Property can sleep 30+ MASSIVE 13 seater hot tub swim spa! FOR WEDDING PRICING: isntgrm "RanchGetaway" for guest limits, table options, etc Mostly known for Wedding Gatherings, WEDDING + LODGING ALL-IN-ONE, from the Lake View, to the stunning 360 Mountain Views, & Private Acres- this property is an amazing place for any weddings, receptions, corporate events, family reunions, or just an ultimate escape being surrounded in nature & beauty! Trailhead access directly in the backyard leading to miles and miles of Mountain Views. At night you can experience the stars in the sky with the nature of this secluded area. Many bedrooms offer skylight windows to view the stars at night from the comfort of the king-sized beds throughout the entire upstairs and main floor. The property is 8,000 sq ft. On THE RANCH you'll find seasonal seating on the back patio surrounding the fireplace. Overlooking the city and the lake and the surrounding mountains is breathtaking no matter what season! Summer: The backyard offers a TRAEGER Smoker to enjoy using for any occasion. Additional fold-out chairs and tables can be found in the garage. Additional items will be found in the garage such as pickle-ball equipment (recommended to use at nearby Corey Wride Park), Commercial Volleyball (Must request to have this set up before your arrival if you plan to use it\*\*), croquet, and more! Enjoy the very large gym area with a ping-pong table in the large garage for all to enjoy! Corporate Events & Weddings & Reunions are great at this property: Property can sleep 30+ people. Any Events/Reservations holding or sleeping more than sixteen (16) guests may incur additional fees depending on the nature of the gathering, if you need to utilize extra chairs/tables for offsite visitors/gatherings, etc. You must provide the accurate amount of people that will be staying at the property. A winter shovel is provided for the driveway just in case. You will have quick communication with the Host. The Host is very experienced in this space and has multiple (smaller) properties in the area to choose from if you'd like to explore those options as well. THE RANCH is Located \~5 mins away from brand new Cory B Wride Park that offers: Giant Playground 4 Baseball Diamonds Splash Pad Zip-lines Swings Basketball Courts Tennis Courts Pickle-ball Courts Pavilions Festival Field LOCATION: 6 Ski Resorts \~1 Hour away. Winter or summer- most of which have full access to hike/ride year around! (Sundance is a personal favorite of ours!) The Ranches Golf Club 5 mins away. Talons Cove Golf Club 12 mins away (Ranked top 3 in Utah). Notorious Thanksgiving Point \~15 mins away has entertainment and museums for adults and children of all ages! Starbucks & Grocery Store (Ridleys Family Market) 1.5 miles away from The Ranch. Very large cement parking driveways. Only park on cement areas. Winter: Ski Resorts that Utah is famous for! There's amazing jet skiing and boating at Deer Creek Reservoir An easy and fun option is to rent tubes and float the Provo Canyon which includes tube rentals and shuttle up the canyon. It's a beautiful canyon and highly recommended! Park City is famous for the amazing scenery, food, biking (skiing in winter) and bike rentals can be found at: Sundance Mountain Resort is a personal favorite of ours and offers the same activities. All locations are BEAUTIFUL DRIVES with options of going up multiple canyons to get to these destinations. If you're looking to rent bikes to do the trails nearby THE RANCH, the best bet is renting from the universities UVU or BYU. It's possible other bike stores have something in stock but it's hit and miss. Comfortably slept up to 40 people. Communication with the owner was great and he was so friendly and informative. Answered all our questions very quickly. The house has everything you need to keep teenagers entertained. Access to TVs, volleyball, and other recreational games kept our group entertained. Everyone had somewhere to sleep, and the beds were comfortable. We are used to having more bathrooms when renting large houses so four bathrooms was challenging, especially when two are attached to private bedrooms. When feeding a crowd, another oven would be nice, but we made do. Gathering spaces are adequate, and there was room to set up Hot Wheels tracks and Lego and Magna Tile creations (provided by us). Extra tables in the garage were nice to set up as game tables. The quiet neighborhood and views of the mountains are nice. Our ceremony was in the front yard, followed by a cocktail hour on the adorable front deck, and dinner/reception in the spacious backyard with a large deck. Not only was the outside pristine, but the inside of the house is huge and top notch! 4 bedrooms upstairs (with 2 bathrooms), one giant master bedroom on the main floor (with a giant bathroom and giant closet), a half bath on the main floor as well, and 3 bedrooms in the huge basement with 8 queen beds (and 1 full bathroom), and plenty of space to spend time and hang out! We couldn't have asked for a more perfect venue for our special weekend and the ability to house our bridal party at the same time. Can't say enough great things about our experience. And I really think we will use this again in the future. No one complained about anything! ...And it was a family reunion. All of the beds were very comfortable. There was comfort everywhere. There were always people on the large sectional on the first floor. The kitchen nicely opens to this area. The kitchen had everything we needed. People were able to gather on the porch, or rest in their individual room. Really very nice. Communication was instant. Very easy to communicate with the owner. We had 5 families (32 people total) stay for 3 nights over Thanksgiving and this home was a perfect fit. We spent the weekend celebrating and enjoying one another's company - this property provided the perfect place for us to do that. It was well laid out, had everything we needed, and was in close proximity to grocery stores, etc. The home itself was beautiful - they're currently renovating the basement flooring, but the temporary concrete flooring wasn't an issue. The yard, decks, and outdoor space was absolutely gorgeous. Cameron, our host, was so easy to communicate with and went out of his way to make sure our weekend was perfect. We would love to all come stay here again. It was so wonderful and we will have so many happy memories of our stay at Eagle Mountain. ##### Allison M.
