We are located in the mountains and roads can be slick and poorly maintained. ● Please let us know ahead of time if you’re expecting any deliveries or using a ride-sharing service (for pickup or drop-off), so we can call them in at the gate. Unregistered drivers/vehicles will not be allowed entry. Other Things to Note: ● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. ● This property can accommodate up to 12 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit. DOG FEE: ● $100 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed. ● Guests shall register with Penn Estates at least 72 hours prior to check-in. Community Registration: ● $40 registration fee per group - This is included in the booking total ● Registrations and/or bookings finalized less than three days before arrival will incur a $35 community processing fee, in accordance with community policy. This fee will be requested separately via the booking platform, if applicable. ● AMENITIES PASSES: We provide guests with 9 passes that are active from Memorial Day to Labor Day. Availability, operating hours, and reservation requirements are outside of our control. The house comfortably accommodated our family plus another family — 9 people total — with plenty of space for everyone to relax. The kids absolutely loved the game room, which kept them entertained throughout the stay.The location was perfect: very close to Camelback and nearby stores, making it easy to get around without long drives. We also appreciated that the house is located in a gated community, which added an extra sense of privacy and comfort.The only minor downside was that the gas fireplace stopped working on the last night, which was a bit of a bummer given the winter weather. Other than that, everything was excellent, and we would definitely consider staying here again. ##### anthony t.
