Can sleep additional 4 people if you want to use the 2 new twin mattresses and 2 blow up beds placed in any open space. But wait - there's more! Can sleep 2 littles in the 2 pack and plays for a total of 20\. Fun spacious beach house with a screened-in porch in a no-flood zone-- one that offers stunning views of the Gulf of Mexico's soul-soothing waves. Big plus for this location is it is still accessible when most flooding occurs on the west end! A rare feature on gulf side homes is a screened-in section of the 1700 sq ft wraparound deck which spans the length of the house and features plenty of outdoor lounging and dining area. Well-designed floor plan offers a homey feel to this pet-friendly vacation house with 3200 sq ft of living space. Perfect for large groups as there is plenty of space to spread out and enjoy together or separate time. New living room furniture and dining table set Summer of 2024. Just inside the front door you have easy access to a TV den which includes Dish Network and a DVD player, guest half bath, and laundry room with large capacity HE W/D with utility sink. Stepping into the open-concept kitchen, dining, and living area provides a wow-factor. Living Room has TV with Dish network, Xfinity Flex Live Streaming, and DVD player. The fully-stocked kitchen is perfect for preparing large meals and offers an expansive L-shaped island with elegant flat cook top. Includes double kitchen sink and a separate food prep sink on the island; a selection of crock pots, large roaster pan with lid, cookware, 9x13 and 8x8 pans, cookie sheets, personal smoothie blender, Belgian waffle maker, manual juicer/grater, fry daddy, soup tureen, gravy boat, butter dish, nice dishes, children's dishes/bowls/cups/eating utensils, large stainless steel fridge, and ample pendant lighting. In addition to an electric hot water pot, there are coffee makers which include both a Kuerig and a 12-cup Mr. Coffee. Two kitchen trash cans inside pull out cabinet use 13 gallon trash bags (starter bags in place upon arrival; bring extras for your stay.) Large dining table seats 8, with additional available seating with both square and rectangle card tables and chairs for a total of 16 places. The spacious living area has ample comfortable seating, which includes a rocker/recliner. With generous natural lighting provided by windows to the gulf, choose your spot and you are ready for relaxation! Gulf-facing main floor Master Bedroom is spacious with recessed lighting, a king bed, Smart TV with Roku, doors that open to the screened-in balcony, and a walk-through closet with two full bathrooms. Bathroom 1 features step in shower. Bathroom 2 features step in shower and a corner soaking tub. 2nd Bedroom is located off the kitchen and offers a single twin bed and a new twin over full bunk (new bunk and mattresses). Smart TV East wing has two bedrooms and full bath-- 3rd bedroom has queen bed and Smart TV, and 4th bedroom (gulf-facing) has queen bed (new mattress) flatscreen TV with Dish Network, and wet bar. Full bath has shower/tub combo. At the crest of the stairs you find a sitting loft with a writer’s desk, TV with Dish Network, and wet bar with mini fridge, a new sleeper sofa, and private balcony facing the gulf. A bedroom with a king bed (new mattress) full bath and smart TV are located off the north side of the loft. Two baby gates are included. Two Pack'n plays with two sheets. Two booster seats with trays (attach to dining chair). Toys, games and puzzles on hand. Box fan Beach chairs, umbrellas, duffle bag canopy, cornhole, basketball, volleyball, floaties, boogie boards, sand castle beach toys and beach wagon in locked storage room under house. Plastic kiddie pool. Concrete slab underneath the house (which historically does not flood) can hold multiple cars with ease along with extra parking in the drive. Or - keep the cars off the concrete for a great place for kids to play! Octogan-shaped picnic table with seating for 8 is on the concrete slab near the Weber domed charcoal BBQ grill. Direct beach access along path that starts under the house and goes along sand dune fencing. NO SMOKING - damages of $1,000 will be charged upon checkout if housekeeping reports evidence of smoking inside. NO CANDLES - damages will be charged. No damage fee will be charged if (including but not limited to): No damage to the home. No missing items. Property is left reasonably clean including dishes/trash. Please let me know if something breaks - household or outside items. I will need to get it replaced for other guests' use. You will not be charged if you let me know! WI-FI: Wi-Fi is a courtesy service offered. Xfinity high speed internet has a great connection speed. Internet connections on the island are generally very good, but can be spotty at different times. The owner cannot assume responsibility and will offer no refunds for outages or slow-downs that may occur. A good recommendation would be for you to bring a hotspot if internet is essential during your stay. DISH Network is provided, but also a good idea to have your own streaming log-ins in case something isn't available that you would like to watch. Pet friendly with $150 non-refundable pet fee. All dogs must be current on shots and under flea/tick prevention. The island requires your dog to be on a leash at all times. \*FRESH SEAFOOD: Please keep in a cooler and do not store in refrigerator. All linens and six beach towels are provided. Small hand soaps and shower gels are in each bathroom. 