Our 2-story home is the perfect place for you to relax with a PRIVATE HEATED POOL, 4 bedrooms (2 King Suites, 1 Queen, 2 bunkbeds), 3.5 bathrooms, and wine fridge. The location is unbeatable, just a few blocks away from the BEACH, GOLF CART accessible & walking distance to shops, restaurants, and nightlife. All furniture, appliances, & amenities are brand new. Smart TVs & memory foam mattresses in all bedrooms. Pets consideration w/fee. No Smoking. Book your stay today & make unforgettable memories in Port A! The Location: Experience the vibrant beach life at Sunshine on Nine. Situated near the lively Beer Hut, more than just an outdoor bar, it's the perfect spot to enjoy a cup of coffee, relax on the swings, and embrace the refreshing sea breezes. With a prime location just seven blocks away from the beach and within the golf cart zone, you can easily rent a cart and reach any destination in Port A within five minutes. Upon arriving at the Haven community, you'll find four parking spots for your convenience: two under the covered drive and two tandem spots on the left side of Sunshine on Nine. Enjoy outdoor dining, a grill, and your own private pool. Step into this beautiful, newly built beach house spanning over 1770+ sqft. On the main floor, you'll find a Queen bedroom, a full bathroom, a washer/dryer closet, and a bunk room with two twins and two fulls. As you ascend the staircase, you'll be welcomed by a stunning open floor plan on the second floor, providing ample space for your group to gather and relax. This floor features a spacious living area, a well-equipped kitchen, and a dining area. Sunshine on Nine is tastefully furnished and thoughtfully stocked with everything you need for prepping, cooking, serving, and dining. Whether you're a chef at heart or prefer to watch the culinary magic unfold, there is plenty of seating and gathering space. Adjacent to the living area, a balcony awaits, offering a front-row seat to the famous Port Aransas sunsets. The second floor of Sunshine on Nine boasts a King Bedroom Suite with a breathtaking private bathroom, complete with a gorgeous walk-in shower and a soaking tub. With two sinks, getting ready for an evening out in Port A is a breeze. Additionally, there is another King Bedroom Suite with a private bathroom on this floor, along with a hallway guest half bath. Sunshine on Nine combines beauty, comfort, and convenience in abundance. Make sure to add this property to your must-visit list for every trip to Port A! House Rules and Important Details: Minimum age to rent is 24. No smoking or vaping allowed in the property. It is strictly a non-smoking property. A $500 fee will be charged if there is any smoke odor. No parties or events allowed. Quiet hours are enforced from 10 pm to 7 am. The property is not responsible for accidents. There is no childproofing in place, so please ensure you supervise your children at all times. Guests must be able to navigate stairs. Maximum occupancy is 12 guests. Late check-outs after 11:15AM will incur an additional night's stay charge. Check-in time is approximate, as housekeeping and maintenance strive to have the property ready by 4 pm, but there is no guarantee. Pets may be considered with a paid pet fee before check-in. Guests must disclose pets and pay the fee prior to arrival. A starter set of essentials, including trash bags, dish soap, toilet paper, paper towels, shampoo, and shower gel, will be provided for guests. However, guests are advised to bring extra quantities of these items as the starter set is intended for the first night. Guests are responsible for bringing their own beach chairs, beach towels, and pool towels. Linens and towels provided in the property should not be taken off-site for any reason. Misuse of linens, including stains or tearing, will result in linen fees being charged. Please note that construction is ongoing in various areas of Port Aransas, and it is possible that you may experience construction, building, or community improvement projects and events during your stay. WIFI is provided as a convenience, but occasional outages may occur in Port A. There are no refunds for WIFI outages or if the pool is closed for cleaning, repair, maintenance, or if the temperature is not ideal. Please be aware that being on an island means mosquitoes/pests can be plentiful at certain times of the year. Our properties are treated by professional pest control every 4-8 weeks. If the police are called to the property due to a disturbance, a $500 fee will be charged, and guests will be required to vacate the property without a refund. Nice place for a large gathering with plenty of room for everyone. Everything looks fairly new. Plenty of room for parking and easy drive to beach and shops. (Whataburger right around the corner!) Pool area was rather small but good for soaking. Had problems getting check-in info but I think that was due to VRBO being recently bought out by Expedia. Ended up calling Expedia to resolve. Also, check-in time is truly 4pm. From being modern and spacious, to having a pool and 2nd floor balcony - it’s everything you need for a great Port A visit. And the location is another huge value-add - Coffee Waves is right around the corner, as well as Whataburger. And Beer Hut is across the street and tons of shops off Avenue G are all within walking distance. We had 7 in our party (adults, teenagers, and kids) - we could have easily accommodated more people but since it was just our immediate family and my mother in law, we had the house all to ourselves. We loved the location- near all of our favorite restaurants and the beach. The beds were comfortable and we found everything we needed in the kitchen. The only thing I’d note because we did not realize at booking- this is a plunge pool. Very small which we did not realize from the photos when booking but I see now it is not the angle of the photo it was a very short pool. The house is beautiful and we really enjoyed our stay. We were very comfortable - the beds are very comfy! The size of the kitchen and amount of storage is INSANE! That was really nice for us and I was surprised at just how much room and storage there was! The pool was nice and very easy to heat as it was automatic - that was a real treat! Nice size pool for my little one and myself! The location CAN'T BE BEAT! It's very close to everything. My son really enjoyed being able to walk everywhere - we walked to pick up dinner, walked to grab a snack, walked to the fabulous coffee shop every morning - that was wonderful! The only reason I took a star off for the check-in was that we were given the address and it didn't include the house number - We didn't realize there were multiple units (all stand alone) in the same complex but we were able to pull up the pictures and then match it - we could easily have called to get the number but we arrived after 9pm and I didn't want to bother anyone with a call! We will absolutely stay here again - it was wonderful on all accounts! Thank you!! ##### Caroline D. Five Stars. Perfect home, comfortable beds, all the amenities, cold air conditioner, close to town, close to the beach. It’s decorated like a home off coastal living, the kids loved the pool, I don’t have a single bad thing to say. Hands down will see if this place has availability next time we are back in Port Aransas. Bonus: Amazing property manager that is there for anything you need. We had a wonderful time! We brought our own pack n play for the baby and there was room for it in the big master and in the queen room downstairs once we moved a dresser. The pool is not attached to the house so you have to walk out the back door and around the car port on your way to the pool. We did not bring our dog, but she said we could. I would say that a dog would be difficult at this property since there is no grass near by and the pool area is only concrete too. The owner was extremely responsive during our stay! She was prompt in returning text messages!! There are some really great lil bars and the spaghetti restaurant within walking distance. The golf cart rental is within walking distance too. You will not be able to walk to the beach but we were fine with that. The tiny pool at the house was perfect for us. Great pool size for kids and lazy adults :) We would highly recommend this place and we would gladly stay here again!! You will love Sunshine at Nine ☀️ ##### Dorea N. We had a great stay even with the problems that arised while there. The property manager was awesome!!! We had a/c issues and network issues and the manager was so nice and did all she could to make our stay pleasurable!!! This is a fairly new home so problems are expected and our family still enjoyed our stay!!!
