COMMON AREAS: By renting only 1 apartment, or 2 apartments, the garden, the tennis table, the wood burning oven, the BBQ, the swimming pool, and the “mini-spa” will be shared with the other guests of the villa. Therefore, you won’t have the exclusive use of the external features. Please note that the owner generally comes everyday at the property, to take care of garden, and to clean pool and Jacuzzi; to make sure all guests can enjoy the facilities. The villa offers a swimming pool, a large 6-seat Jacuzzi, garden, and an incredible view of the Ligurian sea. Located 50 meters above sea level, and only 5 minutes by car from the beach, the villa is surrounded by olive trees, flowers and plants, creating a typical Mediterranean garden. The pool, with panoramic sea-view, is on the garden plateau (in Northern Italy, “il Poggiolo” means “the balcony”). “Villa il Poggiolo” is perfect for your Italian holidays: sun, swimming, sunbathing, relax and fun with family and friends. LOCATION: Italy, Liguria region. • Italian “Riviera dei Fiori” = riviera of flowers: our delightful summer climate and mild winters makes of Diano Marina an ideal holiday destination all year long. • The villa is slightly on a hill, in an area called “Monade”, one of the most renowned areas of Diano Marina, with an outstanding sea-view over the Gulf. • The property faces south and is embraced by the sun all day long. • Very quiet area, without traffic. There are about 350m of uphill street to reach the villa. It is walkable, if you are used to walking a bit. By car, everything is reached easily in just a few minutes (supermarkets, town centre etc). There are many shops, supermarkets, also rather large ones close by. We can recommend a few places where you can park your car in the busiest or hottest days, so you can approach the city centre and avoid the uphill. At the villa: plenty of parking space (up to 8 standard cars can fit). The parking is in the private property, behind a gate. One EV charging station (for 1 vehicle) is available in the garden (extra cost, to pay according to consumption if used). We are: \- 1 km from nearest beach \- 1,3 km from the free beach \- 1,5 km from town centre (Diano Marina and San Bartolomeo al Mare) \- 0,5 km from an Agriturismo Restaurant \- 1 km from a very cozy Home Restaurant that I always suggest to my guests and is much appreciated. \- 0,8 km from a Padel centre, 5 fields, possibility to rent equipment and organize matches if you don’t have enough players. Closest cafes, bakeries, and supermarket are about 1,2 km away (in Viale Kennedy). Bring your trekking or MTB equipment! The area offers many hiking trails and bike friendly areas, in the hills and woods. Very panoramic and for all levels! THE VILLA, THE GARDEN AND THE POOL: The swimming pool and the outside area have been totally renovated to guarantee fun and relax. This quality space is surrounded by nature and has a breath-taking sea-view. The new infinity edged swimming pool is beautiful to look at, and the water is constantly filtered and controlled. The white non-slip floor that surrounds the pool won’t burn your feet under the hot July and August sun! The solarium area is shaded by two sail awnings and there are numerous sunbeds, beach-chairs, and a hammock at your disposal. Swimming pool measures 10 meters by 5 (32 feet by 16), with roman steps. The Jacuzzi hot tub, accommodating up to 6 people, is situated in a glass house with a motorised roof which is perfect for relaxing and gazing at the stars. You can even control the coloured LED lights inside the pool, to create your own nightly lightshow. POOL & JACUZZI: • infinity edged swimming pool and sea view, • constantly monitored crystal clear water, • amazing nightly coloured lightshow by the pool, • “mini-spa”: a large Jacuzzi in a modern glass structure, • chromotherapy, • wall-mounted iPad, connected to 6 Bose loudspeakers in the garden: music and wi-fi everywhere. • Jacuzzi hot-tub included in rental price from April to October. HEATED POOL, information about heating periods and prices: \- pool heating is included in rental price from April to mid-June. \- pool heating is not needed from mid-June to mid-September. \- pool heating is included in rental price from mid-September to the end of October. \- pool heating is not included in rental price from November to the end of March. When pool heating is not included in rental price (from November to March), the cost of the service has to be agreed in advance, upon request of the client. The pool heating will be activated only if technically possible and if there is enough time to heat up the pool before the arrival of guests. THE NEW “MINI-SPA”: an experience that touches all your senses. Imagine yourself spending a relaxing evening immersed in the warm water of the “Jacuzzi”. Soft music playing and the coloured lights in the background, looking at the stars. All these extra touches create an ideal romantic atmosphere, with a sea-view and the city lights below. This is the atmosphere of the new “ViP mini-spa”! The “mini-spa” has