13 gallon trash bags to start with in kitchen; bring extra for your stay. Starter roll of toilet paper in each bathroom; bring extra for your stay. Starter roll of paper towels in kitchen; bring extra for your stay. Small dish soap at kitchen sink. Laundry and dishwasher pods included for final run of each upon departure; bring extra for your stay. Charcoal grill and chimney charcoal starter provided (provide your own charcoal) No grilling or fires of any kind on decks. Signed hold harmless agreement required due to observation tower (will be sent via DocuSign closer to your stay). Access to the observation tower is through a latching door on end of deck, so can be closed off to help keep little ones out of that area. If choosing to use cargo lift, notify host and instructions will be made available before arrival; hold harmless agreement must be signed (will be sent via DocuSign). You must be at least 25 years old to rent and be present during the entire stay. No parties or events allowed at this location. Occupancy limit must be observed at all times. If same day check in is needed contact me and I will do my best to make it happen! Outdoor security cameras on property - none indoors. CANCELLATION POLICY: Guests who cancel a reservation at least 60 days before check-in will get back 100% of the amount they've paid. Cancellation between 30 and 60 days before check-in, a 50% refund will be issued. Cancellation 0-29 days before check-in, no refund will be issued. If there is a named storm with a projected path to Dauphin Island that makes landfall and a mandatory evacuation is issued during the dates of your stay, you will receive a refund for the unused portion of your stay. Refunds are not given due to inclement weather. Any stay, or part of a stay, that occurs after mandatory evacuation is lifted, is not eligible for cancellation or refund. Refunds or discounts will not be given due to surrounding area activity, construction and/or repairs on any other nearby properties, which may take place during your stay. We spent our spring break here with our family and two other families. This house was so accommodating, there was everything that we needed. We all loved sitting on the screened porch drinking our coffee in the morning, and watching the sunrise from the observation deck. The beach was just a short walk and it was nice that our older kids could go out to the beach and we could still see them from the porch. We would stay on the beach until we were worn out and then everyone was able to relax and watch movies and play games. We spent a beautiful October week there. Easy access to the beach and all the beach towels, chairs, tents and toys you need! We even used the kayak! The wagon was such a help. Our toddler and infant grandchildren used the two pack n plays at the house-so nice not to have to bring those. Lots of toys , books and games for them, too! The house had plenty of room for 7 adults and a two year old. Location was the best. Close to our family beach house and restaurants. Property seemed a little pricey for the quality of the place. There were eleven of us and our dog, and the house had plenty of space for us all. Some of the positives of the house included having the large screened in porch, and we also enjoyed the observation tower to look at the stars. The house is well stocked for families with toys for younger children and things to take down to the beach. The kitchen is also well stocked and the washer and dryer were great. The beds were comfortable and we slept well. Unfortunately, when we arrived at the house we found that the house was not in the best shape. First, there were two exterior doors on the screened in porch where the screens were ripped out and away/broken. An adirondack chair on the deck with fin was broken. In the upstairs bathroom the hand towel ring and toilet paper holder were hanging by a nail and extremely loose, and a cabinet for storage had one shelf that was broken. I let the owner know about the damage and she stated it was done by the previous guests in addition to the two garbage bins that were overflowing outside when we arrived. We found a pool of grease in the oven as we preheated it. Overall, the house is in need of a deep cleaning and fresh coat of paint and we felt for what we paid, it did not meet our expectations. Theresa, property owner, did respond to our concerns and offered to send the cleaner and maintainance person and also an HVAC when the A/C broke on Thursday. ##### Cheryl D.
