### 2 Bedroom Flat in Spondon Derby

Just a short drive from Derby city Centre! This is a perfect home from home, a great base while working, travelling or visiting the are (perhaps catching a \`Rams\` game?)  
The property is on the ground floor. Featuring 1 Double bedroom, with ensuite and 1 twin room, please note this room features bunk beds. Additional is another bathroom, featuring toilet and Bathtub.   
  
Enjoy a fully equipped kitchen, a comfortable dining area, and a relaxing sofa to unwind, all with complimentary wifi.  
Safety and security   
This property is fully non-smoking. Please do not light candles or any other items that may cause a fire. When leaving please ensure that all windows and doors are securely locked.   
  
Ensure you do not lose your keys or lock them in the cottage as this may require a locksmith to attend which will be chargeable.   
  
Fire Safety  
In the event of a fire please leave the building immediately and call 999.
