nice place, close to the beach
Parking was the only nightmare, there are a few spaces out front of the hotel but getting a space seemed like a task you would spend most of your holiday trying to attain. Reception was very friendly. The room was fine and nice and clean. The 4am wake-up call from the seagulls were unbearable, obviously not the hotels fault but getting double glazed windows would make sure a difference.

hate hidden charges
not very impressed about the late check in charge of £15 for after 8pm, there was no mention of a charge at the time of booking, if I've missed it, it wasn't very clear to begin with, thankyou hotels.com for refunding this charge

We are sorry to hear about this. We do make it clear that we may have to make a charge foe a late check in as we need to cover the cost of a night porter when guest arrive late which we explained to you when you confirmed your arrival time. We are relaxed when it is not too late and normally absorb the cost but on this occasion it was very late.

Close to all attractions
Great location except for proximity to night clubs on St.James Street. The proprietor was very nice. The building was very quiet.

I'm extremely sorry if you had cause to feel that the shower was in need of a good scrub - we will get straight onto it as we usually score very highly indeed for cleanliness. Thanks for taking the time to review and for letting us know you enjoyed your stay at LimeHouse. We are very central, close to the sea and the pier and also to the local nightlife which can be a mixed blessing, although with just eight rooms it is usually peaceful inside the guest house.

Disappointing
I was generally disappointed with my stay at LimeHouse. On the plus side first... it was clean, spacious (room #2), internet seemed fine and it was in the location I wanted. On the downside... the pillows were like sandbags (when I left a note to see if there were softer ones, I received no acknowledgement or reply), the king bed was 2 singles pushed together (you could notice the gap) and the bed wasn't the most comfortable. In room #2, there were 2 skylights right above the bed with no blackout blinds so it was very bright at 5:30am!! At various times (incl. 11pm) there were people in the back garden talking loudly right outside the window. I'd say there are better places to stay nearby that also incl. breakfast and netflix at the same price.

We have a variety of different pillow types and replace them twice a year so this would have been such an easy fix to make you more comfortable. All of our beds are zip and link, with a mattress topper to make them a super king size. What a shame we did not get the opportunity to remedy some of your issues while you were with us for a week last month. As requested we respected your wishes 'not to be disturbed' or to enter the room to tidy, change linen or refresh the room - and indeed checked whether you needed anything at all with you on the occasions when we saw you coming to and fro. We do hope that we can tempt you back to stay at LimeHouse again.

A decent well located hotel but also a mixed bag!
Positives: Absolutely fantastic location - very close to the centre of town but relatively quiet. The room was clean, spacious and well designed and really an excellent standard for this grade of hotel. The tea/ coffee selection was good and there was a nice selection of useful "extras" such as iron, hairdryer . Negatives: Service is pretty minimal. You arrive and it is very unclear that you should check in across the road at their sister hotel. I have now seen a lot of comments about that on here so I feel that they could have done more to make that clearer given it comes up consistently in feedback. When I did meet the staff, they were very friendly and personally I don't mind having low key staffing but it did occur to me that given there was no obvious staff presence in the hotel it was really unclear where to go if you should have any issues during your stay. The main negative was the noise. The stripped wooden floors meant we could hear everything in the rooms around us, even to the extent that we could hear the conversation of the people staying in the room above us. We were woken up several times in the night by people going up and down the stairs and walking around their rooms and by 5am we were praying for a bit of underlay!! There really was a lot I liked about the place but at the end of the day the basic function of a hotel is to be a place to sleep and as the noise meant we didn't get much of that it would be difficult to grade it any higher.
I am not sure when Emma stayed but we have changed a few things and only reopened on 1 April so I guess it was last year. We have sold our sister hotel and so all guests now check in directly at LimeHouse and we have new management team - Oliver and Rasa - who are living on the premises and can help with any needs or issues during a stay. I am really sorry about the noise. We don't get that many complaints and I can only imagine other guests during your stay were a bit noisier than usual. I apologise for this.