glass sliding doors, and a motorised roof that can be opened and closed with a click of the remote control. The Jacuzzi can be used also in the winter (upon request, surcharge). In summer, the temperature is kept at around 30°/32°. In colder season, the Jacuzzi can be heated up to 36°/38°. Important: the maximum capacity of the Jacuzzi is 6 people at a time. Careful and respectful use of Jacuzzi is required, so that it won’t be damaged, and so that all guests are able to use it anytime. The Jacuzzi is cleaned daily and, if misuse makes the hot-tub unusable, the water will need to be changed. However, in this case, it takes a long time to empty, refill and heat it. As a result, it will be unavailable for almost a day. All guests of the villa need to be able to enjoy the hot tub equally, so it's important to use it with care. Thanks for understanding! There is an iPad at your disposal which allows you to transmit music to the garden and the “mini-spa”, thanks to the “Bose” outside music system. This system is remote controlled by guests permitting to activate or deactivate the areas that they desire. You can use for free our “Apple Music” subscription, or log onto your favourite music streaming service. Fast, free Wi-Fi unlimited everywhere. Several hotspots guarantee full Wi-Fi coverage in the apartments and also in the garden. OPTIONAL SERVICE, upon request, to be arranged and paid for separately: You can have your dinner prepared by a personal professional Chef and “Maître Chocolatier”, who can also offer you Italian cooking courses: you will receive a certificate of participation upon completion! This is an excellent experience for groups and families. For the babies, if needed (upon request, included): baby beds, high-chairs and changing table available. TOURIST INFORMATION ABOUT THE AREA: Diano Marina is a tourist village becoming popular during the 1800’s as a seaside resort and it is visited by tourists from all over the Europe. The climate of Western Ligurian Riviera, is famous for being delightful in the summer and mild in the winter. This makes Diano Marina an ideal destination for holidays throughout the year. All along the coast there are sandy beaches, with nice beach establishments. It's also a good starting point to visit the surroundings: Cervo, Dolceacqua, Triora, Bussana Vecchia, Lin... It was really as described by the owner: spacious, well equipped, everything was there, as if it is your own apartment. The panorama was fabulous. The garden and pool well maintained and we really liked our stay very much. You can eat a superb dinner in a nearby agriturismo (only 10 minutes by foot). The beaches of Diano Marina are reachable in only a few minutes by car, so everything is very near. We had a relaxing stay and although it was very hot, the airco functioned perfectly. Going through all the info we would require As we were not very savvy with technology we did need a bit of help. Diano Marina has a great market ,good restaurants and lovely walks along the sea front. There are so many lovely villages close by that you can catch a bus or train to if you didn't want to drive. Villa il Poggiolo's VIP Panorama apartment will not disappoint you. It is as nice as it shows on the pictures on the website. The villa lies high above the village with panoramaview over the bay. The place is quiet and well kept. The pool is heated and very well kept. The apartment has a very good standard, with dishwasher, aircondition, washingmashine and a Macmini, which is connected to a flatscreen TV, which allows you to watch broadcasts from your homecountry. We had a gorgeous time in our vip-panorama 1\. The interior is very modern and high class. Our son had a big space in the garden to play soccer. My husband and i enjoyed the november-sun in the lawn-chair and we was impressed about the awesome sea-view. By reason of the temperatures we can´t use the big pool, but in novembre that it´s okay :-) In any case you need a car for your trips, because this great sea-view you can only get if you are at the hills. Die Aussicht von der Terrasse werden wir nie vergessen, ja wir vermissen diese bereits sehr. Im Ort können wir als mit Abstand bestes Restaurant das Fra Diavolo direkt am Parkplatz nach der Brücke empfehlen. Der mit Abstand beste Bäcker (wir bereisen seit 20 Jahren Italien) den wir je in Italien hatten, ist "a Bitega du Pan" in der Via Cavour (Querstraße Fußgängerzone nähe Kirche). Die 3 Wohnungen bieten alles, was das Herz begehrt, und verfügen obendrein noch über eine kompetente Hi-Tech-Ausstattung, sowohl im Innern als auch beim Pool. Alle Zimmer der einzelnen Wohnungen sind klimatisiert und sehr geräumig. Der Vermieter ist überaus zuvorkommend und stets darum bemüht, dass es einem an nichts fehlt. Mauro has put together the most wonderful property, from the moment we arrived to the moment we left we felt in a relaxing, comfortable environment. Nothing appeared to be too much trouble, he even assisted us in organising a trip and overnight stay in Levanto which allowed us to visit Cinque Terre. We stayed