Please note that this is a non-smoking property and any signs of smoking will result in a $500 charge. Parties, events, and illegal activities are strictly prohibited, and pets are limited to dogs with a required pet fee. 1\. NO SMOKING: Smoking of any kind, including cigarettes, vapes, e-cigs, pipes, etc., is strictly prohibited inside. 2\. NO PARTIES OR EVENTS UNLESS DISCLOSED AT THE TIME OF BOOKING: As this home is situated in a residential area, we kindly request that you respect quiet hours between 11 PM and 6 AM to maintain good relations with our neighbors. 3\. PET POLICIES: We welcome dogs (up to 50 lbs) in this home, but unfortunately, cats are not permitted. A $150 per pet fee will be charged. One pet must be charged at the time of booking. If two pets will be occupying the home, please message us and we will request an additional $150 after the booking is confirmed. Please ensure that pets are crated whenever left unattended. Pets are not allowed on furniture or beds, and waste must be promptly cleaned up from the yard. 4\. SECURITY: For your safety, our homes are equipped with motion-activated EXTERIOR video cameras. There are no video recording devices located inside the home. 5\. WEAPON POLICY: Guests must provide prior notice and obtain consent for any secured weapons before booking. All weapons present must be properly secured. Failure to provide notice or unauthorized possession of weapons may result in the cancellation of the reservation without a refund. 6\. HOT TUB: Guests must adhere to all posted rules regarding the safe use of amenities such as the pool, hot tub, or dock. By booking this property, guests waive any liability claims against the homeowner or any affiliated property management entity related to the use of these amenities, including loss, damage, injury, or death. Guests are required to place the hot tub cover back on the hot tub when it is not in use to prevent water from spraying out from the jets. Please note that all hot tubs are serviced daily to ensure appropriate chemical balance and to keep the water clean and clear. Our service team will perform maintenance between 8:00 AM and 4:00 PM. They will not announce themselves but will discreetly access the backyard gate to complete their service. While guests cannot forgo this daily maintenance, you may request a preferred time for service or specify times you would like the service team to avoid. 7\. RESPONSIBILITY FOR DAMAGE OR LOSS: In the event of damage or theft of linens, furniture, or any other items, guests will be responsible for covering the costs. 8\. RENTAL AGREEMENT AND ID VERIFICATION The primary guest will be required to complete a rental agreement and submit I.D. Verification as a part of the reservation process. 9\. PRE-ARRIVAL INSPECTION: Before each guest check-in, we perform a comprehensive video walkthrough of the property. Neither of the gates on the “secure fenced in yard” had functional locks. Thankfully, we had tools with us and repaired the lock on the gate closest to Ocean Drive, ourselves. The fully stocked kitchen ready for your culinary adventures…I’ve rented travel trailers with better equipped kitchens. 1 measuring cup, no measuring spoons, no serving utensils, no platters, no mixing bowls, no baking sheets. A basic set of dishes and silverware for 10 and a basic set of pots and pans that had to be delivered after we called to report there weren’t any. After someone came by to check, of course, because maybe we didn’t really look. The propane grill needs to be held with one hand while you brush the grates, to keep it from falling over. Hot tub was not clean. Water leaked through the living room light closest to the windows when it rained, waking up the people sleeping on the sofa because it was so hot upstairs. Just one subpar moment after another. Downstairs bedroom and bathroom are nice but everyone upstairs was uncomfortable and hot. We have been going to Corpus every 3-4 months to visit elderly family for years. This house was, by far, the most expensive and the greatest disappointment. ##### Susan B.