Accommodation was in a good spot near the pier, central Brighton, markets and Kemp Town. Some decent bars and places to eat near by. We were in room 6, which was on front and had side sea view and view over park. Nice decorations. A bit ikea-esquire. I wouldn't call it a boutique type place. We had to collect keys from over the road at the strawberry. Which was a bit unusual. There were no communal areas which I expected. All staff we met were friendly and helpful. I didn't sleep at all well as it was a bit cold. Couldn't figure out heating and it was noisy. People coming into accommodation in middle of night, people in room above stomping around and dropping things on wooden floor, Seagulls, people leaving bars, local disturbed people. Also place was light in morning as no curtains just slatted wooden blinds. We came by train, an easy walk from station through town. The cleaner left the store rooms open and rubbish she was cleaning out in big bags, which didn't give a pleasant experience as a guest - there are narrow stairs and short corridors. Place was immaculately clean. Good wifi. A bit disappointing for what we paid - £140plus. Ok for £75

Easy and painless
Staff was really helpful and pleasant. Everything was exactly as described and it's in a great location. Perfect for short stays. For a longer visit though you may want somewhere with a car park as local parking can get expensive.

Great location, for both the shoreline and streets
The LimeHouse was a great base from which to explore Brighton, if you've not been before, being less than half a mile from the Royal Pavillion in one direction and Kemp Town in the other. A fairly quiet square/garden meant I wasn't kept awake and night and the room was clean and tidy, with a good bathroom. Other than checking in and out, I had no need to trouble staff and just got on with my own thing (I was there for work related business).

Central location good for clubs, bars and easy access to waterfront. Difficult with parking outside of the hotel. Hotel doesn't offer good soundproof room . Floor boards are, squeaky , Windows allow all outside notice through, no aircon. Brighton waterfront needs major renovation. Very sad to see all these

Our bank holiday weekend stay
It was an expensive 2 nights not because of the type of guest house so much as paying for being in the heart of Brighton and its sea front. Remember it's a guest house breakfast is not included in the price. There are a few tea rooms near by relatively inexpensive but still this needs to be factored into the overall cost of your stay. Parking is near impossible and charges start from 9am at £2 for one hour and £4.60 for 2 hours and so on.

Good location, nice decor.
Our room was spacious and well decorated and clean. The bathroom was also clean and well equipped. Our room was on the top floor and as there is no lift a good pair of legs was needed but was fine for us. The bed was comfy and the duvet nice. Our only complaint were the pillows which were incredibly flat and there were no additional spares available in the room. The hotel's in a great location but be prepared for some late night street noise which can't really be helped. Would happily stay again.

Great for families
The room was great for our family! It was big enough room for our toddler to sleep on the sofabed and have our travel cot up for our infant without feeling cramped. There aren't many services, as there isn't a reception in this building,but it was perfect for a quick getaway to the sea! The neighborhood had lots of great restaurants and shops steps away. The sea and the boardwalk were also only minutes away! Great location and room.

Found the Limehouse to be ok for what we needed.. a bed at the end of the day. Parking is a nightmare but if your lucky you might get a space outside the hotel @ £10.40 between the hours of 9am - 8pm free after 8. We had to park on the sea front @ £15.60 again 9am-8pm. So if you need a basic clean hotel I'd recommend the Limehouse.

Very welcoming and friendly staff. Very clean room with nice bathroom. We had a 4th floor unit that was a bit of a hike, but otherwise very nice. The only real negative was that the wifi was very poor on the top floor, which was annoying as needed wifi to plan activities and transportation.

Booked a two night stay. We had a room on the ground floor at the front which had a view of the sea. The room was clean and bright but very minimalistic. The bed was very comfortable but the bathroom was quite small with no window. Tea and coffee were supplied but only enough milk for one cup each. Because our room was by the main entrance we had to put up with a lot of noise from people coming and going at all hours.