in the VIP apartment overlooking the pool and had all of the amenities that we required. For the second week of our stay a friend also joined us and there was more than enough room for all of us to live without needing to feel "on top of one another". The shared pool and sun loungers were equally used between all of the apartments without problems as were the outdoor cooking facilities. We had an excellent stay at Villa il Poggiolo and can't recommend it highly enough: from the moment we arrived to a big friendly welcome from Mauro, until we left. The apartment was decorated really nicely with lots of good technology which kept the teenage girls constantly entertained. The highlight though is the outside area, both the balcony with great views of Diano Marina and the pool area. We all loved the pool (particularly in the evening) and Jacuzzi; and the outside sound system was a real bonus, particularly with spotify. It was lovely to explore a new area of Italy (and we particularly enjoyed the local caves and Cervo) that we didn't know particularly well but hard to drag yourself away from the luxury of the villa. Mauro was very welcoming and even greeted us with drink and nibbles.... Mauro showed us around our villa and the outside of his property where he has well kept gardens pool area and jacuzzi. The children enjoyed spending the day here playing in the pool and the table tennis. The apartment itself is very well equipped and is like a home from home with lots of gadgets. Everything was clean and well kept we also had lots of towels provided thank goodness with children in and out of pool and shower. Ci sono stato con la mia fidanzata a agosto 2014 e non saremmo potuti finire meglio di così. La posizione è semplicemente favolosa, si vede tutto il golfo di Diano Marina, dalla terrazza allungando la mano sembra di toccare il mare! In linea retta il mare sarà a 1 km o meno, per la strada più o meno due. La villa è leggermente in collina, consiglierei la macchina, se siete pigri come lo siamo noi... Nell'appartamento abbiamo trovato una tv ultimo modello gigante, un computer della Apple, Wifi, impianto hifi con sub, lavastoviglie, lavatrice, aria condizionata, persino un telescopio! Raccomandiamo la colazione in terrazza, e anche la cena, mentre il pranzo no perché ad agosto fa veramente caldo sotto il sole, anche se c'è l'ombrellone. La piscina è grande e sempre pulitissima, c'è un giaardiniere che viene a controllare tutto ogni poche ore. C'è persino un forno a legna, come in pizzeria, e siamo riusciti a fare delle discrete pizze insieme ad una famiglia di altri ospiti (stranieri) molto simpatici, con birra a fiumi... Insomma, che bella vacanza, grazie Mauro, il proprietario, e Stefano, il figlio del proprietario, che ci ha aspettato il giorno dell'arrivo e ci ha accolto in maniera impeccabile. The views are breathtaking. This is the place to stay! We were a family of 4 (husband, myself, 11 year old daughter and 14 year old daughter). We recently stayed in the VIP apartment (the top apartment). Everything was simple & clean. The apartment had everything we needed (i.e., washing machine, refrigerator, coffee maker). My daughters slept comfortably on the separate, twin size, sofa sleepers. The outside porch overlooks the garden, pool, and ocean. The porch has an incredible view and is wonderful place to have your morning coffee. The pool, jacuzzi, and garden grounds are and clean and immaculate. The property also has a ping pong table, which our kids enjoyed! This property is a private and wonderful getaway. The house is close to grocery stores, gas stations, the beach, and freeway access. Mauro, the owner and host, welcomed us to the Villa as we arrived and gave us a tour of the apartment and grounds. He was always easily reachable and friendly. We appreciated his promptness and ability to help us with other travel plans and other cities. (i.e, places to stay and directions). Ehrlich gesagt waren wir ein bißchen skeptisch, da die Bilder im Internet doch ein wenig "geschönt" aussahen ;doch die Realität hat uns eines besseren belehrt ; Villa il poggiolo ist einfach toll und genau wie auf den Bildern präsentiert ! Als wir ankamen hatten wir einen super netten Empfang und die Sonne strahlte um die Wette mit dem Eigentümer, der uns in alle Geheminisse der Villa einweihte und uns zu unserem Appartement begleitete ; der Anblick von der Terasse auf das azurblaue Meer, einfach grandios. Das Appartement ist wirklich mit Allem ausgestattet, was man so braucht ; Alles ist top in Ordnung und gepflegt. Vor allem die "Technische" Ausstattung lässt keine Wünsche übrig und hat uns täglich mit guter Laune-Musik versorgt. Das Frühstück auf dem Balkon mit diesem Ausblick ; einfach wunderschön und Relaxing pur. Die Villa ist idealer Ausgangspunkt für die gesamte Umgebung einschließlich dem nahen Frankreich und dem schönen Hinterland. Wir haben die Woche ( leider viel zu kurz ) um Ostern 2016 wirklich sehr genossen und empfehlen die Unterkunft auf jeden Fall weiter ; bestimmt werden wir mal wieder kommen. ##### Michael E.
