AC was cold inside to help beat the summer humidity. Shared yard with 2 other propties owned by the same company, many fruit trees and places to explore through the yard but be aware you will be sharing with your hopefullly friendly neighbors while staying. Even wit the shared yard every property gets a piece of tranquility and privacy on their back decks and side yard areas. No outisde light on the deck as they don't want groups outside late keeping the others awake. With young kids not a problem as no one was up past 9pm. But the reason you book this place is for the proximity to Thumpertown beach. In about 2-3 mins you can walk from driveway to beach parking lot. Google low tide images of the beach and make sure to go during that low tide to experience it. That quick walk to the beach made it great for young kids incase the little ones dont want to stay too long. Overall nice place, close to the beach but small and not 100% privacy while on the property. ##### John J. Great location near to Cape Cod National Seashore and plenty of hiking and other beaches. We came in June the week before the "season" started and highly recommend this time -- many of the paid beaches were free and parking was more readily available.