Lovely guest house in central location
We stayed at the Lime House for 4 nights in early May and had a lovely stay. The room was clean and fresh-looking, with dark wood floors and white and lime walls and accessories. We had an ensuite, which was small but perfectly adequate for our requirements. We chose a cheaper room at the rear of the property which meant no views of the sea, but we knew that the area could potentially be noisy with traffic or wind off the sea so it suited us just fine. We could walk into town, to the station and to friends who lived close by so the location was perfect for us. Plenty of cafes and restaurants nearby too. Would definitely recommend (as long as you don't need to keep your car nearby, in which case parking is an issue).

This is a very comfortable and charming hotel with a unique room design, hardwood floors and a clean look and feel. It's close to good restaurants and the centre of Brighton, as well as the seafront.

Rooms were fresh and very clean. Plenty of tea and coffee rather than the usual two tea bags. And the handover lasy was very pleasant. However it felt like staying in someone's spare room as there was no reception onsite , no bar anything like that. It was £120 for two people occupying a double room but same price for my daughter as a single occupant. It was a bit steep as no breakfast included, and a charge of £20 to store bags for a few hours was beyond the pale. Will stay elsehere next time.

You won't be disappointed!
Stayed two nights - had two rooms (adult sons with us). Owners very accomodating with allowing us a late check out (flying back to Cdn in late afternoon). We were greeted at the home and fully oriented to the neighborhood. Sharon was very friendly and helpful with wonderful restaurant recommendations which we enjoyed. The rooms were spacious, well appointed and location was fabulous with walking possible to sites, shopping and good food! Would definitely return!

Interesting hotel. No reception (located in a different hotel) was a bit peculiar. We were met by Jay who was nice and explained where everything was in town. Breakfast was not included which was a bit of a let down at that price. Well located in Brighton. Old building, so the floor does have a bit of a slope!

We had an absolutely wonderful stay at LimeHouse. The room was modern and very comfortable. The staff were friendly and helpful. The bathroom was very clean. The location was just 2 streets from the hustle and bustle of brighton, making for a quiet stay.

2 night stay, we were given room 1 which is on the ground floor next to the street. The room was noisy, you could here everyone's comings and goings as we were right next to the front door. The bed was uncomfortable, 2 single mattresses pushed together to make a double. The room was cold. On the plus side it was clean, nice shower and a good size...

We always use expedia for reviews,and glad we did on this occasion. Great hotel in an amazing location right by the pier and a 5 min walk to the lanes. The hotel is awesome,clean tidy and very modern. The perfect place for a weekend stay.

I stayed here for two nights with my fiancee so we could hang out in Brighton and unwind for a minute. The room was very fresh and cozy but anyone staying here should know that it's more like a flat rental then it is a conventional hotel - which seems to be the way most hotels in the area are set up. So there is no elevator and it was three flights up a narrow, crooked staircase and no lobby. It was not what I expected but it was clean, in a great location and totally suited our needs. Just be ready for a workout if you are traveling with lots of luggage.

Friendly staff, loved the funky modern decor, especially the shutters! Fab shower room, variety of tea to choose from (although we don't drink tea, or coffee, hot chocolate would have been a nice option) Hotel is walking distance to everything - the pocket tourist map in the room was really useful! Welcoming atmosphere, We'd definitely stay here again in the future:)

We stayed at the limehouse as part of a 3 night stay in brighton, the hotel was clean and the room fitted out in a nice clean modern style. the main issue as i would guess would be the same for many hotels in Brighton was the parking, we managed to park about a mile up the coast for the duration of our stay for free, We was shocked on arrival to find that although we believed we had booked for a family of three on hotels.com the hotel only had a booking for the two adults and charged us an additional £37.50 for the sofa bed being made up, not sure if this is a mistake of hotels.com or the hotel but it put a bit of a downer on us to start the trip.
