Nicely Decorated house ! Home away from Home in a quiet neighborhood. (Not a party venue home) Spend time in the Heated spa and pool. (See details in description/house rules below, heat fee separate) Family and Kids can enjoy the Gameroom/ movie room for everyone . Grill master can BBQ on the charcoal grill. Kids will enjoy the bunk room to visit before sleeping. Two living areas give everyone a place the hang out/talk or catchup on a movie series. Backyard with pool/Spa sitting area and fun time. Home is centrally located between Dallas and Fort Worth providing access to all the popular sites in North Texas. Only 10 minutes from DFW airport .

Pink Rose House Rules :

1. Party rules: No Party Or Event. Outdoor quiet time is 9:30 pm - 8:00 am ( Please bring everyone inside by 9:30pm) . Only Registered guests or approved visitors are allowed. Accurate headcounts must be provided at the time of booking. Pre-approval is required for visitors.

2. Parking: Only parking on the driveway or in front of our house only. No parking in front of any neighbor's house, no blocking mailboxes. 6 cars is the max. 2- 4 cars on the driveway and 2 in front of the house ).

Violation of the main house rules (noise ordinance violations, unauthorized /excessive guests and/or vehicles parking in front of the neighbor's houses) can constitute a cancelation of your booking without refund.

3. Spa/Pool heat: The pool can be scheduled to be heated only between 10 am to 9.30 pm upon request in advance only. The heater system only accommodates a pool temperature of 82-85 degrees or a spa of 95-100 degrees. Pool/Spa Heat fee is $80 per day upon request , If you only wish to heat the Spa - $50 per day upon request.
Pool heater :
If the outdoor temperature is above 50 degrees, heating the entire pool to 82-85 degrees is possible and requires 12-24 hours to heat, but if the outdoor temperature is lower than 50 degrees, heating the entire pool is very challenging, may not be warm enough for swimmers, please keep in mind. Running the heater under 40 degrees can be detrimental to the unit, so our pool heater will not be operated if the temperature is below 40 degrees.

Spa Heater.
Spa heat can reach 95-100 degrees within 1-2 hours if the outdoor temperature is above 50 degrees. If the outdoor temperature is below 40 degrees, the spa heater is not going to be operated to protect the unit.

4. Security cameras: One is in view of the front entry way.

5. Our rate covers the first 8 guests; each additional guests /visitors are $30 per person per day. Please book with an accurate guest count, the system will provide an accurate quote before the booking is finalized. No unauthorized guests or visitors beyond booking.

6. Illicit Drugs or Activities: Strictly no illicit drugs or activities permitted on the property, and no excessive alcohol consumption. If it is discovered that guests are not adhering to this rule their reservation will be canceled without refund and Guests will have to vacate the property.

No smoking or vaping inside the home. Smoke is only allowed outside with butts in the ash tray .

7. Labilities : HomeOwner is not responsible for any accidents, injuries, or illnesses that occur while on premises. Homeowners are not responsible for the loss of personal belongings or valuables of the guests.

8. Pets require pre-approval, pet fee $30 per pet per stay.

9. Early check in - If available , it is $50 per hour. Late check out - if it is approved , it is $50 per 30 minutes . If not approved, it is $100 per 30minutes .

10. Issues - After you check in, if there are any issues with the house, please let the hosts know right away, Issues need to be addressed only during the stay. Picture or video proof is required .

11. Pool towels are not provided , please bring your own . We do provide bath towels.

12. We prepare the beddings for all bedrooms , if you need to use pull sofa or day beds, please give 24 hours notice for extra sheets and pillows .
