GUEST CONDUCT AND NOISE • Please treat the property as you would your own home. • Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors. • In multi-family buildings, keep sound levels low at all hours. • No parties, events, or open invitations. Only registered guests are allowed unless pre-approved. • The total number of people (including visitors) may not exceed the occupancy listed. Wash dishes, wipe surfaces, take out trash. • Treat stains immediately with remover before laundering. • We provide linens, towels, soap, shampoo, toilet paper, and paper towels. Let us know if anything is missing. • For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately. • Excessive mess or damage may result in additional cleaning fees. LONG-TERM STAYS • 30+ night reservations require a signed lease agreement before check-in. • Guests must agree to all lease terms sent in advance. • If the property is in an HOA, guests must also sign and follow the HOA handbook. • Lease terms may include limits on guest turnover and early termination rules. • Violations may result in immediate cancellation with no refund. PET POLICY • No animals are allowed unless pre-approved in writing. This includes short visits. • For short stays: $35/night pet fee (capped at $200). • For long stays (30+ nights): $200 flat pet fee per pet. • Emotional support animals are treated as pets and require approval and fees. • All pets must be house-trained, non-destructive, and quiet. • Pet waste must be picked up and properly disposed of. • Unauthorized pets will result in a $1,000 fine, cancellation, and removal.
