This newly renovated 4 bedroom, 3 full bathroom house, with central air, is sure to impress your guests. Luxury on the lake. Located directly on Cassadaga Lakes with gorgeous full lake views. Property features a private dock with gorgeous new lakefront landscaping, firepit, and private pea gravel beach area. Public boat launch. Small town, quiet year round family neighborhood on Cassadaga Lakes. 3 minutes to Lily Dale - you can even kayak or bike there! Just 55 minutes from Holiday Valley Ski Resort. Bemus Point on Chautauqua Lake is a 20 minute back roads drive. Tarbox Road Recording Studio is a 4 minute drive. Property is in the heart of Amish Country.

WINTER MONTHS

This cozy house on the lake is stocked with warm blankets and you can snuggle up to the fireplace with mulled wine and hot cocoa with gorgeous views of the frozen lake. Snowshoes are provided for our guests! You can also cross country ski or take a day trip to 2 ski resorts (Peak n’ Peek or Holiday Valley). A beautiful way to spend a winter weekend out of the city.

Kitchen is Fully Stocked. Samsung refrigerator with ice/water maker, Kitchen Aid convection range, LG dishwasher, septic-safe garbage disposal, industrial sink faucet, microwave, Cuisinart blender, 4 slice toaster, Kitchen Aid Mixer, Keurig Coffee Maker, cloth napkins, dish towels, dishes, baking dishes, variety of serving platters, knives, cookware & stainless steel flatware. Kitchen nook for morning coffee.

4 bedrooms and 3 full bathrooms. Sleeps 8 comfortably. Pack-n-play and highchair for little ones.

FIRST FLOOR BEDROOM
Queen bedroom with full bathroom & tub. This bathroom has a shower seat, grab bars and hand held shower head.

SECOND FLOOR BEDROOMS
Master Suite features King RH Leather Bed with Tempur-Pedic mattress, wall-to-wall modern carpeting, cove ceiling with recessed lighting, double sink vanity and soaking whirlpool jet tub.

Queen bedroom with Queen bed.

Twin bedroom with 2 Twin beds.

Both bedrooms share a large full bathroom with tub. Stacked Washer and Dryer in 2nd floor bathroom.

Each bathroom features custom cararra marble tile.

Separate dining and livingroom. Table seats 6, plus two wingback chairs for cocktails. Livingroom features HUGE sectional, TV, ceiling fan, electric fireplace, and amazing view of lake with access to front porch.

A small office off the front foyer is great for getting work done.

Gorgeous covered front porch with rocking chairs and porch swing with amazing full view of the lake. New Private Floating dock with 4 adirondack chairs for enjoying the view. New private lakefront landscaping down to the waterfront with pea gravel beach area and firepit! Large driveway that can hold multiple vehicles. Large 4 car garage, 2 car parking pad and a covered patio features a propane grill and 2 large picnic tables for entertaining. Outdoor fire pit for evening smores. 4 kayaks, 2 paddle boards, 1 pedal boat, 1 child's kayak, 1 floating mat, 4 bikes and yard games.

There is a public boat launch available if you are bringing your own boat. You can dock tie up to our private floating dock!

CLEANING PROTOCOL

The Blue Oar has always gone above and beyond to ensure a clean environment for our guests including bleaching all white bath towels and bed linens, and sanitizing all bathrooms and kitchen with antibacterial and bleach cleaners. We also wash all duvet covers (these are the pillowcases for the comforters) between EVERY stay!

Lakeside tranquility getaway with friends
I've stayed at many VRBOs over the years but Blue Oar has really set the bar high for me from now on. Firstly, the location setting was perfect. A quiet street with gorgeous lake views that can be enjoyed from the large front porch with comfy seating to include a relaxing porch swing. There is plenty of parking. And lots of outside space as well, not only there at the house, but at the private beach area that has a cool firepit and a dock with seating. When we were there it was too early in the season to enjoy the lake but during the summer I imagine it would be amazing with the many water activities you could enjoy. I want to complement the owners for how well appointed their rental is. We enjoyed cooking several of our meals in the kitchen and it was as well appointed as any of our own homes. Everything you could need is provided. The bathrooms were equally well appointed and the house is so charming. We loved the living area, with the comfortable couches and seating and a couple of us needed to check into work and made good use of the little office/library room just off the front entryway area. They had also provided many board games and we used the dining table area in the evenings to enjoy playing games. There were little extras here and there throughout the house that we discovered during our stay. Rarely do you find a rental property where you feel "at home" but Blue Oar felt like a home away from home for me, and the rest of our friend group as well. Thank you!

Perfect- right out of a catalog
The house was perfect!! The decor looked like it was straight out of a pottery barn catalog. We had a wide age range of family staying at house and they thought of everything. The first floor bathroom and bedroom was perfect for someone with limited mobilty. This place would be awesome in the summer with all the fun lake stuff they have, and the chairs right on the lake. Would love to check this place out in the summer.

Perfect cottage on a small lake

Perfect Getaway
We had a girls weekend here. The house is decorated so cute inside and out! We all had plenty of comfortable space and more importantly when 6 of us needed to shower there was plenty of hot water! The kitchen is so well stocked and everything was so lovely. We all were looking for a weekend to come back! This is such a gem and we had such a good time!

Wonderful spot for a girls weekend!
This was our second visit to the beautiful Blue Oar. This time we were celebrating our 40 year college reunion at nearby SUNY Fredonia. The Blue Oar is a wonderfully updated older home, tastefully decorated and very well appointed. It was clean, comfortable and very warm and inviting. We will be back and would highly recommend.

Great stay at Blue Oar!
My mother in law loved her weekend getaway at the Blue Oar to celebrate her birthday. The house was very clean, nicely decorated, and had plenty of space for a family weekend. We spent an entire day using the outdoor amenties at the house. The fire pit, paddleboat, and kayaks were all great. If we are ever in the area again, we will absolutely come back!
