MUST BE 30 YEARS OLD OR OLDER TO SIGN RENTAL AGREEMENT. Please tell me about yourself and your guests when inquiring about booking. This one level contemporary is located just 10 minutes from the villages of East Hampton and Amagansett. It is situated on a private, beautifully landscaped and wooded lot bordered by a nature preserve. For the past 24 summers, guests have raved about this home (see Guestbook comments). You will find that it is immaculate and tastefully furnished, and has a spacious, bright living room with a cathedral ceiling and fireplace and a sunny kitchen with skylight with seating for 8 to 10 people. The living room with fireplace is flanked on one side by the primary bedroom suite with king-size bed, ensuite marble bath, Smart TV and access to the deck, affording you the privacy you desire, and on the other side of the living room there is a hallway to three additional bedrooms and shared bath. The kitchen has granite countertops, stainless steel appliances and terra cotta tile floor and all of the cooking and dining accessories you will need and desire. In addition to central air conditioning throughout the house, the living room and each bedroom has a ceiling fan to help cool the rooms. A washing machine and dryer is conveniently located on the main level. The house has a large upper deck, accessed by four sliding glass doors, with patio dining furniture for 8 and Weber gas grill, and a lower deck with in-ground HEATED swimming pool surrounded by beautiful, flowering landscaping and an enclosed outdoor hot/cold shower. There are 6 chaises, an umbrella, and pool rafts. POOL IS CLOSED FROM OCTOBER 1 THROUGH BEGINNING OF MEMORIAL DAY WEEKEND. RENTER IS RESPONSIBLE FOR COST OF GAS USED TO HEAT POOL. There is also a two car garage with direct access to the basement making it convenient for you to enter the house, bring in your bikes and access the basement refrigerator from the pool area. Beach chairs and umbrellas, a highchair and 3 bikes are also available. A detailed list of helpful information about the house and the area is sent close to your check-in date, and is also available at the house. NOTE: Monthly rentals include all expenses and utilities except the guest is responsible for a mid lease cleaning fee of $250, electric used, and for any gas used to heat the pool at the renter's discretion. Shorter term rentals pay for any gas used to heat the pool. Deposits for these are collected upon booking. The decor is dated and the overall impression is marred by the many post-it notes stuck to the stove, walls and doors admonishing renters to only clean with X product, don't pull too hard on this cord (really!) etc.The real reason to look for another property is the owner, who made the stay unpleasant and stressful. I have never experienced such an invasive and hysterical landlord. The owner is demonstrably uncomfortable with people staying in her home. She made us sign a separate lease on top of the VRBO agreement and list all possible visitors. She spied on us via the Ring cameras and casually mentioned different people, describing them by hair color, etc. I had to leave in the middle of my stay and she called me hysterical to find out why I left and when I was coming back - her questions made me uncomfortable. My friend stayed and she demanded his phone number and harangued him with texts, while texting me daily to see when I was coming back. When we left the property 3 days before the rental period ended she texted to complain that if she'd known she could have "enjoyed her own home" that weekend. My response was for her to enjoy the 2500 she was making off an empty house, and then she actually texted me back to say that my math was wrong (!)I had to block her on communications. We booked this property the day before Thanksgiving and Donna communicated quickly and clearly to get our lease agreement done and set up for a 3 night stay. Donna even turned the heat on for us before we arrived. The property is clearly and accurately described on VRBO. It is very well stocked. We made Thanksgiving dinner and had everything we needed. All 4 bedrooms are comfortable. The layout of the house was great for our small family gathering with one big great room with couches, fireplace, and TV attached to a kitchen. The only downside is that you can hear people talking and the TV from the bedrooms, so if someone in your group wants to go to bed early, they will hear what is going on the the main room. We were there off-season so the pool was closed, but it is just down some stairs from the back deck. We would definitely return to this property, in or out of season. ##### David K. We had a very enjoyable stay with two of our grandsons. The house was very clean and roomy. The kitchen was well equipped and had everything we needed. The house was easy to get to, although, much further from East Hampton than we were used to. The neighborhood is very quiet and near to the water.
