking and do not accept hen/stag/party groups. At least one guest must be over 25 years old. Please arrange your arrival with the property manager at least 24 hours before arrival. Sleeping Arrangements 5 bedrooms 1 x king size bed 3 x double size beds 2 x single size beds (bunk beds) Exterior A charming, B listed Georgian cottage set within its own grounds with a secluded and enclosed back garden. Local Area Duddingston Village is one of Edinburgh’s premier addresses, thanks to its unique combination of a genuine village atmosphere and a location ideal for access to the city centre. The picturesque surroundings of the village include delightful views across Duddingston Loch and on the opposite side, the southern flank of Arthur’s Seat. As well as the open spaces of Arthur’s Seat and Holyrood Park, there are a good range of golf courses nearby including Prestonfield and Duddingston. The Cameron Toll shopping centre is just a short drive away through the park, as are the thriving areas of Newington and Bruntsfield, both of which offer a great array of cafes, restaurants and shops of all kinds. And for the evening meal and drinks, or afternoon lunch, the local village pub, The Sheep Heid Inn, is Scotland’s oldest surviving public house and provides good food and a traditional skittle alley. Getting there Old Church Lane, Getting there from the Waverley Railway Station Exit station onto Princes Street, turn left along Princes Street and take the third right onto Hanover Street. Here you can take the number 42 bus directly to Duddingston. You must alight on Duddingston Road West once you enter the village of Duddingston. Old Church Lane is on the left hand side. Getting there from the Airport Take the Express Shuttle bus from Stand 19 just outside the UK arrivals hall into the city centre. Exit bus at Waverley Bridge, just off Princes Street. Follow instructions as above. Getting there by car If travelling from the North once you have crossed the Forth Road Bridge follow signs and join The City of Edinburgh Bypass /A720. Follow the Bypass to the end and at the Old Craighall junction roundabout turn left onto the A1. Follow this to the Milton Road Roundabout, turn left onto Milton Road /A1. Follow this road and look out for Duddingston Road West on your left hand side. Old Church Lane is the fifth road on your right hand side. If you are travelling from the south on the A1, follow this to the Milton Road Roundabout, turn left onto Milton Road /A1. Follow this road and look out for Duddingston Road West on your left hand side. Old Church Lane is the fifth road on your right hand side. Excellent road connections also provide rapid links to the city bypass and A1, which in turn give good links to the motorway network and Edinburgh Airport. Additional Information For those not familiar with Edinburgh, "Duddingston Village" is actually situated within the heart of Edinburgh, on the boundary of the Queen's Park which surrounds Holyrood Palace. It is best to access the village from the Queens Park – the house is directly opposite the Duddingston Kirk manse, halfway along Old Church Lane, and has a front garden with grass. Parking Information The apartment has ample unrestricted on-street parking. So they took our money and left us high and dry with no consideration or thought of how they could help us. Based on a non essential travel ban across Scotland, we wonder how they got to the property to prepare it for our arrival. The only thing they offered was for us to book again with them and get 20% off.Buyer beware with this property.Maybe a T&C review is needed in extenuating circumstances when guests can’t travel? ##### Steve F. There were 11 of us; my husband, me our 3 adult children their spouses, and 3 grand children. We specifically chose this property for the 5 bedrooms and 3 full baths. The day we arrived, we were notified one of the bathrooms didn’t work and that the owner didn’t want to “cancel” on us so they never called. No notice, no choice to look elsewhere, and we paid quite a bit more for a 3 bathroom house. It was an inconvenience to say the least. I’ve left 2 messages for the owner requesting a call and assured we would hear from them. It’s been a week and nothing. We own a VRBO and would never handle a situation this way. A credit back for lack of a bathroom would have been offered from day 1 for our guests. I hate to leave a bad review on properties as I know owners work hard to accommodate, not the case here. The property was a bit run down and hardly no supplies for guests. We do not recommend this property and very disappointed with the owners lack of response. ##### Kelly C. While there were a few minor queries, they were swiftly resolved by the extremely helpful property manager. We, honestly, couldn't have had a better place to stay & would thoroughly recommend this location to anyone considering renting the property. ##### Rhiannon M. There was ample common space to hang out and the kitchen was well stocked for our needs. It is obviously an older building, but we had hoped for a cleaner space. There were some water damage and insect issues which were communicated to the property manager. Overall, it was a fine place to stay if you are spending most of your time exploring the great city of Edinburgh. ##### Erin J. Finding a place for 8 adults (4 women/4 men) to comfortably stay for six days can be a challenge. Fortunately, this house was everything and more that it was represented to be! It is so very spacious and laid out in a way that if you wanted some quiet/alone time you could be in your room and not hear what's going on in the living areas. We never felt "cramped" together. And, the backyard is a great place to hang out! The kitchen a has plenty of dishes, glasses, pots and pans. However, you will need to bring your own spices, cooking oils, etc... It is located in a beautiful/quaint area far enough from the hustle and bustle of the city center of Edinburgh but only about a 12-15 drive there. There's a wonderful pub/restaurant - The Sheep Heid Inn - right around the corner (easy, quick walk) and a store for groceries about a mile away. We absolutely loved the house and area and highly recommend it!!! ##### Melissa P. Séjour de 7 nuits en août 2023 ### 8/10 – Bien #### Catalina B. 27 juill. 2023 #### Perfect location This manor is in an ideal location, within walking distance to a great pub, gardens, Arthur’s Seat and a quick trip into the city of Edinburgh. The home had plenty of room & the check in/check out process was easy. As avid world travelers however, I unfortunately have many recommendations to improve this property for others. Upon arrival, we noted a large hole in the ground near the entrance gate, >4 ft x 4 ft, covered with wood, and this could be a hazard. In the foyer, there was a large amount of dust, a pair of socks and Uno cards in the nook of the staircase. The glass doors out back were covered in fingerprints and smudges. The odor in the back bedroom on the 1st floor was so unpleasant and pull down shades over the sliding glass door that would not lift. The chairs in many of the rooms, including the dining room, had dried food & so many stains that they had been covered with random blankets to hide it. There are water leak marks in the ceilings, in the the back bedroom (1st floor) & in all the bathrooms, including mold in the 1st floor bathroom ceiling, which is a health risk. The toilet in one of the main bathrooms upstairs was unusable since it was slanted to one side & not secure to hold, when sitting. Lastly, the unkept backyard with no attention to landscaping, leaf covered water feature & table that was dilapidated, was very disappointing. For such a beautiful manor, I was somewhat surprised. I really home improvements are made as this home has potential! ##### Catalina B. For feedback: beds were a bit smaller than described, the showers needed a bit of attention - there was mildew on the tile walls and shower attachments. Also. each bathroom needs waist bins. Otherwise it was a lovely weekend and house. ##### Nan P. Cute neighborhood, very close to holyrood park. The park roads were closed on the weekend, so had to go the long way around to town. Cute bar and restaurant around the corner. The Sheeps Heid.
